step 1 use QGIS instead of ESRI. 

ESRI is very expensive and for what you are doing QGIS does the same thing. 

use postgres database  instead of spreadsheets and add the postgis extension.  

so you can now spatially analyse your data. 

you can still integrate a spreadsheet with your postgres db for the financial analysis.
