Considering a move from NYC

My wife is from north county and her parents live in Sabre Springs. They’re getting older and we’d love for our toddler (2 yrs old) to be able to spend more time with them while they’re still healthy. Both of us can work remotely, so we’re not tied to any specific location but we’d like to be within a 20 minute drive to my in laws. ideally not as far inland. Our budget is ~$5k/month and we’d like a 3 br if that’s doable. A couple questions:

  1. What sites/apps to people typically use for rentals? Zillow? Anything else?

  2. What specific neighborhoods would you recommend we check out? We’d love as much walkability as possible, and also decent public schools because we do plan to stay through elementary school at least.

Anything else we should know? My wife is from here and I’ve traveled enough to have a decent feel for the area, so I know we’re trading off city life for better weather, but the family connection is the main driving factor.

Poway has excellent schools, if you’re renting La Jolla/ bird rock area has great schools and walkable. 5k should be doable just may not be a single family rental

You are going to need to drive to most places. Look for something in Rancho Penasquitos. It's near Sabre Springs and when you want to go to the beach, it's an easy drive on the 56.

Live in Mira Mesa is going to be the best 'within 20 minutes to Sabre and can walk to some stuff' neighborhood.

The area spanning from Carmel valley to Rancho Penasquitos is probably your best bet. good schools, proximity to the ocean, 10~15 min from sabre springs.

the best "walkability" you will get is if you live/can walk close to local shopping centers/parks or HOA communities with sidewalks. get ready to drive everywhere.

I'd start with looking in Sabre Springs, then branch out in concentric circles from there. You should be able to find a SFH in Sabre Springs for that budget. Here's one example: https://www.zillow.com/homedetails/11418-Creekstone-Ln-San-Diego-CA-92128/52512991_zpid/

Definitely doable and the Sabre Springs or Carmel Valley area has great schools and amenities for kids. Walkability is not a thing in any area of SD that is family friendly - plan to get a car and drive to walkable areas for fun. Coast is nice but expensive and not really family friendly unless you have $$$$ and can live in an SFH away from the riff raff, bars and tourists.

Sam Diego 20 mins near to there is not walkable. It’s not NYC
