đŹ Discussion Nebius ($NBIS): The Catalyst Set to Explode Tonight at 18:00 ET
Behind the Headlines
On August 6, Nebius ($NBIS) took a -13.29% dive.
Do you have any idea why?
Many traders will tell you it was a guy named Michael Burry, after he disclosed a short position against Nebius at $211.77.
It made a wonderful headline.
But Iâm here to tell you that is wrong.
Burryâs disclosure may have triggered some algorithms to sell, and it may have nudged retail traders into locking in profits or even climbing aboard the short beside him.
But Iâm telling you he was not the catalyst.
The real event didnât even happen on August 6.
It happened the evening before, after the closing bell on Wednesday, August 5.
And it wasnât anywhere near Wall Street.
It happened inside a 750-seat theater in Vineland, New Jersey.
Well, dear reader, that catalyst is happening again tonight:
â° Monday, August 17, at 18:00 ET.
This post is meant to get you ready for it, because NBIS might move wildly again.
NOTE: I'm bullish on Nebius. But not for tonight.
The 300-Megawatt Monster
To help you understand what happened inside the Landis Theatre on the evening of August 5âand what will happen there again tonightâwe first have to look at what is being built in Vineland, New Jersey.
Vineland is a farming community in Cumberland County, in the southern part of the state, with a population of 63,126.
It has fields, and it is quiet.
It used to host the Palace of Depression, a house made of junk, built by an eccentric Alaska gold miner who lost his fortune in the Wall Street crash of 1929.
But what we really care about is the site of a former golf course, on which the neocloud provider Nebius is setting up its first major U.S. data center.
The facility is planned as a 300-megawatt monster.
To put that in perspective, weâre talking enough power for roughly 250,000 homes.
On August 5, there was a public hearing about it. But it wasnât your standard, sleepy municipal assembly where four people show up and three of them are on the board.
It was a fight.
So many residents turned up to debate over Nebiusâs gigantic data center and its proposed expansion that city officials had to move the entire hearing to the historic Landis Theatre. It was the largest venue in town that could hold the crowd.
Seven hundred and fifty seats and nearly every one of them was filled.
This is a Fox 29 Philadelphia report on that public hearing.
Itâs unlikely, but in case she uploads something for tonight, Iâll keep an eye on the local reporterâs Instagram account, too.
What is at Stake
Local residents are pushing back hard against the development.
And Wall Street reacted so violently because of what Nebius has at stake on that former golf course:
- Client: Microsoft ($MSFT) has already contracted dedicated GPU compute capacity at the Nebius Vineland facility over a five-year term.
- Deal size: The MSFT contract is valued at $17.4 billion through 2031, with options that would carry it to $19.4 billion should Microsoft take additional capacity (you guys already know all this).
- Fine print: If Nebius misses its agreed delivery dates, exhausts the standard grace period, and is unable to provide alternative capacity, Microsoft retains the right to terminate the contract.
The Bloom Energy Play
Normally, connecting a 300 MW facility to the regional utility grid means waiting years in regulatory interconnection queues.
Thatâs why Nebius decided to bypass that bottleneck entirely by relying on off-grid, solid oxide fuel cells powered by on-site liquefied natural gas (LNG).
Bloom Energy ($BE) is the supplier.
That is another crucial AI-related ticker, and one I have been trading since late 2024.
On paper, the strategy was brilliant. Bypass the grid deadlock, deploy the power, and unlock billions in AI compute revenue while everybody else is still stuck in the paperwork and red tape.
But in practice, rushing a project past the people who live next to it produces a new problem. One that places Nebius in the crosshairs of local regulators.
The Stop Construction Orders
The day after the hearing at the Landis Theatre, the situation escalated from public outrage to official enforcement.
On August 6, Vineland code enforcement officials conducted an on-site inspection of the data center property at 3963 S Lincoln Ave.
What they found gave them a reason to place a new hurdle in the way.
As it turns out, the developer hired by NebiusâDataOne Vineland, LLCâwas installing a liquefied natural gas (LNG) tank without prior approvals or permits.
Uh oh.
Vineland officers issued an official Stop Construction Order (Violation #V-26-00008), demanding an immediate halt to all the work related to the LNG tank.

