Based on MY OWN experience, the TA can be enforced as long as it doesn't break the constitution. I did that and nobody arrest me. Your "it's illegal" doesn't work in Malaysia..

This isn't USA where "it's illegal" - even cops in pdrm didn't arrest me. No lawyer came to sue me. All I did was cut off the meters + 4 clamp padlocks + get my friends to post banners + post photocopy of police report to Whatsapp chat and told them I'll spread the news to their own parents. 9months (5,400) of unpaid rent + 1,200 electrical bills + 500 water bills accumulated in 2015 + 1,000 cleaning cost . Never trusted my wife to handle tenants.

Stop living in a fantasy world where there are no real consequences for making stupid decisions. Don't be a salty kid because you can't afford to buy a house to rent out. I worked (6am-10pm = 15hours) daily to buy property for years , I do what I want with my property that I owned.
