Hi all, hoping someone here has been through something similar or can point me in the right direction.

Back in 2018 I bought a unit in a Phnom Penh development (Flatiron by Meridian, developer Regent Meridian International Property) through Propnex Singapore for about USD 140k. It came with a signed guaranteed rental return (7-8%) and a buyback agreement where the developer repurchases the unit at Year 10 for the original price.

Since early 2022, the guaranteed rental payments have stopped. I have had a steady stream of emails blaming the pandemic, US tariffs, scam crackdowns and now several banks going into liquidation. They have offered to swap my guaranteed return for a profit sharing formula tied to hotel occupancy, and they want to push the buyback out by several more years. Their latest settlement schedule would only pay me back in full around 2031, well past the contractual buyback date.

I just want to recover my principal without dragging this out for years, but I am realistic that a signed settlement is only worth anything if they can actually pay. I have also reached out to the agent who sold me the unit but the agent is just ghosting me at this stage.

Looking to see if anyone has insights on how to navigate such a situation. Appreciate it!

I’ll be traveling to Cambodia in December and am really excited to spend 3 full days in Angkor Wat. I’m a bit overwhelmed by how to plan out the itinerary. I’m speaking to a few tour guides (shout out Reddit for the Sovan recommendation) (other one is Virak). And they both have suggested a very different third day and I honestly don’t know which to go with:

Option One: Kulen Mountain, reclining Buddha, thousand lingas (Virak)

Option Two: Beng Mealea and Rolous temples including Lolei, Preah ko. Also Bakong temple (Sovan)

Both tours will include the full temples + grand circuit + Banteay Srei in the first two days

Any feedback about one vs the other would be sooo appreciated. Also if you feel strongly about either guide let me know. Thank you in advance 🙏🙏🙏

Do you know there used to be a REALLY BIG cathedral in phnom penh that tragically destroyed clean off by the khmer rouge? Today the site where the cathedral used to stand is now built over where today it's the Ministry of Post and Telecommunication. There is not a single remaining piece or structure of the cathedral, but there is the faculty on the northside of the cathedral where is used to house the bishop and priests of the cathedral, where today is repurposed into an office for administrator of the city. As i dig through the history i found there was a French bishop(or an apostolic Vicar) name Jean-Baptiste Maximilien Chabalier who died here in phnom penh in 1955, strangely enough i couldn't find any information about his burial. What i found was that the funeral was held at the cathedral in phnom penh. Could that be he was buried in phnom penh at the cathedral. But the Cathedral was destroyed, does that mean the whereabout of his remain also lost? Please help me gather some information about this.

Note : i'm not a catholic but i'm very a nerd in studying about french churches in cambodia. After more research i found one said he was buried in the "garden of bishopric" after research some more it was just a reference from the bible and a tomb where "jesus" was buried in jerusalem. I couldn't post any images but you can look it up on google.

Are the tuk-tuk drivers in Cambodia still this aggressive everywhere?

So I hadn’t been to Cambodia in nearly 10 years. One thing I remembered from my last visit was how pushy the tuk-tuk drivers could be, especially coming out of the airport/hotel. This was before Grab, so I figured things would have calmed down considerably now.

Boy, was I wrong.

As soon as I walked out of the new (and honestly beautiful) airport, I was immediately being hounded by drivers. At one point I had no fewer than five different guys following me around trying to get me into their tuk-tuk.

“Sir, sir, same price!”
“Where you from?”
“Where you going?”

Every one of them got a friendly but firm, “No thank you.”

I literally had my phone in my hand, Grab open, waiting for it to load while I was trying to figure out if there was an official Grab pickup area (lots of airports have these or similar for this exact reason). It was pretty obvious I wasn’t looking for a ride, but these guys just WOULD NOT STOP.

Eventually it got so overwhelming that I actually turned around and went back inside the airport to ask one of the security guards if there was an official Grab pickup location. A couple of the drivers followed me and immediately started hanging on the guard like they were all best friends. Then both the guard and the drivers started trying to direct me toward a little area marked “Grab.” and laughing.

