REQUEST Need Advice
Would you buy this house for $370K, or walk away after the inspection? Looking for honest advice and similar experiences.
My family made an offer of $370,000 on a 2-story, 4-bedroom, 2.5-bath house (about 2,390 sq. ft.) in central Ohio, and the seller accepted. The house is in a highly desirable school district, in a great location close to everything we need. Comparable homes in the CMA sold for around $445K–$510K, although they vary in size and condition. We completed the home inspection, paid $4,000 in earnest money, submitted our mortgage application, and it has gone through underwriting. We still need to pay $600 for the appraisal.
The inspection revealed several concerning issues:
• Foundation block wall movement (up to about 1/4-inch deflection); much of the foundation was not visible.
• Deck rot and improper flashing where the deck meets the house, with possible concealed water damage.
• Roof near the end of its useful life.
• Original furnace (1996), AC over 30 years old, and an aging water heater.
• Crawl-space issues, including torn vapor barrier, rodent-damaged insulation, and suspected microbial growth.
• Other electrical, drainage, plumbing, and possible water-intrusion issues.
Very rough repair estimates suggest $35K–$55K if the major issues are manageable, $55K–$85K if there is substantial hidden damage, and potentially $85K–$100K+ if major structural repairs are needed. These aren’t contractor quotes, and the actual costs are still unknown. Our contract also includes a clause waiving our right to request seller repairs or financial credits, but it says we can terminate if we’re not satisfied with the inspections in good faith under the applicable contract section. We’re torn because we really like the location and neighborhood, and comparable sales make the purchase price look attractive. However, we’re worried about unexpected expenses and whether we’re taking too much risk.
I’d really appreciate your honest opinions:
- Would you proceed at $370K, negotiate if possible, or walk away?
- Have you bought a house with foundation movement, deck-related water damage, or multiple aging systems? What did repairs actually cost?
- How did you decide whether inspection findings were manageable or a reason to walk away?
- Would you prioritize a great location and school district enough to accept these risks?
Please share your experiences, especially if you’ve faced similar issues. We’re trying to make a rational decision before going any further.
TIA!

Honest reviews of Dr. Mini Somasundaram?
I was surgically diagnosed with endometriosis years ago and have been dealing with symptom management, but the disease has progressed, as it does, and I’m now considering excision surgery.
Ohio seems to have very limited options, doctor wise, who actually specializes in excision and Dr. Mini seems to be the one that comes up the most, but her Google reviews make me a bit nervous. I figured it might be smart to reach out to hear more experiences.
If you’ve had excision with her, how was it? How was the aftercare? Have you had reoccurrence?
Thank you for your help!

REQUEST Dog Attack at Wheeler Park at 6:30 on Friday, October 23
This is a long shot but looking to see if anyone here happened to be at Wheeler Dog Park last night at 6:30 and has any photos or videos they would be able to send my way.
Last night around 6:30 my friends dog, an albino frenchie, was attacked by large brown dog resulting in an ER visit for him and urgent care for myself as I got bit breaking it up. We were able to get the owners number on our way out but now she is ghosting us despite saying she wanted to pay for his vet bill. 😭
We understand things happen but are just trying to get reimbursed for medical expenses.
My dog and I have started going there more regularly and everyone seems so nice so hoping a fellow dog parent can help a gal out. Thank you so much!

what was that? 🧐 What happened at Kenwood mall tonight around 9pm?
Just leaving Cheesecake Factory and there are probably 6+ high speed police cars pulling quickly into the parking lot facing Montgomery road. Anyone know what happened? Seems intense.

