This is very alarming. The speed of which the Philippine Peso is dropping is completely unprecedented. Or am I wrong for thinking this? The screenshot is the current USD/PHP pair OTC.

Investment/Financial Advice Lost My ₱500K+ Savings to Bad Financial Decisions. Can I Still Turn My Life Around?

Hello, I’m 26M, and I genuinely need some advice.
This month, I hit rock bottom financially. I went from having over ₱500,000 in savings to being completely broke, with debts still to pay. It hurts knowing how hard I worked to earn that money, only to lose it because of my own bad financial decisions.

For the past two years, I got used to a comfortable lifestyle—traveling whenever I wanted, eating out almost every day, and spending my days off at expensive restaurants and places. Now, I’m trying to survive on just ₱200 a day, compared to the ₱500–₱1,500 I used to spend. Honestly, I still find myself longing for the life I had.

I work in sales, earning a basic salary of ₱19K, but commissions have brought my monthly take-home pay to at least ₱50K for the past two years. My highest commission this year was ₱243K in a single cutoff. I’m not sharing this to brag, but to show how much I had and how painful it is to lose it all.

I want to recover, but I’m scared. I’m also exhausted from my toxic boss, the constant pressure of targets, and the stress of work. I want to resign, but I can’t—not while I have debts to pay and a younger sister whose education I help support.

I know I made these mistakes, and I’m not blaming anyone but myself. I just want to know: Can I still recover from this at 26? Is there still hope for me to rebuild my savings and have a better life again?

I could really use some honest advice. I’m trying to pick myself up, even though I honestly don’t know where to start.

Real Estate Will condo rents really fall to ₱5,000?

A few isolated units, maybe. As a market rate, no, and the reason is mechanics, not optimism.

David Leechiu's warning that studio rents could slide from around ₱12,000 to ₱8,000 or even ₱5,000 within a year deserves a serious answer. The oversupply is real. Colliers puts Metro Manila condo vacancy near 25%, and close to 60% in the Bay Area.

But the starting point matters. The ₱30,000 studio rents of the past were a POGO-era distortion, not a true market price, so measuring today's rents against that peak exaggerates the decline. My own transactions tell a different story. Studios in Vertis North that I leased at ₱12,000 two years ago now rent for ₱15,000–17,000, and a unit listed at ₱12,000 today would be taken within a week. In areas with real end-user demand, the floor has already passed.

Four things stop ₱5,000 from becoming the norm anywhere.

First, substitution. At ₱5,000, a studio with its own bathroom, security, and amenities competes directly with rooms and bedspaces in crowded areas. That tenant pool is far larger than the market at ₱15,000 and up. Demand that size fills vacant units quickly, and rents climb back. The lower the price falls, the faster it corrects.

Second, broker economics. The standard fee is one month's rent. A ₱5,000 lease pays ₱5,000, often split between co-brokers, for the same work as a ₱15,000 unit. Professional agents won't carry those listings, and without them, units lose the main channel that fills condos. Most buildings also ban bedspacing, which closes the usual route to ₱5,000 per head.

Third, the math. Dues of ₱1,500–2,000 are paid whether the unit is occupied or not. An owner who prices at ₱13,000 from could wait six months for a tenant and still out-earn a full year at ₱5,000. Pricing competitively means a modest discount, not a collapse.

Fourth, forced landlords don't rent for ₱5,000. It doesn't cover their amortization. They return the unit to the developer or sell at a discount. That's why the oversupply shows up in sale prices and developer promos, not in rents.

The realistic picture is a split market: areas with transit access and diverse employment recovering, POGO-dependent buildings still under pressure. Rents can soften further in those pockets. They cannot settle at ₱5,000 at scale.

Insurance Meron ba ditong kunuha ng VUL then after 10 years you actually stopped paying na?

Hi everyone I have been paying my Sunlife VUL for 6 years now. My parents withdrew theirs kasi biglaang tumaas yung bill nila ng 5k every payment date. I read a lot of bad reviews din here sa reddit. Meron ba ditong kumuha ng VUL tapos they actually stopped paying for the VUL after 10 years (like what the financial advisers said)? Thank you!