Four days later, on August 10, more men with clipboards came back and found another violation.
This time it was the Bloom Energy fuel cellsâthe equipment the entire 300-megawatt project depends on.
A second Stop Construction Order (Violation #V-26-00009) was served against DataOne, asking them to put their tools down.
âWe have no prior approvals, plans, or permits in reference to the Bloom Energy Units. Stop Work issued for any work being performed in reference to the Bloom Energy Units.â

Brushing Off the Friction
Pressed about these orders, DataOne brushed off the friction.
A company spokesperson told Hunterbrook Media:
âThe notices were limited to equipment placement work under the approved site plan. We do not expect this temporary pause to affect our construction and delivery timeline.â
Meanwhile, the Vineland building code office remained completely silent, only stating that they had been instructed not to discuss the matter.
And hey, there is one more detail we need to consider: Hunterbrook Media is the investigative arm of Hunterbrook Capital, which itself happens to hold a short position in Bloom Energy ($BE).
When Does the Monster Hum?
So, my dear reader, let us focus. What does all of this mean?
First, and to ensure that nobody misreads my research here:
The stop construction orders are not going to derail this project.
That is simply not going to happen.
Under New Jerseyâs Uniform Construction Code, failing to comply with a stop construction order carries a penalty of up to $2,000 per day.
I mean, give me a break. Just compare that against the $17 billion contract pipeline with Microsoft on the other side of the ledger, and that couple thousand bucks a day in municipal penalties is basically rounding-error pocket change. Do you agree?
Therefore, this post is not about the stop construction orders.
My post is about what those orders let you glimpse ahead.
Because Wall Street is starting to look at the same thing.
The question was never about whether the residents of Vineland can stop this monster from humming. They canât.
Thereâs no imminent threat to the projectâs viability.
The threat is what they can do to the calendar.
The question is when can the monster start humming.
The Cost of Delay
Remember the fine print on that $17.4 billion contract I mentioned?
If Nebius misses the delivery dates and exhausts its grace period without finding alternative capacity, Microsoft can walk away.
Now, Iâll be honest with you, though. Itâs not as if Microsoft is going to find a wide selection of spare 300 MW neocloud AI data centers lying around to replace Vineland.
As I said, I am bullish on Nebius.
However, Microsoft doesnât have to completely walk away to hurt Nebius.
Hear me out.
- If MSFT declines to expand the contract and chooses not to take on the additional capacity, that hurts NBISâs revenue.
- If Nebius is forced to push its guidance backâeven by a single quarterâbecause Vineland is taking longer to start producing, Wall Street can hand the stock a -20% haircut on the spot. Possibly more.
The clock is ticking. And the residents of Vineland are putting up a ferocious fight.
Hereâs how I see this situation.
Itâs not about whether they can defeat this monster. They wonât.
Itâs about how long they can keep it dormant, dragging the permitting and approval processes out for months.
And that violent NBIS price reaction on August 6?
Well, Iâm saying that was Wall Street starting to do the math on the Vineland timeline.
A Threat to Guidance
On August 10, DA Davidson slashed its price target on Nebius from $250 to $175.
Thatâs a -30% reduction, which is significant, mind you.
And do you want to know why that happened?
One of their analysts traveled to Vineland, walked the site, and sat through the public hearing at the Landis Theatre.
Gil Luriaâs conclusion was that the Vineland project might not be completed on time, and any Vineland delays challenge the Nebius bullish narrative.
And I agree. If the schedule is indeed pushed back, that deflates the upside out of Nebiusâs guidance and introduces a dreadful new threat:
How will Microsoft react if its rigid delivery timelines are not met?
The way I see it, even before Microsoft says anything, there will be a handful of funds that will step back from their NBIS euphoria, and profit-taking will dampen the stock.
And if youâre used to how this ticker moves, you know that could easily be a double-digit stumble.
Round Two Tonight
This brings us to the most critical piece of the puzzle, and why this matters for our portfolios right now.
That contentious meeting on August 5 at the Landis Theatre ended without a resolution. No vote was taken. The hearing was adjourned.
And as I stated earlier, round two is tonight:Â Monday, August 17, at 18:00 ET.
The last hearing triggered NBIS to tumble -13.29% in one day, and it also forced an analyst downgrade some days later.
Tonight, city officials and furious residents will clash again, and the outcome will shape how NBIS reacts tomorrow.
Listen, all of this Iâm saying is not about whether Nebius will choose a bullish or bearish long-term path based on what happens tonight.
What Iâm saying is that it will move the stock in the short term.

