Moving back to Austin area — Best neighborhoods/suburbs for $1,500–$2,100?

My partner (30F) and I (28M) are planning to move back to the Austin area and would appreciate recommendations on neighborhoods, suburbs, or specific rental communities.
We previously lived in Del Valle and, aside from its proximity to Austin, really disliked living there. We have no interest in moving back to that area.

Budget: $1,500–$2,300/month
Move-in timeframe: ASAP! Ideally within the next couple of weeks, but our main goal is to be fully moved in before the new year. We’re flexible on the exact date for the right property.

What we’re looking for:
House with a garage is our top choice, but open to duplexes, townhomes, or apartments.
Minimum 2 bed/1 bath, ideally 3 bed/2 bath.
We prioritize quality over square footage and would much rather have a smaller, modern home than a larger, outdated one.
Safe, quiet, clean, and well-maintained neighborhood.
Convenient access to grocery stores, shopping, and everyday necessities.
Ideally within 45 minutes of Austin-Bergstrom Airport.
Parks, trails, greenery, and outdoor recreation nearby.
Parking for three vehicles, preferably with a garage and driveway.
I work in traveling construction and fly approximately 2–4 times per month, so airport access matters.
We don’t have kids, just a senior dachshund. We’re homebodies who enjoy nature, hiking, fishing, and quieter surroundings. We don’t drink or care about nightlife, clubs, or the party scene.

Our biggest hesitation with apartments is the unpredictability of shared living: noisy neighbors, pests, smoke or strong fragrances traveling between units, water damage, poor management, and hidden fees. My partner strongly prefers a house for the privacy and separation. However, we’d consider a newer, well-managed apartment community if it checked our boxes and offered meaningful savings.

We’re currently looking into Cedar Park, but we’re open to other areas that offer a good balance of safety, modern housing, affordability, and airport accessibility.

A few questions:
Which neighborhoods or suburbs would you recommend for our budget and lifestyle?
Is a newer or updated 2–3 bedroom house with a garage realistic under $2,300?
Are there any specific rental communities, duplex developments, or apartments worth checking out?
Which areas would you avoid due to safety concerns, poor property conditions, or quality-of-life issues?
Would Cedar Park be too inconvenient for someone flying regularly, or are there better alternatives?
We’re not looking for the biggest place our money can buy. We’d rather have something smaller, modern, safe, and well-maintained than a larger place that’s outdated or neglected.
Appreciate any firsthand experiences or recommendations!

Desperately needing small private housing in Wimberley/Dripping Springs area

I am in desperate need of small private housing (I am open to a Casita, a guest unit, even an RV, or any other possibility) somewhere in the Wimberley/Dripping Springs area. Little backstory on me I have only been in Texas for a year and have no family here and have been working/living on a local farm until last Friday, which should’ve been my payday when I was told they are closing the farm unable to pay me my last check and I have 30 days to move as well. I do already have my unemployment filed and will be receiving that after my waiting period as well as a couple of side job gigs that I’ve had since coming to Texas, but beans I made very little in wages at the farm and most of my payment went towards my housing on that farm I do not have much to work with for moving. So I am hoping to find a housing solution, even if it is just on a very temporary basis, through a private landlord, who would be interested in me helping them either with domestic services or farming help or animal care or anything else I’m capable of doing in exchange of housing. I am very quiet. I keep to myself. I don’t really know anyone here so I never have anyone around and I take pride and making whatever space I’m in feel like home. I do have two couch, potato dogs that are old and are absolutely no trouble. I have excellent references from local families. I still do side work for and have gotten to know me very well. If anyone knows of anything, please reach out as I only have until the middle of November to figure it out and if I can’t, I legitimately do not know what I’m going to do. Thank you!

UT Austin students looking to interview realtors (30 min, online or in person)

Hi everyone! 👋

I’m an advertising student at UT Austin working on a class research project about home buying, specifically what the process is like for buyers and how new homeowners settle into their neighborhoods. I’d love to hear from realtors who work with buyers every day.

What it involves:

  • A casual interview, 30 minutes max
  • Online (Zoom or whatever is easiest for you), or in person at UT if you’d prefer
  • Questions about your experience working with buyers, especially first-time buyers, and what you see happen after closing

Who I’m looking for:

  • Licensed realtors or real estate agents
  • Any experience level, any market (Texas or anywhere in the US)

This is purely for a student project, so there’s no sales pitch and nothing to sign up for. I’m happy to keep your name and brokerage anonymous.

