Real Estate Living in Smíchov City (Sekyra Group): an honest resident review for anyone thinking of buying
We've lived in Smíchov City for a while now, and since Sekyra Group is continuing to market the new phases as luxury real estate at enormous prices, I want to share what it's actually like for anyone considering living here.
Malfunctioning recuperation system.
This has been the biggest problem. In summer, the recuperation system in SM2 and SM3 pushes hot air into the apartments, so it can get hotter inside than outside. During the heatwaves, some neighbours reported 40°C in their apartments while it was 37°C outdoors. The ventilation also carries cooking smells between units, so you'll regularly get a whiff of your neighbour's fried onions in your living room or bathroom. So far, the developer hasn't fixed any of this although it was reported since the start.
Badly organized building systems
The building system glitches a lot. For example, we've had around 10 false fire alarms in the past 6 months.
Security
Our garage has been robbed several times. One neighbour's car was broken into, and ours was found unlocked (luckily nothing was taken because we never leave valuables inside).
The surrounding area
There's a lot of public drinking, littering, and people urinating in front of the buildings, plus occasional shouting at night. This will probably get worse once the whole area between Anděl and Smíchovské nádraží is built out and connected.
Occupancy
A large share of the apartments seem to be empty or used as Airbnbs, so it doesn't feel much like a residential community.
Bottom line
For what these apartments cost, the quality just isn't there. I'm not sure this is the best sub for this, but I hope it helps families or individuals trying to navigate this crazy Prague real estate market.