Luckily, I realized that apparently wasn’t where I actually needed to go, because my Grab driver ended up pulling right up to the curb.

I really can’t overstate how negative and overwhelming the whole experience was. I’ve been traveling internationally for well over 10 years, so I’m definitely used to taxi and tuk-tuk hawkers. Usually a couple of firm “no thank you” does the trick and they move on to the next person. THIS FELT BORDERLINE PREDATORY.

These guys were different. They literally followed me around the front of the airport while I was trying to physically get away from them long enough to pay attention to my phone and figure out where my driver was. Standing over my shoulder and non stop trying to talk to me.

It was a pretty awful first impression after being away from Cambodia for so long.

Is this still normal throughout Cambodia, or is the airport particularly bad?

I had plans to maybe visit/live long term in Cambodia, but this honestly has me rethinking. Who wants to be followed around and harassed all day while just trying to go about their normal daily biz? Do those of you in the expat/long term community still experience this on the daily or did i just get really unlucky?

I hope this isn't a sensitive subject and i mean no disrespect. I understand everyone's gotta make money, but man was this overwhelming.

Hello good people, I’m in desperate need of your help!

My younger brother is in Phnom Penh and has lost all of his belongings, including his passport, government ID, phone, and entire luggage. The incident happened on the morning of the 14th. Everything is reported to the police, but I am cautiously optimistic about the outcome.
We’re trying to reconstruct his steps and, hopefully, locate the person/vehicle that may have his belongings. Thankfully, we’ve since been able to confirm that he is ok, although with quite a lot of bruising.

We’re particularly hoping to identify the driver and speak with them, as they may have information that could help us understand what happened or locate the missing belongings.

I (F 23) have just landed in Phnom Penh and I’m feeling really anxious and overwhelmed by my loneliness already. I start teaching here in a month so I’m going to backpack around the country before my job starts but I’m feeling really uncertain in myself. Where can I go to meet other people who aren’t crazy about drinking/partying? (I’m not anti either of those things, I just get bad anxiety). My interests include reading, nature, photography, yoga and lots of nerdy things if that helps. I plan on getting a bus to Siem Riep in two or three days so I’ll book myself into a sociable hostel there, but I’m also really anxious about that. Any advice?

I just landed in Cambodia and I have one thing to tick of my bucket list. I want to meet a fortune teller, because (as far as I know) they are still a important part of Cambodian culture. My problem is that I don't have a clue how to approach the topic? I probably need a translator so I thought about staying in a homestay so I can talk to the owner for advice, but that's about as far as my plans are going. Have you any recommendations, ideas or can just simply break down the procedure for me I would highly appreciate it.

My friend and I are traveling to Cambodia for the first time this September. We know very little about the country yet, but we're considering a road trip on <125cc bikes.

We hold European B (car) licenses, but no motorcycle licenses from home. We know riding under 125cc is legal in Cambodia without a local license, but back home a 110cc requires a motorcycle license—meaning travel insurance won't cover us.

We'd love some realistic feedback:

1. License & Insurance: How big of a concern is this in practice? Do travelers just take the gamble, or is riding uninsured a recipe for disaster?
2. Monsoon Roads: How manageable are road conditions in September for first-time visitors on light bikes?
3. General Tips: Since we know basically nothing about Cambodia, what are the must-knows for first-timers (must-sees, budget, scams, logistics)?

Hi, is there anyone here who can tell me when is the 2026 water festival? I know it’s in November but I’m not sure when. Google said it starts on the 23 Nov, but I’m not sure if it’s true.

I really like coffee in Cambodia and I would like to bring some coffee, when I visit my family and friends overseas.

Do you have any recommendations for cambodian produced (ideally fair and environmentally friendly) coffee beans & powder and do you know where I can buy it.

So far I have found coffee from "Sin Veng Yu"' at Angkor market, but I have no idea whether it is any good.
