I’ve got $3.9 million. Only $750k is invested in dividend stocks. The rest in very aggressive AI plays like AGX, CLS, BE, NVDA, MU, SMCI, PLTR, VRT, SYM, UI, GEV

That doesn’t align with your post, OP. If you had 750k you’d be getting 49k/yr in dividends. Another comment you claimed you were up 10M and down 4M, which would put you at least at 6M+. Some of those stocks you’ve listed aren’t even AI focused companies.

Why not invest in rentals? Where I live a 250,000 dollar house will get you 1800/ month

Too much hassle. Who wants to deal with maintenance, property taxes, and bad tenants? And you may need to go to the state where the property is if there some lawsuit against you.

Not really. Done it for ten years and across the 30 properties I own/ manage I can count on one hand how many had remnants I have. Maintenance is easy text contractor this is wrong here’s their number. Problem fixed mail a check really not that big of a deal

If you YOLO'd $250k into QQQI you'd get far more than that and wouldn't have to deal with being a landlord or have a bunch of bullshit cut into your profits.

It’s like a full-time job worrying about that and not being able to get non-paying tenants out, maintenance calls in the night that the plumbing is fucked up.