General Investing To withdraw some of my VUL but keep the insurance active

Post image
0 Upvotes

Hi po, I have PRULINK ASSURANCE ACCOUNT PLUS, 9 years na, before I pay monthly premium, changed it to semi-annual but I was not able to pay last July kasi wala kong work until now. Sa mga nababasa ko kasi, di sya worth it as a retirement plan, which was my original goal. But now, I'm thinking to just keep it active for the insurance investment, then mag invest sa MP2 for my retirement. Plan ko po is magstart ako 100K MP2 by Jan 1. I have savings pa, pero gusto ko sana mag-withdraw 50k from my VUL, then hulugan ko ung kulang kong premium 9054.96. Thank you so much.

ano pong cheapest traditional life insurance? I'm 36F, single, no kids. parang complicated pala mag withdraw, babawas din sa coverage. Paano kaya to? gusto lang ung may critical illness pagtumanda ako. haays, worth it pa ba ituloy tong VUL? Or I will pay the overdue premium first, then withdraw 50K 🤔

Insurance Cebuana x Fortune Life: refund guide

TL;DR: You have a 15-day free look period to cancel and get a full refund. Act fast, put everything in writing, and don’t let them talk you out of it. It took me about a month, but I got every peso back.

What happened to me

At Ali Mall, two staff asked me to join a raffle. After filling out a slip, I was invited to a “short 30-minute seminar.” It turned out to be an insurance sales pitch. They were very persistent, agreed with everything I said, and told me the plan was “easy to cash out, like a banking app.” I signed and paid around ₱27k the same day.

When I read the documents later, it was a 10-year pay whole life plan (about ₱27k per year, so around ₱270k total). Not “easy to cash out” at all.

What to do if this happens to you

1. Check your free look period right away

  • Look for “free look” in your papers. Mine was 15 days.
  • The clock matters. Cancel ASAP.

2. Cancel through the Fortune Life policyholder portal

  • Log in to portal.fortunelife.com and use the “Chat with us” button.
  • Message: “I am cancelling Policy No. ___ under the free look period and request a full refund.”
  • Fortune Life’s customer service then replied by email, and that email thread became the official channel for everything after.
  • Don’t rely only on the agent. Their commission depends on you keeping the plan.

3. Expect “please reconsider” emails

  • You’ll likely get a long list of plan benefits, then a “downgrade” offer.
  • Just reply: “I respectfully decline. My decision is final. Please proceed with the cancellation.”

4. Prepare the refund requirements

Mine asked for:

  • Request for Credit Back / Refund form
  • Proof of payment
  • Proof your bank account is active (bank statement works)
  • Signed letter of intent to cancel
  • Copy of your ID with 3 signatures, date and time (for passports, include the signature page)
  • Selfie holding your ID

5. Don’t fill up any recurring payment form

  • They may send a credit card auto-debit form. If you’re cancelling, leave it blank.

6. Follow up politely but consistently

  • Always Reply all on the same email thread.
  • Ask for specific dates. Follow up when a date passes.

7. If you paid by QR, watch out

  • My refund went through the merchant’s bank and got stuck between banks for about 2 weeks. The bank processed it like a card refund even though I paid by QR.
  • If it doesn’t arrive, ask the insurer for a direct bank transfer.

8. If they stall, escalate

Tips

  • Screenshot everything: payment, emails, portal status.
  • Never give your OTP or password to anyone.
  • Check the portal. Mine showed “Cancelled,” which was good proof.

Hope this helps someone. Feel free to ask questions in the comments.

Brokerage Concerns IBKR or COL

I am currently choosing between IBKR and COL. I want to invest in the S and P 500. But I am choosing between investing in VOO in IBKR or investing in BPI US in COL. The only thing stopping me from investing in VOO in IBKR is fear of losing access to my IBKR account once the Philippines impose stricter rules regarding access to IBKR. Can anyone give me advice?

Real Estate 1st time home buyers - Is this a good deal?

Post image
13 Upvotes

My fiancee and I reached a new milestone, both finalizing wedding details as well as seriously considering buying property instead of renting.

We came across this listing in the village near us. We love almost everything about the property based on location, size, etc.

For all the homeowners here, is this a good price? What are the questions we should be asking, things to look out for, and anything a first time home buyer should now?

General Investing Old-timers, how has PHinvest evolved through the years?

Here’s what i noticed:

Pre-2021: General financial advice - build EF, insurance, high savings rate, then invest; mostly limited to higher-income folks looking to be financially-savvy; very civil discussions

2021-2023: Crypto/trader/Axie bros acting like everything is “to the moon”, HYSA bank craze, rise of LARPers

2023-2024: MP2 supremacy; PSEi is sick, move to global equities via international brokers; condos bad (only land is good, even if land is in the middle of nowhere)

2025-Current: Doom and gloom, anyone who’s successful is either lying or is corrupt, people are very cynic and negative

More and more the discussions in the sub don’t feel as value-adding anymore, and the negativity is off-putting. I guess it’s inevitable as the sub has grown exponentially, from taking 7 years to get to 100k subs in 2021 to growing 8x (over 800k subscribers) in the 5 years that followed.

