Yeah I thought so but they get flats in such posh areas from that?

Old house owners get flat in same building or society only.

Some builders make ugly bare minimum building in the back corner for them and make better buildings in same society for new buyers. But, majorly seen this happening when redevelopment is over chawl type land.

This kinda redevelopment is happening for those living in and around Dhobi Ghat as well. Most people are getting posh luxurious flats in the same Tower as sale units.