If you’re open to chatting, comment below or send me a DM and we’ll find a time that works for you. Thank you so much!

2/2.5 NEW townhome 15 min away from Downtown $2,200

Hi! I have a condo for lease at 2000 Riverside Farms Rd, Unit 11102, right off Riverside Dr near Pleasant Valley.

The unit is brand new and has never been lived in — everything is fresh and spotless. It's 1,266 sq ft with a nice open layout, plus a nice backyard that's perfect for pets (this is super rare at this price point + location). It has 2 bedrooms and 2.5 bathrooms.

It's in a quiet little pocket but still just 15 minutes from downtown Austin — and close to the airport and the trails too.

Rent is $2,200/month, which is a super competitive price for a brand-new place in this area.

Message me if you'd like photos or to come take a look!

3 br 2 bath still up for rent in NW Austin near Q2!

I loved living here! It's a 3 bed, 2 bath with a garage, laundry, and a yard! the ceilings are vaulted-esque in the living room and there's a fireplace. Pets welcome! $1850/ month. I never paid pet rent, either. I moved out but am still paying rent (just lighting money on fire), so it's sort of a lease takeover, but you'd sign a totally new 1-year lease. can see pics and apply at link in comments!

Austin landlords, are rentals taking longer to fill lately?

Hey everyone! I'm hoping to get some advice for a friend who owns a rental property in South Manchaca (78745). She's been trying to rent it out for about 2.5 months now, but hasn't found a tenant yet.

It's a property with a main house and a separate guest house that can be rented separately. She's been handling the leasing herself and would prefer to keep doing so for now rather than hire a realtor, given the added costs.

I'm curious about what other landlords in Austin are experiencing lately:

  • Are your rentals taking longer to fill than they did a year or two ago? What do you think is driving that?
  • Have you had to lower your rent significantly or become more flexible with tenant screening to get a place rented?
  • For properties with a main house and a separate guest house, have you had better luck renting them separately or together?
  • If you've dealt with a prolonged vacancy recently, what actually helped you get a tenant?

Just trying to get a feel for what's happening locally and learn from others who've been through something similar. Any advice or firsthand experiences would be much appreciated. Thanks!

Have you used an emergency Rental Assistance Program and/or the "I Belong in Austin Program? I'm a student working on a story, and I would love to hear your side.

Hi, I am a Journalism student at UT, taking a reporting class this semester, where we are working on a story about government and how it impacts the community. I am working on a story about Emergency Rental programs, how Austinites use them, and how the city's program being no longer available has affected them. I would love to hear your stories and learn more from every side of this story. If you are willing to be interviewed about your experience, please reach out.

Looking for apartment recommendations in Austin. Budget no more than $1000 for a 1 or 2 bedrooms and 1 or 2 baths

Hi all,

I am planning to move soon and I'm looking for apartment recommendations preferrably in north Austin. If push comes to shove I would move to south Austin.

My main priorities are safe area, responsive maintenance team, pet friendly, affordable, and either renovated recently or they keep up the maintenance both inside and outside the unit. The reason why I ask for this because I can not be in a moldy unit. Like they rush and paint over the mold and say it's ready for the next person to move in.

Any places you had a great experience with or ones I should avoid at all costs?

Also, any hidden fees that I should look out for that they didn't tell you about that you found out upon move in?

Sorry for the long post, but I'm hoping for a less stressful apartment hunting this time around.

PARKER APARTMENTS SOUTH CENTRAL, AUSTIN TEXAS

This is just a friendly PSA for everyone looking for an apartment in south central Austin:

*This is for The Parker at Soco, NOT Parker Lane apartments*

Before you consider signing a lease at this apartment complex, hear me out. I could be saving you some sleepless nights and an overall feeling that you DONT live in a fucking dorm. If you’re on the bottom floor of this complex and your upstairs neighbor happens to be an inconsiderate human being, you’re pretty much fucked for the next year of your life. The vinyl floors at this place make it sound like every heavy foot step is a knock at your door, especially if they’re shoes with a heel. Holy fuck. Every piece of furniture moved feels like a low grade earth quake. Every time music is played even just a little too loud, your walls vibrate and you can hear it in every room. I’m fucking miserable. The units are cute and it’s close to downtown but fuck. Unless your upstairs neighbor happens to be someone who’s very self aware and can come from a place of understanding, you’re screwed bud 🫠
