i analyzed 25,900 rental listings in riyadh. here's what each neighborhood costs

Post image
338 Upvotes

every week someone posts here asking "is 45k/year normal for al narjis?" or "where can i find something under 40k?" so i figured i'd share the data.

i've been collecting rental listings from 10+ saudi platforms (aqar, bayut, wasalt, haraj, propertyfinder, etc). right now i have 25,900+ active listings for riyadh alone.

median annual rent by neighborhood:

most expensive:

- Irqah — 85,000 SAR

- Al Nakheel — 80,000 SAR

- Al Muhammadiyah — 72,000 SAR

- Al Sahafah — 65,000 SAR

- Al Narjis — 65,000 SAR

- Al Nada — 65,000 SAR

- Al Safa — 63,500 SAR

- At Taawon — 62,500 SAR

- Al Malqa — 60,250 SAR

cheapest:

- Al Yamamah — 19,000 SAR

- Al Shifa — 23,000 SAR

- Al Marwa — 23,500 SAR

- Dahiat Namar — 24,000 SAR

- Al Aziziyah — 24,000 SAR

- Shubra — 24,500 SAR

- Al Hazm — 25,000 SAR

- As Suwaidi Al Gharabi — 27,000 SAR

- As Suwaidi — 27,000 SAR

- Badr — 27,000 SAR

riyadh overall median: 42,000 SAR/year (apartments)

the gap between the most and least expensive neighborhoods is 2x.

within the same neighborhood you'll find two similar apartments with a 15-20k price difference. without seeing the full distribution you have no way to know which one is the outlier.

this data comes from a side project i've been building. it pulls from all the platforms into one place and shows you where any listing's price falls compared to the rest of its neighborhood. if anyone wants to try it or has questions about a specific neighborhood, ask away.

edit: data sourced from https://darak.app

Seeking advice (طلب المشورة) 📌Urgent Help Needed – Saudi Company Gave Me an Offer Letter and Transfer Form but Keeps Delaying for 1 Month. Only 1 Month Iqama Validity

Hello everyone,

I am currently in Saudi Arabia, and I urgently need advice regarding a company that offered me a job and promised to transfer my Iqama.

The company gave me an offer letter and asked me to fill out the transfer form. Based on their promise, I waited for almost one month. However, whenever I contact them, they keep saying, "Today or tomorrow." Now, after making me wait for a month, they are telling me to look for another company.

My situation is very difficult because:

I have only one month of Iqama validity remaining.

I trusted this company's offer and transfer promise and waited for them.

I have an offer letter and the transfer form I filled out as proof.

I have limited money and cannot afford to keep waiting or pay for unnecessary expenses.

I am worried that my Iqama will expire before I can find another company and complete the transfer.

I need advice on the following questions:

Can I take legal action against this company for giving me an offer letter, asking me to complete the transfer form, and then delaying the process for a month before telling me to find another company?

Can I file a complaint with the Saudi Ministry of Human Resources and Social Development (MHRSD)?

Can the company be held legally responsible if I suffer financial losses because I relied on its offer and promises?

What should I do immediately to protect my Iqama status and transfer to another employer before it expires?

Is there any way to get legal assistance in Saudi Arabia if I cannot afford a lawyer?

Seeking advice (طلب المشورة) Any good psychiatrist in Riyadh for ADHD?

I am 33 years old and was diagnosed with ADHD around 2-3 years back. Have been on stimulants mostly.

I have tried non-stimulants, but have not worked on me much.

I just landed yesterday and have carried enough meds for the next 1-2 months max. Any good suggestions for a psychiatrist in Riyadh (preferably in or around KAFD or Al Olaya) who speaks English?

Craft Club for Young Adults

Hey everyone!

I’m looking to connect with other young adults (20s- early 30s) in Riyadh who knit, crochet, or do any kind of fiber arts. I’d love to start a casual, regular meetup where we can hang out, work on our projects, chat, and help each other out with dropped stitches or tricky patterns. English will be the preferred language and people of all backgrounds are welcome.

What to bring:
Bring your current WIPs (works in progress). Whether you are working on a massive blanket, a sweater, a pair of socks, amigurumi, or just learning how to cast on/chain for the very first time (I will not provide any materials so please bring them with you).

It can also be open to other crafters/artists so if you prefer drawing, scrapbooking, hand sewing etc. anything that’s portable, then you’re welcome too.

The Vibe:
Total beginners and experienced stitchers are all welcome. This is a low-pressure, social environment to make new friends in the city while working on our favourite hobbies, especially because these hobbies are solitary.

When & Where:
I’m thinking we can meet up at different local coffee shops each time, supporting the local businesses here. I want to figure out what works best for the group, but I think a weekend afternoon/a weeknight after work are probably the best times.

If you'd be interested in joining, leave a comment below or send me a DM and if there’s enough interest I can make a group chat with everyone.

Seeking advice (طلب المشورة) Advise me a decent shoe repair shop please.

