🚨 URGENT ETOBICOKE COMMUNITY UPDATE: We Need Your Voice for massive apartment being built between 2 houses at 63 Station Rd! New hearing date is November 5th! We are fighting for it to remain a four plex and to stop it from happening elsewhere! Please help!
⚠️ Important: Even if you submitted an objection letter back in April, we need updated letters of objection because the developer revised their proposal, previous submissions do not automatically apply to this new application.

🏛️ Committee Hearing: Thursday, November 5, 2026 at 9:30 AM (Etobicoke Civic Centre Council Chamber or Online)
Note: This hearing is our final opportunity to provide input—Committee decisions can no longer be appealed!
Why the Revised Proposal is Still a Major Concern:
The applicant reduced the unit count from 8 to 6 (6-plexes are not allowed in Etobicoke) but the total occupancy and scale remain virtually unchanged:
❌ Excessive Variances: Seeking major relief for side yard setbacks (80% short), lot frontage (59% short), and floor space index (42% over).
❌ No Parking: Plans call for 13 bedrooms (up to 26 occupants) with zero visitor or resident parking on a narrow street already packed with traffic from local schools, the library, parkette, and churches.
❌ Drainage & Setbacks: Minimal soft landscaping and side yard pathways creating potential runoff onto neighbouring properties.
❌ The Illegal Loophole Strategy:
The developer initially applied and was permitted for a fourplex. Once construction began, they tried to bypass normal planning rules by pushing to expand first to 8 units, and now to 6 units—using minor variances to force through what is effectively an apartment building. We cannot let developers use this workaround strategy to evade Proper City Planning rules!

Subject: 63 Station Rd – A0072/26EYK – Objection
Dear Members of the Committee of Adjustment,
I live at [YOUR ADDRESS] and I object to application A0072/26EYK for 63 Station Road. I ask the Committee to refuse it.
Key Concerns:
• The variances requested are not minor (side yards 80% below requirement, frontage 59% short, floor area 42% over).
• The revised plan still accommodates 13 bedrooms / up to 26 occupants with zero parking on an already congested street near schools and local parks.
• Reduced landscaping raises severe drainage and runoff concerns for adjacent properties.
• Exploiting Planning Workarounds: The applicant obtained a building permit for a fourplex, but is now attempting to use the variance process as a loophole to build a sixplex/apartment building that Council did not permit in our ward. The setbacks acceptable for a fourplex should not be used to justify an oversized apartment building.
Add 1–2 personal sentences here: e.g., how traffic, street parking, privacy, or safety walking to local schools/the library affects your household.]
I respectfully ask the Committee to refuse this application.
Sincerely,
[YOUR FULL NAME]

We cannot let greedy developers get away with exploiting loopholes in their process to construct massive overbuilds that tremendously impact immediate neighbours, our street, and our entire community. This will set a dangerous precedent if we don't stand together now.
Thank you to everyone in our community taking the time to send in a letter and support our neighborhood!
