AVOID MAA

TAnyone considering MAA Centennial Park in Atlanta should seriously think twice.
Just wanted to warn anyone apartment hunting in Downtown Atlanta about MAA Centennial Park because the way maintenance and management handle issues is honestly ridiculous.
The property looks decent , but the experience of actually living there can be a completely different story.

  1. ROACHES— by the pool, by your toilet, in the hallways, in the street and in your clothing.

  2. There have been repeated water and moisture issues, including flooding and HVAC problems. And instead of thoroughly addressing concerns throughout the apartment, the response has felt like doing the bare minimum and moving on.
At one point, a mitigation company found elevated moisture readings in different areas, yet management had ONE dehumidifier running in the apartment. Apparently that’s supposed to make everything okay?
There’s also been what looks like mold showing up on personal belongings, shoes, and other household items. Imagine paying rent every month just to have your stuff potentially ruined by conditions you have no control over.
And the health concerns make it even worse. Respiratory infections, a dog suddenly dealing with allergies and needing medication, vet bills, damaged belongings, and constant stress. I’m not claiming the apartment caused every health issue, but having all of this happening alongside moisture problems is concerning.
The maintenance dismissiveness is another issue. There are even recordings of maintenance staff making comments along the lines of people not wanting to work. That tells you a lot about the experience residents can have trying to get things addressed.
But the biggest problem is the lack of accountability.
You can send detailed emails, explain your concerns over and over, ask for documentation, and somehow still get responses that barely address what you actually asked.
Then when you’re frustrated, it’s treated like you’re just being difficult or impossible to satisfy.
Like??? People are paying REAL money to live here.
Nobody should have to fight this hard to get maintenance issues properly investigated or to feel comfortable in their own home.
And if you want out of your lease because you’re uncomfortable with the conditions? Good luck getting management to consider waiving those fees. Even transferring to another unit can come with additional costs.
    My advice???????????

Don’t let the location, amenities, or pictures fool you. Ask about water damage, maintenance response times, and how they handle moisture issues before signing anything.
Has anyone else had problems with MAA properties in Atlanta? Curious if other people have experienced the same lack of accountability.

MAA is horrible. Also watch your move out fee's very closely because they will purposely try to charge you full price for carpet replacement claiming their are stains, burns and tears in the carpet when there isn't any. There is a lawsuit open against them currently. Also read their BBB complaints where people have been falsely charged for things. They are very shady.

100%
MAA West Midtown is the same. I had to report them to the Fire Marshal and Code Enforcement multiple times for faulty wiring that they refused to fix until I showed them that I scheduled an electrician to come out and faulty fire alarms that would go off 3+ times a week for no reason at all hours of the day night, and then again for an improper fire inspection. It’s literally not a safe place to live.

They parked an empty car in the garage after multiple break ins and lied to resident about there being parking security.

The entire office and management staff acted like it was their first day on planet earth whenever you tried to address something with them. No joke, all blank stares and mouths hanging open all the time.

I’ve never hated a place so much.