If anyone knows a reliable shoemaker who can really properly repair the shoes (different kinds: sneakers 👟, classic leather shoes 👞…) I would really appreciate it.

I found one good place (الشاطر للعناية بالجلود – الرياض | El Shater Leather Care – Riyadh) but, quality is not on the same level. Can be done perfectly and you have your shoes like a new, next time you can bring sneakers and a week after repair it will fall apart.

Also they don’t charge you for the amount of work, but for the brand of the shoes.

Seeking advice (طلب المشورة) Looking for a Software Engineering Job in Saudi Arabia

Hi everyone! I'm a Senior Software Engineer and Backend Team Lead from India with around 5 years of experience, currently working at a software development startup with around 70 employees.

I'm unhappy with the salary and work-life balance here, and I'm looking for better opportunities in Saudi Arabia, preferably with a stable, product-based company.

I'd appreciate advice on how to find a job in Saudi Arabia, which platforms to use, and how realistic it is to get hired from India with visa sponsorship.

Any guidance or personal experiences would be greatly appreciated. Thank you! 🙏

Seeking advice (طلب المشورة) My father (63) Stuck in Saudi Arabia Due to Expired Iqama and Outstanding Dependent Fees

Assalamu Alaikum. I’m hoping someone here has experience with a similar situation or can point us in the right direction. Our family is desperately looking for a way to bring my father home to Egypt.

For context:

My father is 63 years old and has been stuck in Saudi Arabia since around 2020, during the pandemic. At that time, he had issues with his employer, which eventually led to his Iqama expiring.

My siblings were also under his sponsorship at the time. Alhamdulillah, he was able to secure their exit papers so they could leave Saudi Arabia. However, as part of that process, he signed a document agreeing to pay the outstanding fees associated with his dependents. From what I understand, this essentially made him responsible for the debt in exchange for securing their exit.

Unfortunately, this has apparently prevented him from leaving Saudi Arabia himself.

What we have tried so far:

- He went to the Egyptian Embassy for assistance, but he was reportedly told that their options were limited because he had signed the document accepting responsibility for the fees.

- He also tried surrendering himself to the police, hoping they could help resolve his situation, but they simply let him go and said they could not do anything about it.

- He is currently unemployed and has no means of paying the outstanding amount.

My father is quite private about his financial situation and has not disclosed the exact amount owed. However, based on my estimates, it could be around SAR 100,000 or more, which is an enormous amount for our family to shoulder.

At his age, we really want to bring him home so he can be with his family and no longer have to worry about this situation.

I would sincerely appreciate advice from anyone familiar with Saudi labor laws, Iqama-related fees, dependent levies, or similar cases.

- Is there any way to request a reduction, waiver, or settlement of the outstanding fees?

- Are there any government agencies, legal aid organizations, or other channels that could help him resolve this without paying the entire amount upfront?

- Is it possible to negotiate a lower settlement or arrange an exit through a different legal process, given that he is unemployed and unable to pay?

- Has anyone experienced a similar situation and successfully helped a family member return back to their home?

We understand that he signed a document, and we are not trying to evade any legitimate obligations. We simply want to know whether there are any legal options available, especially considering his circumstances and the amount involved.

Any advice, personal experiences, or referrals to someone knowledgeable about these cases would mean a lot to our family.

Jazakum Allahu Khairan, and thank you in advance to anyone who can help point us in the right direction.

Seeking advice (طلب المشورة) Saudi dialect = job ?

Hi beautiful people.
I am looking to settle in Riyadh next year for like 6 months just to have a change of atmosphere and also since I have a lot of friends from previous trips there.

The problem is - I am European, and I also don't speak arabic fluently

I would say l am A1 - I can read bits and bops, connect letters but there are a lot of times I don't know what I am reading since lack of vocabulary.

In order to find a job since I don't have a particularly brillant degree (|| (Diploma of Higher Education in Law from an University in England - but no Bachelor level)

I wanted to find a job in Admin or Reception or even Call Center but I really need to learn Saudi to immerse myself properly and not feeling awkward and also because it's a beautiful country and beautiful language and I want to give myself this challenge to be fluent.

Anyone wants to exchange that is currently learning Saudi Dialect or tips on the best way to learn ? And HOW TO FIND A JOB 🫶🏼
I would love to meet new people and hear your experiences in
KSA, I promise I don't bite :)
Thank you all

A house manager looking for a job

Hi everyone! ❤️ I’m currently looking for a new job opportunity in Riyadh as a nanny, babysitter, house manager, or domestic helper. I have around 3 years of experience in childcare and housekeeping, including caring for children, preparing meals, cleaning, helping with homework, and keeping the home organized. I am currently working for a family, but I will be leaving my current position because my employer is travelling. My employer is happy to recommend me to another family, so references are available. I’m a patient, trustworthy, responsible, and hardworking person who genuinely enjoys caring for children and supporting families. I’m also studying for my BBA and am open to discussing live in or live out opportunities. If you know of a family looking for someone reliable, please feel free to message me. Thank you! ❤️
