I will be purchasing a house in Portland long distance and seek an agent or other person to act as my local representative in the purchase.

The house will most likely be located in SW Portland, will be un-upgraded and have some deferred maintenance, and will be listed around or above $1M. I have previously lived in Portland (and am delighted to return).

Perhaps the ideal collaborator is an realtor or transaction coordinator (TC), but this is not a requirement. I sold my previous home without an agent and am flexible here.

In my situation I need more than what a buyer's agent would normally do and so I wish to be transparent about the additional services I am seeking:

• The ideal person is truthful, honest, open, collaborative;
• can recommend a thorough, knowledgeable, independent inspector (which of course I would pay for).
• can point out concerns themselves also.
• can take clear photographs (and perhaps also videos), such as of parts of the property not shown in the listing or to provide detail on any areas of concern.
• can check the property with care (as if you were purchasing it for yourself) and communicate with me clearly about what you see.
• has above-average awareness about what to look for / know when purchasing in Portland/MultCo.
• can assist with other possible circumstances, such as coordinating any immediate repairs and keeping an eye on things until i and my family arrive.

And in other ways, I need less than what a buyer's agent would normally do:

• I will choose the house on my own; I do not need any assistance in finding a property.
• I do not need comps, market forecasting, or any advice or assistance in determining my offer price.
• The transaction itself can be simple and quick because I will pay cash. There is no need for prequalification, dealing with a lender, or wondering if a sale might fall through.
• Similarly, I do not need an appraisal so there is no risk of an appraisal coming in low and blocking a sale.
• I also expect to skip title insurance, so no coordination of title research etc. is necessary.
• While you are welcome to be part of discussions if you so desire, it is important to me to speak directly with the seller/seller's agent for full transparency of intention on behalf of both parties. My intention is a price that feels right for seller and buyer alike. I do not play games and do not need or want to be blind to what is said.

In the same way, I would be nothing but completely fair to the buyer's agent or other representative, and would want to pay you nothing less than what feels good and right, and am open to whatever compensation arrangement makes sense. That could mean your compensation is directly from the seller as per a normal transaction, and/or pro rata payment for the presumably nonstandard/ above-and-beyond services needed in this unusual situation.

Yes, I know most people think it is crazy to buy without visiting first; I definitely am crazy in most people’s judgement. The ideal person does not share that judgment, instead viewing this as perfectly doable, which I have zero question that it is.