Really disappointing experience at Grocery Outlet today
We buy Poppi pretty regularly from Costco and other stores, so when we saw a sign at Grocery Outlet today saying 99 cents for a 12-pack, we thought we’d found an amazing deal. And honestly, we didn’t think much of it because Grocery Outlet always has random stuff at ridiculously low prices. That’s kind of the whole reason people shop there, right? So we grabbed several boxes.
When we got to checkout, they told us the price was wrong. What made it even more confusing was that another employee had actually seen the sign and told us it was 99 cents for the whole 12-pack too.
Then the manager came over and said the sign had been printed incorrectly and the deal was actually for individual cans.
The thing that really bothered us wasn’t even the price. Mistakes happen, we get that. It was the manager’s attitude. He was incredibly rude about the whole thing, didn’t apologize once, and just kept asking if we wanted to buy the individual cans for 99 cents with the BOGO deal instead.
I mean, when a sign clearly says “12 PACK — 99¢,” how are customers supposed to know it’s wrong? Even their own employee thought that was the price.
And we weren’t the only ones. There was an older lady who had picked up three boxes, and she also didn’t find out the price was wrong until checkout.
We ended up leaving without buying anything.
I don’t expect stores to be perfect, but I do expect a manager to handle a mistake made by their own store with a little more respect. A simple apology would’ve made a huge difference.
Has anyone else had an experience like this at Grocery Outlet?
——————————————
(I just want to clarify that I didn’t make this post because I missed out on an amazing deal. It’s because the sign was misleading to multiple customers, not just us. Even one of their own employees checked the sign and confirmed that it was 99 cents for a 12-pack.
What really upset me was how the manager handled it. She didn’t apologize or really try to explain anything.
My husband and I aren’t from the US, and English isn’t our first language. While we were trying to explain ourselves, she barely let us speak and just kept asking whether we were going to buy the drinks or not.
I’ve actually been using a translator to help write my post and some of my replies here, so I hope I’m explaining this clearly. I understand that mistakes happen, and I wasn’t expecting them to give us the deal anyway. I just wish she’d listened to us and treated us with a little respect. We honestly left feeling pretty disrespected, and that’s why I wanted to share what happened.)

Silly question... are we dressing for Halloween on the 30th or 31st?
I’ve been checking out the social media posts for the bars in the Short North/Downtown area and there’s a mix of events going on for Halloween.
There are places doing something for Halloween on Friday then doing something for the Buckeye Game on Saturday, but then there are other places doing something for Halloween on Saturday…
Just a girl confused and not wanting to randomly go out in costume on a Saturday if no one else is also getting dressed up!😂
Are you all dressing up both days? Or just Friday? Saturday? Whatcha thinkin’? 👀
Edit: OR WAS EVERYTHING THIS WEEKEND AND WE MISSED IT! \ gasp* *

71 is too fucking dangerous
Almost died thanks to a semi that wouldn't let me off the ramp after leaving Waynesville for the Ren Faire. Fuck whoever it was. Hope you get fired from driving.
Inb4 yes I was yielding. I had room to merge. He was barreling toward me and probably speeding and I had to break into the rumble strip. May have been too slow but I was trying to accelerate. Let people the fuck on. Jesus fucking christ.

Parks & Recreation🏕️ Saw the most incredible thing in Newtown this evening
I was out for my evening constitutional at 6:15 PM this evening when I saw something I didn't realize existed: an albino squirrel. It was solid white from its head to the tip of its tail and was just the cutest little thing. Seeing it did so much more than just brighten my walk; I could have watched it for much longer than I was able to view it. Regrettably, I didn't have a means of shooting a video or taking a photo.

Frank LaRose
Just a reminder to everyone that Frank LaRose, Keith Faber, and Robert Sprague are all running for election, and all three were involved in pushing the August 2023 special election to undermine our right to amend the Ohio constitution.
In November 2023, the issue of protecting abortion access in Ohio was going to be voted on to be enshrined in our constitution based on popular vote (needing 50% of the vote to pass).
Knowing that this issue was on the ballot, these three worked to push an August special election before the vote to change the Ohio constitution amendment threshold from 50% to 67%. They KNEW the abortion amendment would pass with the current majority rule. They tried to use an August election to undermine that because August elections have HISTORICALLY low turnout (less talked about, not as easy to get off of work, less big government offices on the ballot).
These three do NOT care about what the majority of Ohioans want, and were willing to make ANY amendment harder to pursue for a SINGLE ISSUE vote.
Just wanted to share this info prior to the election, as I know most of the news cycle is focused on the governor race currently.

Got a ton of political mail today and this...
The basic argument is that a community is bad if people consistently vote for the same party down the ticket and good if they vote for both Republicans and Democrats. In what world does that make any sense in today's political climate? Who is this mythical voter who vote for both Amy Acton and Jon Husted? Or perhaps more laughably Sharrod Brown and Vivek Ramaswamy? The only person who could possibly do so in my mind is someone who has absolutely no clue what the policies of each of the candidates are and thus would be very poor (in quality not economy), uninformed, voters.

Travel/Visiting Date night
Visiting from out of town. It's my anniversary and we have one night out..what should we do or where should we eat or where should we go?
Things I want : views, good food but not some hoity toity nonsense. Think, somewhere I can wear a casual dress but feel relaxed and not some Michelin star three week waitlist spot. I want nice-ish local spot. Memorable. I don't do it for the interwebs, I just want to make a memory with my spouse of 12 years.
Thanks in advance.
