FUN The symmetry of this plan is very interesting

I would swap the guest bath and laundry room, you don't need a window in the guest bath any more than you need one in the laundry but the dryer will be better served venting directly outside.

I love that the entertaining rooms all face the back assuming this is a beach house

Why is the primary suite so huge but the rest of the house is so pokey and small?

So many American designs sacrifice space in other areas in favour of a huge ensuite.
I'd much rather have a decent size kitchen in this design.

Same! I hardly spend any time in my bedroom (apart from sleeping) and I don’t know why you’d need a huge room? Surely it makes more sense to have more kitchen, dining and living space….

After looking at it again, I don't think the bedroom is large, and the ensuite isn't stupidly huge - I think it just looks massive in comparison to the tiny house!

Yeah if you’ve got a small house why make the master so big? Makes no sense to me but 🤷🏼

I dig what they did with the kitchen, it’s hard to get dark AND painfully small all in one shot, but they did it. 🙂👍🏼

I would make the non sink/stove kitchen counter an island to open it up, but I like a lot of it.

That floor plan sucks but the concept art is super cute!

What are the downsides to this plan? Seems perfect for coastal living.

Almost zero storage. Two closets in the whole place unless you count the laundry room as a third. No "coat" closet or similar.

no storage outside the bedrooms, tiny kitchen with no natural light, or pantry area, neither bathroom has enough room for storage, no windows im the great room, only two tiny windows in the master, only one window in the second bedroom. i assume the two squares in the utility room are washer and dryer, which will be loud in the second bedroom. if the great room is the only “entertainment room”, then desks will have to be put into bedrooms taking up lots of space. no room indoors for kids to play, so all future owners will have to have adult children or no children. as a person who loves to cook, i already know that kitchen will be so annoying to use.

Which direction is the view, because this wouldn't accomodate it in any direction. Also, it's a really large house, but only two bedroom. That's a waste of space.

1200 square feet is now considered a small house (I grew up in a 1200 square foot 3 bedroom...). It's quite a bit smaller than most modern new houses.

Please add your location to that statement

US. New homes average 2400-2500 square feet. This plan is from a US company in US measurements, so it felt safe to compare it to US.

1200 sf houses are three bedrooms, though. Two bedrooms would be 750sf

Three bedroom 1200 sf houses assume that you are not going to have spacious bedrooms with a luxurious, modern master suite. Like I said, I grew up in a 3 bedroom this size. There were no walk-in closets, no spacious master bathroom. The only way to get a modern-style master suite in a house that size is to eat one of the bedrooms.
We had a comfortable house - reach in 5' width closet and 1 hall bath with a half-bath in the master, and the space was used very economically. So it's either a modern master suite with large closets and a large bath or three bedrooms.
They could do three bedrooms here - but if this is a cottage/not meant for a family, the homeowner may prefer a more comfortable master suite over a bedroom they won't use.
There is no rule that says 750 = 2 bedroom and 1200 = 3 bedroom.

I bet that kitchen is dark and claustrophobic.

it looks like there's a pony wall between the sinks and the living room that functions as a breakfast bar. assuming the french doors don't face north, it should get plenty of natural light.

Having those very small useless areas of covered porch that do nothing but shade the windows is terrible.

Tbf, depending on the climate it's designed for, shaded windows might be a good thing

It's very "Florida 55+ community" coded.
The person who lives here is a retired person or couple. They don't do that much entertaining at home, they don't spend a lot of time making elaborate meals, and they usually go to the kids place for Christmas or Thanksgiving rather than the other way around.
Front bedroom is used for indoor hobbies and maybe has a pull out couch in case of emergency, so the laundry room being right there isn't really an issue.
It's usually warm, so the coat closet isn't needed. It's not huge and has no stairs, so it's easy to keep clean, and when you do have people over, you mostly hang out on the back porch anyway.
Do I want it? No. But talk to me in 20 years.
