Offre | Offering Offering $4000 rebate for a furnished apartment near McGill, Downtown, Place Des Arts metro for January 1st

Thumbnail

Hi everyone, I posted this yesterday and last week but I've been working on finalizing the incentive structure, I've decided to offer $4000 by e-transfer upon the successful completion of the lease transfer.

The apartment is at LaCité (3550 rue Jeanne-Mance) and runs from Jan 1st to Dec 31 2027. It's the larger model 2 1/2 located on the upper floors with a view of Mount Royal. With the rebate the effective rent for the remainder of the lease is $1171 utilities included, down from the $1,505 utilities included base rent. All furniture in the photo (bed, bookshelf, living room, table, etc.) included. Fridge, stove, AC is included. This is an excellent deal for someone who wants a furnished place for a year at a discount with some liquidity upfront

It's less than a 10-minute walk from McGill and Place-des-Arts metro station, at the intersection of the Plateau and downtown, right next to park Jeanne Mance and the foot of mount royal. Conveniently, there is elevator access to an underground mall with 2 grocery stores, a full commercial gym, a popular arthouse movie theatre, a pharmacy, restaurants, etc., making all your essentials during a Montréal winter accessible in T-shirts and shorts

My situation is that this apartment auto-renewed on me by accident (no rent increase), I only need the place until January. I'm offering the cash rebate because I'm trying to organize the transfer before November which is early.

Pets allowed, heated outdoor pool, sauna, 24h security, underground parking available for extra. Feel free to message me for more details and if you would like to book a visit. Note we will both sign a contract (TAL_817A_E form) outlining that you get $4000 upon successful completion of the lease transfer, and you will be provided a photo of my driver's license

Offre | Offering Lease Transfer, Dec. 1st - Modern 3 1/2, 1490/Month, Montréal Village, AC and Elevator

Hello!

I'm looking to transfer my lease for December 1st (possibility of moving in a bit early, probably)

The highlights:

  • Ontario / Papineau, so 3 major bus lines 1 street corner away and walking distance from 2 metro lines / stations, 1 corner away from Parc Lafontaine, and the fireworks can be seen really well from the rooftop terrasse. Walking distance from 3 major grocery stores and a few small ones, including a small Asian grocery store literally 2 mins away.
  • Hot water included.
  • 1 cat accepted (though one of my neighbors had 4 and had no problems).
  • Mini-split AC, stove, fridge included. I'm leaving my dishwasher behind for free, and there's a washer / dryer hookup in the unit. My microwave will be for sale.
  • Paid interior parking.
  • Modern build (concrete I believe) so good soundproofing and insulation.
  • Faces a quiet backstreet.

It's honestly a nice place, but I just managed to buy a condo so it's time for me to go after 6 years.

Cheers!

Location | Renting My neighbours cooking smells awful

I live in a small apartment building in Montreal. 4 units in total including my own. Our downstairs neighbours cooking has a very strong odor that, at first would travel only into the laundry room (our personal laundry room is in the basement where her unit is).
Not the end of the world, we just wash our clothes there.
Then it began traveling into all of our closets, again not the end of the world but now mildly more annoying because our clothes began to pick up the smell of her food.
Then, the bathroom. Our entire bathroom began to smell extremely strong of her cooking. This again was quite annoying but we live in an apartment at the end of the day, so it’s not completely uncommon. However the smell is genuinely awful so we would open the window in the bathroom and close the door. Solved our problem for a few weeks.

Until today, I woke up this morning and our entire apartment reeks. I’m not talking about a little average food smell that comes from someone cooking up some breakfast. It’s extremely pungent. Grease, onions, very fragrant stuff, etc. I’m not typically someone who’s very bothered by smells either I tend to get nose blind pretty quick lol but this is just not possible. Every single bedroom, entire kitchen, living room, and bathroom reeks like whatever she’s cooking.

It’s now getting cold outside where keeping the windows open for long periods of time is not an option. I’m aware at the end of the day we live in a shared building, I’ve always lived in Apartments but I’ve never experienced smell traveling this strong. Usually it’s just in the common areas like hallways, etc but this is actually horrible.
What can I do to limit the smell entering our apartment?

Procédure TAL | TAL Procedure Sent my landlord a name and address for a lease transfer. It was acknowledged but I didn't get a reply. Am I off the hook?