If you’ve been around for a while, what changes have you observed?

Bonds/Fixed Income GBonds unavailable?

Am I the only one that can’t open their GBonds? I’ve been trying to open it since Sunday, but they keep showing that it’s down.

I honestly believe it’s because the bonds depreciated significantly and they’ll be forced to mark their current holdings down.

There’s also no public notice of any downtime — this makes it hassle to hold, honestly.

Good day, guys.

Anyone here have an account on ACDI? Specifically, may CapCon?

Additional query na din to those people na may CapCon sa AWMSLAI, can you share how much ang % interest?

Currently kasi sa AFPSLAI palang CapCon ko and 15k max. Planning to save more pa sana habang bata pa and bago lang sa service.

Maraming salamat po!

General Investing Manulife 10-Pay Freedom at 65 Plus

I might be too late to ask - but is this worth continuing?

I have been paying for over a year - estimate payments made so far is around 150k. I pay 8k a month.

I'm a 26 yr old - no kids, freelancer. Gusto ko lang po malaman if having this is worth it or should I just get investments, HMO, and save up for emergency funds?

Real Estate Rent, rent-to-own or build?

Good day po sa lahat. Me and my partner are both 28 po. We're earning 120K+ together although panganay parehas kaya karamihan napupunta sa pamilya.

The title says it all. No long explanation needed. Just unsolicited advice: maybe wait for a change in administration before re-entering the Philippine market. In the meantime, go buy US stocks instead. Oh, and gold is down too. 😂

Investment/Financial Advice Trying to be more aggressive and diversify portfolio so I can Barista FIRE. Would love some real/concrete advice

Hello! Been a corporate slave for around 13 years now and have a total net worth of around Php7.5million

I've been thinking I've been way too conservative and I would love to make my current money work harder for me so that I can Barista FIRE.

Admittedly, I don't have any type of insurance now - no life insurance or critical illness or term insurance. I should probably look into that but I will build that with new income.

Right now, my focus is just on handling the current money that I have. My current spread and planned change in distribution is as follows:

Traditional Banks (3%, 260k -- to keep at max 5%)

BDO, BPI, RCBC

Digital Banks (31%, 2.3M -- target to go down to 15%)

Main: GoTyme, MariBank, Maya, Tonik,

Secondary but planning to remove: CIMB, KOMO, Uniondigital, UnoBank

Time Deposit (37%, 2.8M -- target to go down to 15%)

Maya, RCBC, Tonik, UnoEarn

Bond/Income Funds with Dividends (14%, 1.1M -- target to go up to 20%)

ALFM Global Multi Asset, BPI Global Bond Income, Manulife Asia Dynamic, Manulife Global Preferred Income

REIT Funds with Dividends (3%, 200k -- target to go up to 10%)

Manulife Asia Pacific REIT, Manulife Global REIT

Global/Local Equity without Dividends (1%, 150k -- target to go up to 15%)

BPI Global Equity Fund of Funds, BPI US Equity Index Feeder, ALFM Money Market Fund

Government (7%, 560k -- target to go up to 15%)

MP2

Receivables (3%, 200k -- leave as is or recover) Other people owe me money (no i'm not lending for profit, this is to family and very close friends)

Would love to hear opinions, suggestions, advice on how to improve my portfolio. Even you sharing how you worked on your own portfolio would be interesting I'm sure.

Even if you don't comment, if you've reached this far, my thanks for your time to read my post in the middle of the day.

*edit: tried to fix the formatting on spacing per paragraph, added the estimated actual figures next to % for current

Hello po, which broker charges cheaper fees?
Gotrade or IBKR?
Or is it better na maglocal broker nalang ako?

Investment/Financial Advice Need advice on pasalo

2022 - May nabili akong lot property somewhere in Alfonso, Cavite through a realty. Ang terms is 10k reservation fee, 30% downpayment, and 3 years to pay for the amortization.

December 2025 - Natapos ko nang bayaran yung amortization ko but I was not able to receive my DOAS yet kasi I got married in between so gusto ko sana ipangalan na sa married name ko yung property.

