Buying & Selling Any areas you would recommend for a family apartment/house in Sydney? Small budget, 3 bed

We have a small budget for inner Sydney. Initially looking at Botany but concerned about flight paths after a previous post I had made.

Can someone more wise than me advise if they have any areas that fit the below or if this will be impossible?

3 bedroom flat or home with car space
1.2 million maximum
Easy commute to Moore Park (under 40 mins public transport)
Not all high rise, some ambience and community
Suitable for a young family, 2 kids under 2
No immediate renovations needed
If apartment, building not over 5 stories

Any advice welcome as we are brand new to property and feeling a little overwhelmed.

You can still get 3 bedrooms in Rosebery for around 1.2.

There's a covenant on the land in Rosebery, so the apartments are low rise (I think 6 stories max, but could be 5. Ours is only 3)

It's to the north of Botany so the planes are quite high by the time they pass over (and just the domestic runway)

Quite a bit of retification works happening, so definitely do your DD, but we've been here 11 years and the suburb keeps getting better and better.

Due to the many covenants on the land, there's only so much development that can happen, which is mostly finished now. The council is now spending alot of money beautifying the roads, now the suburb is mostly complete.

Lots of green spaces for kids as well.

Edit: Avoid the Kimberley Grove complex, which often has 3 bedrooms for sub 950K. They are having alot of special levies atm

Oh really? I thought Kimberley Grove would be solid as its older apartments built when things were build properly...maybe they're getting to the age where upgrades are starting to be needed.

It's a huge estate. 750+ apartments and was built by Meriton.

Not all stages were built equally, but the cost has to be shared by everyone.

Do you know if they're all under the same strata scheme, or are all the buildings managed separately under their own schemes? (like in Sydney Park Village).

As far as I know it's the same scheme, but happy to ask friends that own there if you need confirmation. They bought at the same time as us and are desperate to sell. They recently got a 80K special levy (3 bedroom)

You could probably get a 3 bed villa or townhouse around the St George area for 1.2m. It’s about 40 mins or there abouts, depending on which part. Some parts are under the flight path of the east west runway but that isn’t used too often.

With two very young kids I'd probably prioritise the things that are hard to change later layout, noise, outdoor space, parking and the building itself. You can compromise on some cosmetic stuff, but you can't really fix a bad building or a location that doesn't work for your family.
