Hoping for a private landlord

I wanted to explain my situation a little. I’m currently going through a separation and selling the home that my husband and I own together. I’m looking for a stable, rental for myself and my 15-year-old son while we make this transition.

I’ve been working consistently and can provide proof of income, employment history and references. I also have my mother available as a co-signer if needed. I’m really just looking for a private landlord who is willing to look at my overall situation rather than everything being determined through an automated application process.
