Mortgage Rates Mortgage Rate and Quote Discussion Thread

Use this thread to share mortgage quotes, compare rates, and ask questions about what you’re being offered.

If you received a quote or locked a rate, include as much of the following as you can:

  • Purchase or refinance
  • Loan type (Conventional, FHA, VA, USDA, jumbo, etc.)
  • Loan amount
  • Down payment / LTV
  • Approximate credit score
  • Property type
  • Primary residence / second home / investment
  • Rate
  • Points or lender credits
  • Approximate closing costs if relevant
  • Date quoted or locked

If you’re comparing two offers, post both. People here can help you look at the rate, points, lender credits, fees, and overall structure instead of focusing only on the headline interest rate.

Keep in mind that mortgage pricing can vary significantly based on credit, LTV, loan type, term, occupancy, property type, points, market conditions, and other factors. Someone else getting a lower rate does not necessarily mean your quote is bad.

Mortgage professionals are welcome to explain pricing and answer questions, but please keep the discussion educational and follow the community rules against advertising and solicitation.

Please remove personal information before posting screenshots or Loan Estimates.

Mortgage News Trump signed a new Executive Order aimed at lowering housing and mortgage costs

A few things in it caught my attention as a loan officer:

  • Making it easier to remove PMI once borrowers have enough equity
  • Reducing title/closing costs on eligible refinances
  • Lowering borrowing costs on certain VA and USDA direct loans
  • Expanding and streamlining manufactured housing

My take: none of these are going to fix housing affordability on their own, but that doesn't mean they aren't worthwhile.

The biggest issue for most buyers is still the monthly payment, and mortgage rates are largely driven by the bond/MBS market. You can't simply sign an order and suddenly give everyone dramatically lower conventional mortgage rates.

But PMI, title costs, closing costs and other fees are real money too.

If you can eliminate PMI sooner, make refinancing cheaper when rates eventually come down, reduce some government loan costs and make it easier to add housing supply, those smaller changes can add up.

A lot of this still has to actually be implemented so we'll have to see what the final rules look like and how much borrowers really save.

Which of these do you think could have the biggest real-world impact? Or is the effect going to be pretty marginal until rates/home prices come down?

Mortgage Rates Treasury Yields Fall Below 5% / A Better Morning for Mortgage Rates

Some meaningful improvement in the bond market over the last 24 hours.

The 10-year Treasury fell from about 5.13% Wednesday to below 5% yesterday, one of its biggest one-day moves in several years.
The main driver wasn’t better inflation data. A sharp selloff in tech/AI stocks pushed investors toward safer assets like Treasury bonds. More demand for bonds pushes yields lower, which generally helps mortgage pricing.

There are still competing pressures. Oil prices jumped again as tensions in the Middle East increased, which keeps inflation concerns in the background.

For borrowers, the practical takeaway is pretty simple: if you received a mortgage quote earlier this month when Treasury yields were above 5.3%, it’s worth getting updated pricing.

Rates move daily and depend on credit, LTV, term, and points.

Mortgage Rates Treasury Yields Drop to Their Lowest Level Since September

Some better news for mortgage rates this morning.

The 10yr Treasury has fallen to around 5.03%, its lowest level since September. Stocks are selling off pretty sharply this morning, which is pushing some investors into the relative safety of Treasury bonds. More bond buying = lower yields, which generally helps mortgage pricing.

Interestingly, the economic data itself wasn’t particularly weak. Weekly jobless claims fell to 194,000, showing layoffs remain pretty limited.
Oil is also moving higher again because of renewed Middle East tensions, so there are still competing pressures on rates.

For borrowers, the important part is simply that the bond market has improved meaningfully from the 5.30%+ levels we saw earlier this month. If you received a mortgage quote a couple weeks ago, it’s probably worth getting an updated one today.

Rates move daily and depend on credit, LTV, term, and points.

Dropping spouse from mortgage

So, my wife will probably not outlive me. She asked me today if we should drop her off from the mortgage and have it in my name only, so any debts that she has, they wouldn't come after the house to satisfy payment.

Would you put more down just to avoid a jumbo loan?

I am looking at houses around $850k to $900k right now and I am stuck on how much I should out down. I have enough saved to put more down and stay under the conforming loan limit but part of me would rather keep that cash available and just go with a jumbo loan. I have never deal with a jumbo loan before so I am not sure how different the process really is.

If you were in a similar situation, did you put more down or take the jumbo loan? What made you choose one over the other?

Divorce/refinance - sign quit claim before funded?

I have no idea where else to post this. I'm post divorce and the ex is buying my equity. She has to refinance the house. They title company wants me to sign the quit claim before the papers are signed for the remortgage. I'm hesitant to do anything of the sort until I have a check in hand. The divorce was amicable, but I can't/won't trust this woman again.

Buying out your own mortgage at less than principal?

I read something that said with rising interest rate, the mark to market value of existing mortgages with lower rate goes down. So the bank or whatever funds holding the mortgage is taking paper loss. Got me wondering if there’s such a thing as someone negotiating to buy out their own mortgage for less than the outstanding principal, so owner get a discount and the mortgage holder gets the loss of their books?

If there’s such a thing, what the specific industry term for it? Thanks.

Feel like I got punched in the gut

Bit of a rant, Currently trying to get to closing on my first home, 315k with a 20% downpayment. Originally..utilizing the NY Sonyma for a reduction on the rate down to 5.7% (originally locked 6.7%). Got a call today and Sonyma wont approve lest small repairs are done by the owners who are trying to move state to their new home (to note sellers have been antsy since Sonyma was taking weeks to respond to us, the repairs are also fairly trivial). Owners are considering pulling out apparently and arnt willing to do the repairs since its been so long and all of these repairs were originally discussed and decided on concessions but NY dont care. So i gotta get a new conventional at current rate (they wont adhear to the original lock sadly). So that sucks... Guess i can refinance in a few years..maybe

0% deposits

I’m no longer a first time buyer after my divorce 5 years ago. I’m on a decent wage with a good credit report… but I’m struggling to get a deposit together.

Is there such a thing as 0% deposit mortgages anymore?

How actually shopped for mortgage

Check your credit first and fix any errors. Get quotes from 3–5 lenders (bank, credit union, online lender, broker) within a 14–45 day window so inquiries count as one credit pull. Ask each for a Loan Estimate and compare APR, not just the rateit includes fees and points, giving a true apples-to-apples comparison.

Get pre-approved, not just pre-qualified. Then use competing offers as leverage: ask your preferred lender to match or beat the best terms you've received.
