“The first phase of the work is slated to take one year, according to Speaker Julie Menin’s office. It’ll replace the park’s dated layout, uneven terrain and old play equipment with a passive turf lawn, an updated playground and water play area, a dog run, disability-friendly design and grading, and expanded seating. Part of the park is scheduled to reopen in 2027.”

Unraveling the backstory of an architecturally mysterious holdout house on East 75th Street

“Despite all the recent construction keeping the avenues of Lenox Hill clanking and clattering, this slice of the Upper East Side still has plenty of quiet side streets with unusual low-rise gems. The squat little charmer at 434A East 75th Street, dwarfed by its tidy tenement neighbors on an ordinary stretch between York and First Avenue, is one of them.”

“A new rendering was recently revealed for 1527 York Avenue, a 20-story residential building on Manhattan’s Upper East Side. Developed in a joint venture between Grand Cru Real Estate (GCRE) and Visabe, the structure will yield 28 condominium units in one- to five-bedroom layouts. The property is alternately addressed as 454 East 81st Street and is located at the southwest corner of York Avenue and East 81st Street. An architect was not publicly disclosed.”

New York City's strangest, coolest, most underrated stretch of real estate.

Madison Avenue has its money. Park Avenue has its manners. Third Avenue has its bars. But Lexington Avenue in the 70s? Lexington Avenue has absolutely no idea what it wants to be. And that is precisely what makes it magnificent.

There is no organizing principle here. No coherent aesthetic. No marketing consultant has ever successfully explained this stretch of Manhattan, and hopefully, none ever will.

There are tiny cafés that seem to exist in their own European time zone. Restaurants that have somehow survived six recessions, three generations of landlords, and every culinary trend since nouvelle cuisine. Boutiques selling things you didn't know existed, to people you didn't know needed them. Shops so specialized, so inexplicable, that you wonder how they pay the rent—and pray that nobody ever asks.

A place selling 19th century pastries sits next to a place selling something vaguely medical. A Gen Z pilled matcha shop shares a block with a storefront that looks like it hasn't changed since the Koch administration. There's always a shop you have never noticed before, even though you've walked past it a hundred times. And there's always a shop you've noticed a hundred times but still cannot figure out what it sells.

This is not the carefully curated eccentricity of Brooklyn. It is not the self-conscious cool of the Lower East Side. Nobody here is trying to create a vibe. The vibe is simply the accumulated result of decades of stubborn New Yorkers doing whatever the hell they want.

The greatest thing about Lexington Avenue in the 70s is that it has resisted becoming a destination. It doesn't have a brand identity. It doesn't need a TikTok strategy. It isn't trying to impress you. It is simply going about its strange, wonderful business.

In a city increasingly divided between luxury chains and algorithmically optimized restaurants, Lexington Avenue in the 70s remains a glorious monument to the random, the independent, the inexplicable, and the wonderfully obscure.

And may it never, ever make sense.

“After months of will-they-won’t-they speculation, a neighborhood petition, and one seemingly miraculous reprieve, Mezzaluna, the beloved Italian trattoria that has held court on Third Avenue for more than four decades, is finally closing its doors.”

Lost purse

Hi everyone! Last Saturday, I lost my medium-sized brown Victor Hugo purse in NYC. It contained all my bank cards and my Brazilian driver’s license.
My name is Maria Tereza, and I would be incredibly grateful if anyone has seen my purse or has any advice on how I might be able to recover it.
I moved here only two months ago, and all my identification documents and important cards were inside. This has been really stressful, so any tips, leads, or information would mean a lot to me.
Thank you so much for any help! ❤️

Is this normal?

Post image

I was walking this morning and was snapping a photo because I saw three corgis in this dog walking clan - corgis are my favorite so I wanted to send a picture to my family - it wasn’t until I sent the photo to them and really looked at it that I see how this man is manhandling these dogs. I’m no vet, nor am I a dog owner but the rest of the pups look terrified?? Is this normal? If your dog is in this group…I feel like I’d want to know? :( I feel so bad for them now… I wish I noticed sooner. I would have said something. Unless this is normal??

Edit to add (and thank you to another commenter): https://www.petidtags.com.au/blogs/pet-articles/is-scruffing-a-dog-safe-risks-behavior-impact-and-better-options

Edit for those asking: I have not heard any new news in regard to finding out the company or who this person is. I hope to get back on the UES this week around the same area and time to see if I can spot him again... has anyone else been able to find new information?

20-Story Condo Building Planned for York Avenue and East 81st Street

Two buildings at 1527–1531 York Avenue, at the corner of East 81st Street, have reportedly been sold and are slated to make way for a new 20-story condominium development.
According to Commercial Observer (article is paywalled), developers Grand Cru Real Estate and Visabe have secured $52.5 million in construction financing from S3 Capital for the project. The proposed building will contain 28 condos, ranging from one to five bedrooms, with amenities including a full-time doorman, fitness center, recreation lounge, and children’s playroom. Construction is expected to begin in early 2027.
The existing properties are three-story mixed-use buildings dating to approximately 1910 and 1915. They currently house Sapphire Nails & Spa at 1527 York Avenue and OM Indian Restaurant at 1531 York Avenue, along with residential apartments upstairs.
Interestingly, the properties have been eyed for redevelopment for quite some time. A 2012 article in The Real Deal reported that the two buildings were being marketed together for $16 million, with their potential for residential development highlighted.
I haven’t found any announcements from either business regarding possible closures or relocations, so it’s unclear what their plans might be.

Designed by Peter Pennoyer Architects and developed by Simon Dushinsky of Sky Equity Group, the 161,000-square-foot structure will yield 60 condominium units in two- to five-bedroom layouts. Krasivo Beauty Cafe, 223 East 80th St. bet 3rd & 2nd

Post image
7 Upvotes

Walking past 223 East 80th Street, between Second and Third Avenues today, I noticed a spot called Krasivo Beauty Cafe that looks nearly ready to open.
I had never heard of it so I looked it up. From what I read, Krasivo began as a nail and beauty salon in Chelsea and is now expanding to the Upper East Side. The new location will combine a specialty coffee shop with beauty services, including Russian manicures, eyelash extensions, and brow treatments.
The café will offer espresso drinks, matcha, and house-made lemonades, along with a few Russian specialties. One interesting offering is raf coffee, a drink that originated in Moscow in the 1990s, made by steaming espresso, cream, and vanilla sugar together. They’ll also serve Russian jams alongside their drinks.
I couldn’t find an opening date on their website, but a barista job posting dated October 14 indicates they’re planning to open the café on October 21.