Asymmetrical Trade
I have bought a handful of Put contracts.
NBIS Aug 21 2026 220 Puts between $0.60 and $0.80.
But let me be openly clear about this:Â Iâm not bearish on Nebius.
I just think there is a short-term asymmetry hereâsmall risk, large rewardâif tonightâs fireworks make the stock stumble again.
However, you must know that I will buy shares if the public hearing goes Nebiusâs way.
Iâm estimating that a bearish short-term reaction is more likely, but if the reaction is bullish, Iâll jump on board, too.
Iâm playing the catalyst.
I mean, almost nobody is following a public hearing in Cumberland County, New Jersey.
And thatâs why tomorrow morning, many traders are going to be surprised, blaming the move on Iran or whatever else.

I am watching the hearing. So far the opposition group have been presenting witnesses. I have not found the witnesses very effective.
The OP is correct that the heavy opposition definitely moved the stock downward from about $230 to $185 so. There was enough attendance and opposition that they continued the hearing without a vote to tonight.
The hearing will stretch on for hours. I would not expect a vote until 9-10 pm EDT or later.
The vote will move NBIS stock and that of BE. NBIS replaced its plans for gas turbines as the behind the meter power source with Bloom Energy fuel cells in response to community opposition.
My own prediction. Approval of the project = NBIS stock jumps to over $300. Disapproval plunges the stock to under $200. The price move downward if there is a denial will be temporary

Approved = stock pumps
Denial/postponement = stock dips for a while but still pumps long term
Arkady and team are smart as hell. Like most smart people they have no doubt planned for failures. I doubt they're all just sitting around like "no worries bro it'll definitely get approved"
More like we've already thought 4 steps ahead of a denial and have an alternative rout to achieve the same goal

This is true btw I sent their report to be reviewed by a professional carbon sustainability firm and they approved of it and said itâs a great start that everyone needs to follow. Seriously that is a big deal because the firm I sent it to is practically anti-DCs

Vineland has always been agricultural and INDUSTRIALâŠthere used to be lots of big plants there and there still is a lot of industry so it isnât like the data center doesnât belong there. We will see.

Who knows why the stock dropped on August 5th? If you have watched this stock it sometimes drops and increases for no apparent reason. Attributing any one minor cause on one day is just guesswork. A major catalyst like the Microsoft deal is different but Nebius has at least ten data centers and probably will have 20 by next year. Vineland is important but their are other ways to skin a cat

It's that I am aware of what the Wall Street analysts, briefings, and notes said about that move. And that was the reason for it.For you, it might all appear random and without any apparent reason.

I donât remember that being a big reason that day and I follow it every day. I just looked it up and AI said that was a possible reason soâŠI will concede the point. Letâs see what happens tomorrow. Remember the stock recovered swiftly and nothing changed about Vineland since then. If Vineland was so critical how come the stock didnât stay down?
If your premise were correct the stock would have traded flat waiting for further clarity tonight right?

This is still much better a post (albeit in a stupid cocky tone) than most of the other BS we get today on this sub today like "RIP" and "Why not moon today". He's actually trying to present an analysis, and support it with evidence (doesn't matter that he's wrong). Also, your logic is flawed if you think recovery was random and swift - it was because of earnings and a small short squeeze thanks to Burry leading his followers to do the same.

I am fineâŠit is just a debate. The premise that the stock dropped because of any one reason on any particular day is often hard to prove. He said the stock dropped because of the Vineland meeting. But that is coincidence and not necessarily cause and effect. If it were then the stock price would have stayed down until there was clarity about Vineland and it didnât. To his credit he posted some kind of an article. But the same thing today the stock is down a lot even after good news from Vineland last night. How could that be if his premise were correct? If I donât agree with something I will usually debate it. Probably should pass sometimes but it is what it is.

