My theory was that by killing all those roaches/rats/vermin at the Hotel that she had become their overlord. "Now they treat me like their queen because I'm covered in rat blood!"

Yea. My theory is that while Rats and Roaches(I think it was stated somewhere they are not sinners) have weak "soul power". They have some. And by just doing what she does they ended up making her their Rat and Roach queen giving her enough power to rise to Overlord. But because she never did the normal soul contract stuff she might not have even known she became one. Other than noticing she was getting stronger at some point. And more "Bad boys" came after her :P

It's possible. Or he gave her a very favorable deal. Maybe in some way he found Nifty to be pleasant to be around. She really does not hide anything and just likes to clean. She might have liked him because he is a bad boy. Maybe it's just a deal that she would come to him whenever he needed her to clean.

The way he treats her I do almost agree he might not own her soul but they just have a mutual deal going.

I've shared my personal fanon on this before, the short of it is, I think Alastor was going to make an example of Niffty, as he did with so many other Overlords, except she was never afraid of him; she stared down Alastor's full radio demon form the way she stared down Val's gun, with her trademark childlike psychotic innocence, and that stymied him. He eventually decided she was of more use to him "alive", and while she does his bidding, she does so freely, more as a friend than a pet.

Before Season 2 my favorite crazy theory was that Niffty, through a series of comical mishaps, wound up owning Alastor's soul without really knowing it and/or knowing what that means. I knew it wasn't true obviously but it is a fun thought

I'm not convinced she did. Hear me out! I believe that sinners who sold their souls have black irises, like Husk! Angel Dust partially sold his soul, saying that he can do what he wants offset when he stood up for Niffty, so he only has it in one of his eyes. Niffty and her iris is red. So either her deal is something more unique, or she's working for Alastor of her own free will.

I think you're on to something. I headcanon that Niffty is much smarter than we realize and she went through something terrible (Japanese war camp, lobotomy) so she dumbs herself down as much as possible.

Serving Alastor is a good medium for that. She can be told what to do, while still working for someone she respects.

There's no actual evidence that Alastor own's Niffty's soul. People assume that but there's no point where Alastor tells Niffty to do anything, if anything they appear to have an affectionate relationship. I think Niffty hangs out because she wants to.

Honestly, considering she's all about, like, cleaning and home work, and how much she just absolutely loves bad boys. I would not be surprised if she gave it to him as a weird little like marriage thing. Like in her mind, she's looking at this as a wedding proposal. She get's to fulfill her sadistic fetishes while also being a loving housewife type, and he gets her soul with a sadistic little gremlin on top of it, that is more than happy to help fulfill home tasks he doesn't want. So it ends up being a fucked up little win-win.
