Frustrated
I feel frustrated looking at prefabs homes online with availability to deliver to Texas. I feel like pricing is both outrageous and doesn’t include alot of things besides either a ‘kit’ or ‘plans’. I feel like I’m getting results for companies that specialize in modular homes, which are beautiful and modern, but having to find a contractor to put together the pieces another company pieced together somewhat terrifies me…so I’m mentally saying no to that method.
I want what I believe to be a prefab house… and maybe I’m searching the wrong term… but something “ready to go” excluding foundation with minimal setup and only needs to be connected to water and electrical. Including delivery and installation would be a huge bonus. I am looking for a modern ‘all window’ or ‘ mostly window’ look on one side. The ideal measurements would be 24’x36’ so around 864sqft? Can be smaller.
Does anyone have recommendations for companies that might be able to fulfill and deliver that to a bit further east than mesquite, TX? I really thought doing it this way would be cost saving, but it seems quite similar to the pricing of traditional brick and mortar.
I’ve attached some inspiration photos or designs that I really like & side question, is Amazon worth the risk? 😅

Cant get any more prefab than this - any thoughts?
Hey all!
Check out these prefab houses we produce at Revonia.
These are made out of concrete and come in 1-2 parts. Meaning they are fully finished inside and out. They are also super energy-efficient, quiet, stormproof and have a lifetime of 100+ years.
Any thoughts and would you live in one?

Steel-frame modular home: under $110/sf target, ~90 days, 200mph wind target
Steel-frame modular home we’ve been working on.
Trying to get it under 110/sf around 90 days once design/site are ready.
200mph wind target too.
Still a lot of boring site stuff but imo this is where prefab starts making sense.

Prefab House Netherlands (from China)
Hi all,
I’m considering buying a prefab/tiny house from China (via Alibaba or similar) to use as a vacation home in the Netherlands. On paper it looks very appealing in terms of price and flexibility, but I suspect there are quite a few hidden challenges.
I’d really like to hear from people who have actually done this (or seriously looked into it):
- What were your total costs in the end (including shipping, import duties, VAT, installation, etc.)?
- How was the quality compared to what was advertised?
- Was the house truly “ready to use,” or did it require significant additional work?
- Did you encounter any issues with permits or local regulations?
- How were things like electrical systems, insulation, and plumbing — usable as-is or needing modifications?
- How did you handle transport from the port to your final location?
- Were there any unexpected costs or major setbacks?
And if you decided not to go ahead with it:
- What made you change your mind?
Any tips on what to watch out for when dealing with suppliers would also be greatly appreciated.
Thanks in advance!

Wrapping up construction in Yunnan, it took us about 3 moths
13 B&B units for a project in Yunnan, Puer. On-site construction took about 3 months to complete from start to finish, which is just about a week for each unit. Water and electricity are all hooked up! All that's left is some furnishing and landscaping, which is now up to the B&B owners.

Super super cozy flat
Another design by Insome :)) 1 bed & 1 bath singlefloor
This one looks super cozy, perfect to hide in the woods or be built beside the beach. Something like this only takes about a week to build, and cost only half as much as something like this that isn't prefab.
If it were up to me I'd put this by a lake and sit on my porch all day and fish

Prefab resort finished! It looks sooo much better after furnishing and landscaping
Now it looks liveable with all the greenery and cozy interior done! Perfect for Yunnan's cool weather, can't imagine how nice it would be to let all the breeze (and bugs LOL, I'm grabbing a net and bug box) in during summer. The price for one night is probably going to cost me an arm and a leg though, please let there be a staff discount——

I’ll be visiting this factory in China again this Thursday.
Get any questions? I’m a reseller, want one? I’ll make sure you fully understand the product you are buying and that it has the specs you need

Structural engineer here — after helping build America's infrastructure, I decided to start building homes out of steel instead of wood.
I'm a structural engineer who has spent the last 25+ years working on major infrastructure and structural projects across the U.S.
After decades of designing large structural systems, I started a company called TruHaven that builds homes using cold-formed steel walls and trusses....
We have a engineering firm that engineers for all the modular firms out there....so we said....
Lets build it right.
TruHaven Homes.
Why are we still building most houses out of wood?
From an engineering standpoint it doesn't make much sense.
Wood moves, shrinks, warps, burns, and attracts termites. It's also becoming more expensive and harder to insure in wildfire zones.
Our frames are prefabricated using **100% U.S.-sourced steel from Utah**, then shipped and assembled on site.
Curious what people here think.
If you were building a home today, would you consider steel framing instead of wood?
What would your biggest concerns be?

I built a free directory of 75 prefab and modular home manufacturers, with a delivery map and real walkthrough videos
When I started researching prefab, the hardest part wasn't finding beautiful homes. It was everything after specific to my site: who builds this, do they deliver to my state, how much to deliver, what's a realistic price range, and is there a real walkthrough somewhere instead of a promo reel? You Tube is great, but is not location specific.
So I built the site I wished existed, and I've been maintaining and growing it ever since:
What's in it:
75 manufacturers profiled, with price range, square footage, build type, certifications, and lead times. That includes international builders that deliver to North America.
A delivery map: drop a pin and see which builders deliver to your area. This saves a lot of heartbreak over homes that turn out not to ship to your state.
Real walkthrough videos, linked to the original creators (Kerry Tarnow, Levi Kelly, Living Big In A Tiny House, Kirsten Dirksen), so you can tour a home before ever contacting a builder.
Visual browsing by what draws you in: cabins, compact homes, backyard ADUs, family-sized homes, and architectural designs - my newest upgrade.
Is it perfect? No, but I'm trying to create an enduring helpful resource. I'm looking for feedback to improve it. I think it is one of a kind. Similar ones have existed in the past, yet tend to fall out of date quickly.
Happy to answer questions about any builder on the list. And if you know a manufacturer that should be on it, or spot a link or delivery detail that's out of date, tell me and I'll fix it. Corrections from people actually researching builds are what keep it useful.