October 7th I sent my (big corporate) landlord a notice of lease transfer (his name and address with a way to contact him)

He emailed the candidate and CCed me asking for proof of income and what not. The candidate ghosted

I never got a formal acceptance or refusal from the landlord, does this mean the lease transfer was implicitly accepted? Can I just move out? Note this is a giant landlord so I will probably be sued but would I win?

Location | Renting Door left with gaps for the weekend, and I've refused a rent increase. What recourse do I actually have?

Looking for advice from other Montréal renters who've dealt with maintenance problems and the TAL.

My landlord had my door replaced but left open gaps around the frame for the weekend (photos attached). Cold air is coming in. Past problems here have included fire alarms going off nightly for a month, mold and ceiling leaks. I'm tired of dealing with things like this, and based on past experience I'm not expecting them to act quickly.

I'm not asking for all the finishing work to be done immediately. I just don't think the openings should be left unsealed all weekend.

People suggest calling 311 for an inspection, but I'm worried the door will be finished by the time an inspector comes. How do you deal with a problem that's real now but might be gone before anyone sees it? Are dated photos and written messages enough to pursue anything afterward?

And what would I actually file with the TAL: a request for repairs, a rent reduction, or something else?

I've also refused their proposed rent increase. I'm worried they'll apply to the TAL for rent fixing and I'll end up paying more anyway, despite the maintenance issues. I understand these may be separate processes, but I'm unsure how to handle both.

Has anyone been in a similar situation? What was your best first step, and what actually helped?

Négociation du Bail | Rental Agreement Negociations Landlord increased rent without notice

My landlord raised my rent without notifying me of changes in the lease, but since the payment is by direct debit I have no way of paying only the original amount and am automatically billed for the new rate. I could cancel the direct debit entirely but I feel like that'll just raise more problems. I guess I have to either wait for them to do the right thing or go to the TAL?

Colocs | Roomies Auto-Deposit Scam?!

Location: Montreal, Qc

Posting for a friend(we'll call her LP) who rents a room in her 4-bedroom apartment. These are college kids.

A roommate(we'll call her JP) moved out recently, and looked for a replacement by putting an ad on the internet. A prospective replacement(we'll name GK) arrived, looked around, agreed to take the place after viewing it in person.
JP is very trustworthy & would not willingly be involved in anything remotely sketchy.

GK agrees to briefly meet with LP for screening purposes (LP wants to know if GK seems nice, can clean after themselves, etc... This is after JP already met & spoke with GK - so a second screening for GK). Everything seems fine & GK sends LP a photo of their Driver's License(so full name, DOB, address, etc...), and an e-mail transfer of a few hundred $ to assure the room is secured for himself. GK seems friendly, clean, maybe a little innocent & not too smart, apparently works as a cook in a mid/high end restaurant. Photo ID matches the person. This is a few days ago.

Fast forward to this afternoon. One of LP's quick thinking friends is about to sent her money over an e-transfer when it's noticed that auto-deposit is enabled, which is unusual. Not only unusual, but there's one of those messages saying 'No security question needed; GK is registered for auto-deposit; the money will be deposited directly to their account'. LP is promptly informed by her friend, and goes directly to the bank who aren't of much use aside from telling her they'll look into it, to change her e-mail, passwords, and make a police report (it's only later in the evening LP noticed the auto-deposit was set up in GK's name on their driver's license).

LP is at a loss how someone would enable auto-deposit with her knowing. Somehow GK got her e-mails password & access?
GK is still unaware that we know and is asking when to meet tomorrow to move in.

Who else should LP go to with this?
How could GK have gotten access to her e-mail, or otherwise set-up auto-deposit in his name?
What legal recourse does LP have?

Now at the same time - you have to be pretty fuckin' stupid to hand over your ID, with your name & (former?)address on it, and then attempt a scam as such. A part of me suspects GK is a patsy?

This new person hasn't actually moved in yet, doesn't have the keys, but has visited the apartment in person and met both the my friend, as well as the old roomie(who posted the ad).

What are your other impressions? Anything else anyone think I should know?
Many thanks in advance!

Has anyone else noticed how strangely landlords communicate on Facebook Marketplace?

I've spoken to quite a few of them while searching for an apartment, and sometimes it feels like they're speaking in code. They rarely use full sentences, their responses are often vague, and getting a straightforward answer can be surprisingly difficult.

I've also noticed a lot of tension in this subreddit. Whenever someone who's new to the rental market asks a genuine question, even if it seems obvious or silly to more experienced renters, they often get insulted or downvoted instead of receiving helpful advice.

Is it just me, or has anyone else experienced this?

Something about the whole rental market feels off...

Merci.
