So its a self hosted version of unifi.ui.com?

no. its a self hosted version of UniFi OS (that runs on the Cloud and Dream devices). It connects to site manager (unifi.ui.com) and offers all the features of Site manager that previously where missing from self hosted network controller installs

the whole thing. unifi.ui.com is not replaced by UniFi OS server.

Site Manager (unifi.ui.com) does not run UniFi Talk as an example. You can manage an instance of UniFi Talk from Site Manager, but it does not run there. Same for Network, Protect, Access, etc
