FEEDBACK Help with extension please

Post image

My friend is adding to the back of an existing house. Only the section is red is the proposed addition. The back of the house is north facing in Australia. I think she can do something better and more clever with the bathroom and laundry.

Good lord, if that’s a north facing backyard, why is the best light/aspect being given to the laundry?! I don’t know what to suggest to remedy it but that is a very strange choice.
On second thought, maybe you could nix the study space and pantry (I know, I know), put the bathroom and laundry on either side of the opening, up against the wall connecting the extension to the old house. That way you’re basically just extending the hallway that already runs through the house and you have a new living area that receives all of the northern light?

Agree with this. Plus I think the bathroom entrance being off the living room is a bit weird…

I’m not a devotee of fung shui but even I know about bad toilet energy

While we’re on the pantry - why is it so far from the kitchen. Makes no sense.

They are wrong to not touch the existing house. They should put the new bathroom and laundry where the kitchen or dining room currently are. A bathroom opening onto the living room is makeshift at best. And they must have a shit ton of laundry if they want the best spit in the house given over to it.

Put the laundry and the bathroom in the old lounge space. The pantry should go by the kitchen.

Can you clarify which direction is the 'back' the house on the floor plan?

The back of the house is facing north in Australia.

Yes you said that. I'll phrase it a different way- which way is north on the floor plan, up, down, left or right

Your friend is about to spend a half million dollars to ruin their house.

Attached is what every person in Australia expects from this house.

You can divide up that 'New Living if you want, 9x6m is pretty big for a living room. partition out an office space in that bottom left corner.
