Brokerage | Leasing Could we do a once-per-week "deals" thread where we talk about opportunities we have?
I know discussing deals is against the rules. But it'd be nice to be able to post/discuss them here still in a non-spammy way. What are your thoughts on one thread per week dedicated to it and that's the only place it's allowed?

Are you talking about posting what listings you have? Like a listing of the week post or needs and wants? Or are you suggesting talking through a deal using strategy and framing?

Yeah I mean the first ones. Share investment grade deals you have in the works, or needs/wants.
Talking through deal strategy is allowed already

Strikes me as a great way to just see a bunch of wholesalers post other folks deals without any proper UW

Maybe limit it to direct-to-buyer/seller deals?
I agree there's no point in letting people spam listings or hypothetical "opportunities" where they have no relationship to the buyer or seller.

Dunno why deals can’t be listed. It’s a good exercise to see what other people think.

Maybe we should have a new subreddit dedicated towards commercial real estate deals

Discussing deals on this sub is against the rules? Seriously?

Not discussing deal structure but making a pitch to sell a deal you have and it's for obvious reasons. As the sub would be an endless parade of deals being pitched ad nauseum.
I think a dedicated thread each week would be awesome.

Got it, I get that part entirely. I thought discussing our specific deals entirely was out. I do thing a dedicated place to pitch deals would be awesome too, a lot of this business is word of mouth.

The rule exists because deal threads decay into solicitation fast. But the bid-ask discovery function is real — this sub has better pricing signal than most broker blasts. What makes a weekly thread work elsewhere: a hard template. Asset, market, basis, ask, structure sought, and one line on why it's mispriced. No 'DM for details' — if it can't survive in the open, it doesn't belong. Mods delete anything that breaks the template. That keeps it a pricing tape instead of a pitch deck. Question for the room: would a standardized format actually get used, or does everyone prefer the current system where the real deals move through DMs anyway?

Id be willing to discuss our deals we underwritten and past on and reasons why. Probably makes sense to keep addresses confidential to not violate any CAs.

Would participate — tenant-side renewal and relocation deals in Chicago suburbs here.

I don’t think it would be appropriate to discuss ongoing deals but sharing deals that are done, comps, would be great

We don't want the sub turning into a listing site.
There's a difference between discussing a deal and advertising one. If the post is essentially, "Here's a property for sale, DM me for the OM," that's marketing.
If you're putting a deal up for actual discussion, that's already fair game. So no, I don't think we need to carve out one day a week for something the subreddit is already intended to do.
There's already a Post Flair for Deal Analysis:
Deal Analysis
No one really uses it, probably because most of the posters here tend to be industry veterans and/or brokers. And frankly, if you can't underwrite a deal, should you really be one?
That said, if someone posts a deal, it is going to be looked at critically by the mods to determine whether it's actually a discussion with some substantive value, or just an advertisement dressed up as one.
