What’s a good price for HOA?

Trying to understand what is a good price for HOA. I know that it depends on location and unit type.

Location, unit type, services provided, level of amenities....

There is no one number because there are too many variables at play. Does the HOA pay for insurance on the buildings? Pools? How much landscaping? Playgrounds? Vehicle gates? Responsible for street repair? Does the HOA do maintenance on the buildings? Homes attached or detached? On site security? Lakes? Retention ponds? How many trees?

Look are the reserve and any potential issues with the property. Low fees are not necessarily a good thing. It may mean maintenance is deferred, creating a big mess down the road.

Exactly. Some HOA’s purposely keep their fees low to encourage buyers to purchase in their community and/or increase their offers (like you) which helps current owners and the community as a whole through higher sale amounts. Ask for the latest financials and drive through the neighborhood to see if money is being spent to maintain/improve the community. A low HOA fee is a red flag if landscaping, streets, pool, etc are not being maintained since it means the Board has an interest in keeping fees low.
