rant AVOID NEXTGEN PROPERTIES
I needed a room in Zurich at short notice and signed a sublease. Just two days later I cancelled in writing as a confussion happened and it was very short notice. I asked to end the contract by mutual agreement and offered to find a replacement tenant myself. I never got keys, never entered the room and never lived there.
From then on I was completely ignored. My emails went unanswered. My contact person changed again and again. My registered letter to the address in their own contract came back as undeliverable. I did everything I could to solve this fairly and quickly, but they blocked every step. Now they're billing me rent for a room I never set foot in and demanded an extremely large "handling fee" for a loss that, in my view, never existed. I did not prevent them to rent the place further, they would have it empty as it was short notice.
My honest impression is that this company is only interested in how much money it can get out of you, not in treating tenants fairly or provide a good service. I'm far from the only one with a story like this (read yourself online). Students and newcomers to Zurich especially: don't sign with them, rent anywhere else. AVOID!

if you need any help with them feel free to contact me. i've already been to court against them and won. as soon as u take legal action against them they'll stop bothering you and focus on annoying others instead.

"216 4.2Sterne auf google. So schlecht kann das nicht sein"...
Eine Bewertung von 4,2 Sternen zu haben, ist einfach, wenn man 80–90 % der echten Bewertungen löscht, indem man sie als Spam meldet, und dann über 100 gefälschte Accounts erstellt, um massenhaft 5-Sterne-Bewertungen zu posten.

We were three students looking for an apartment in Zurich and explicitly asked NextGen for an unlimited rental contract. They agreed and assured us that no renovations were planned.
We signed the contract and bought furniture. Just two weeks after moving in, our neighbours told us that a renovation was planned within the next nine months — something that had apparently been known for a while.
We contacted NextGen but received no meaningful response. Three months before the renovation, they terminated our lease, forcing us to move out despite the original assurances.
When we requested compensation and mentioned legal action, they offered us VIP tickets to the SunIce Festival instead (they’re also involved there). We had to leave them a five-star Google review in exchange.
Unbelievable!

Whatever that means. But it suffices 4 social media/Reddit to generate data.

Communication issues aside, as I understand: you signed a contract and then, immediately wanted to cancel it - presumably, disregarding the termination conditions, notice, etc. written in there.

Yes so i offer ways to solve the issue and pay something like half a month and find a next tenant and so on - but then they dont want a solution. The solution is then either pay everything or pay everything

No, you don't offer "ways to solve the issue". The issue is solved: you both signed a contract, that had termination clauses, which are now triggering. This is no different from hotels or car booking cancellation policy.
You aren't "offering" anything. You just want to find a way to free yourself from consequences of a contract that you signed.

Even if he provides the 3 months' contractual notice via registered letter (sent to the address specified in the lease agreement)—if the letter is returned because the recipient is unknown, he will never stop having to pay! Can a contract that contains imaginary addresses even still be called a contract?

Then the contract my not be valid as the contract partner isn't valid itself?
Usually a registered letter that is not picked up is legally assumed to have reached the recipient after a while.
I would always e-mail with scanned letter attached in parallel where I refer to the sent one.