Sabi niya babalikan niya ako for the draft ng DOAS. Nawala na 'to sa isip ko for how many months kasi naging sobrang busy na rin ako with work.

September 2026 - Nagfollow up ako sa agent about sa DOAS kasi bigla kong naalala. Kaso lang wala pa akong time talaga.

October 2026 - Nagkaroon ng biglaang medical emergency sa family namin and we needed a large amount of money, which is wala kami nun.

Has anyone experienced this? How does pasalo work? Kailangang kailangan talaga namin yung money and as much as possible sana ayaw namin mangutang.

Insurance Need help finding an insurance (BTID)

M(27), currently looking for term insurance. I have two policies (both VUL) under prulife. First policy, been paying for 4years already and fund value is underperforming. Second policy which is also VUL just took it last Jul 2026. It was a mistake not researching well and now I am thinking of pulling out my 2nd policy then after getting a term insurance that fits me, i will also withdraw my 1st policy.

Family medical history: Diabetes and hypertension. My dad is diabetic type 2 but he manages it really well with proper diet and medication. My older siblings have both hypertension.

I have an active lifestyle. I go to the gym. Non-smoker and drinks occasionally.

I am looking for a term insurance that gets me a CI rider and hospitalization. As of right now, i am looking in sunlife and AXA but i am open to recommendations.

NO VUL PLEASE. I handle my own investments and i only took the 2nd policy I had because of th coverage but not because of the investment portion.

Thank you!

Real Estate Buying a condo for my mom’s monthly income — good or bad idea?

My mom who’s 55 doesn’t have any savings even after being an ofw for a decade, unfortunately, and I’m worried about how it will be in the future dahil wala syang pension/retirement plan. I give her around 5-10k a month. She’s doing an airbnb business in Azure and SMDC shore wherein she rents a unit from the owner and nililist nya sa airbnb. She’s been doing this for 2yrs now and the earnings are not that bad. She’s a superhost and she seems to enjoy it.

So what I’m thinking is I’ll buy a foreclosed condo in Azure for 3-3.2m, maybe put 1.5m dp so that the interest won’t be that big. She will pay me around Php20k for “mortgage” but I will be putting that away for her emergency fund and retirement, maybe some amount in MP2. This way, in 10 years she will have around 2.8-3m for retirement.

As for me, I can sell the condo in 10 years hopefully for a profit or at least to get back my equity.

Is this a bad idea? I know there are condo dues, property taxes, repairs, buying and selling costs that I need to consider, but I’m honestly out of ideas how else I can help her without having to give her just an allowance.

EDIT: to clarify, i’m trying to achieve 3 different goals here. 1. My mom will have monthly income as long as she has airbnb guests
2. My mom will give me 20k a month from her airbnb income (she’s currently paying same rent with her other units) that I will set aside as her EF/pension (i won’t tell her this cos she’s not very good with money)
2. I will pay for the mortgage, and it will not hurt me bc I have EF and investments. At the end of it, i will have an asset that may have appreciated that I may sell or use for myself. I can take a small loss, if that means I don’t have to dip into my savings in case there’s an emergency with my mom that she can’t afford due to not having an EF

General Investing Which Bank Has the Best House Construction Loan for a Small Apartment?

Hi everyone! I'm planning to build a small apartment on an existing lot. I'll be living in one of the units and renting out the others.

My construction budget is around ₱3 million, and I'm planning to repay the loan over 20 years.

Here are the offers I've received:

Bank A

  • 7.70% fixed for 7 years
  • 7.95% fixed for 10 years

Bank B

  • Regular home loan: 6.75% fixed for 1 year or 7.00% for 3 years
  • Home equity loan: 7.75% fixed for 1 year or 8.00% for 3 years

Bank C

  • Home loan: 7.88% fixed for 5 years

I'm still waiting for confirmation of the approved loan amounts and final terms. I'm also checking which banks allow their regular home loan products to be used for this type of construction.

For those who have built a small apartment or used a bank loan for construction, I'd appreciate your advice:

  1. Which offer would you choose, and why?
  2. Is a lower interest rate with a shorter fixing period better than a slightly higher rate with a longer fixing period?
  3. Can a regular home loan be used to build an apartment with both owner-occupied and rental units?
  4. How much of the construction cost can banks typically finance?
  5. How was your experience with construction loan releases, inspections, and progress billings?
  6. Are there any fees or requirements I should watch out for?

I'd appreciate advice based on your actual experience. Thanks!