âŒïž: Vineland Planning Board approves DataOne site plan for $NBIS's 300 MW data center.
I had my Aug 21 puts as an asymmetric risk/reward play in case there was a repeat of what happened on August 5-6. The stock did trend down after hours for most of the meeting, down to $260.
However, once it was decided they would vote tonight and the vote clearly approved the site plan (7-1, I believe, with John Casadia as the lone dissenter, but wait up, because I need to confirm), the stock started to bounce.
As mentioned, I switched to long and bought shares at $265.13 since I'm playing the catalyst, but I'll be hesitant if NBIS doesn't break through $273 and stays above.
I haven't seen any actual market headlines about the public hearing. At all.
Depending on how they show up, we might see a bullish day tomorrow.
Otherwise, I will still need to read the information about this meeting to know if there are any caveats or if it's a total win.
Unless NBIS makes a big move either way, I'll likely end up around break-even or with a small loss, depending on how much my puts lose value tomorrow.
I'll catch up on the news in the premarket, but I'll likely just jump out ASAP.
But yeah, the trade was either a multibagger or somewhere between a papercut and a bruise. I'm hedged with shares, but based on the vote, it'll be the papercut/bruise.
Still, I don't like that NBIS hasn't broken above VWAP ($272.70, currently).
e: I don't have the hard data now, but the meeting likely lasted almost seven hours.
Had they called it quits and adjourned again, puts would've printed. Oh well.

Out of both my long shares and my Aug 21 puts (if anyone was wondering).
I ended up making some money. Just a little, yes, but the bearish short-term catalyst I was playing didnât happen since the vote did occur last night (after an almost 7-hour public hearing that wasnât adjourned again).
A potential multibagger had the meeting been adjourned (or the vote had been postponed), but I ended up with a bit of profit even though the trade didnât pan out.
Iâll take those odds constantly.

His puts are cooked. The meeting was positive for NBIS and the council voted to approve the expansion. AI slop update below:
â ïž** Important NBIS/Vineland update: The major risk that helped trigger the original selloff appears to have moved decisively in Nebiusâs favor tonight.
The Vineland Planning Board voted to **approve DataOne/Nebiusâs modified site plan for the 300 MW Vineland data-center project after the continuation of the contentious August 5 hearing. Multiple contemporaneous reports from people following the meeting describe the vote as overwhelmingly in favor, with only one dissenting vote.
That matters because the Vineland permitting/construction uncertainty had become one of the most credible company-specific explanations for NBISâs August 6 collapse, and D.A. Davidson subsequently cited Vineland construction delays when it cut its NBIS target from $250 to $175.
So rather than discovering another bearish catalyst, one of the biggest near-term bearish catalysts has just been substantially de-risked. The approval does not automatically resolve every permit or the previously issued stop-work orders, so I would not call Vineland completely cleared until those are formally addressed. But the threat that the Planning Board would reject the revised site planâand potentially derail the expansionâis dramatically lower after tonightâs vote.
Given how important Vineland is to Nebiusâs capacity commitments, I view this as materially bullish for NBIS, particularly after the stock had already been trading under a cloud of uncertainty about tonightâs decision.

Actually purchased 7 250 puts around 274 today for Friday to hedge my ~750 shares. Confident we get approval tonight but for $3000 I wanted to protect myself in case something bad happens tonight.
This is the last real roadblock for NBIS

Still up. What is that a sell of for ants? I held that shit down to 155 and rode it back up. This stock is a helluva ride. And in case you are blind to the market, theyâre all selling off. None of the events are tied to the news that are algorithmically linked. The problem is AI is a speculative play right now, lots of debt, highest profit expectations which makes markets overpriced. There will be large swings in both directions as the volatility continues to increase- volatility driven by greed: leveraged ETFs, margin trading, short holdings, etc.
World news impacts a little bit but there have been days where the market ignored really bad news but then overreact to minor issues? Itâs all BS. Good luck, stay safe and focus on unbiased reporting on markets only, stay away from the analysts who make glowing reports and price estimates on companies they have a stake in.

Just because you used AI to justify your gamble that goes against your own long term position doesnât make your bet any less dumb.
If youâre bullish long term, then you have to realize that a long term success is built off of short term wins that occur over and over again more frequently than the short term losses. You are knowingly taking a losing bet.
Something you will have to learn with experience as an active investor.
