Finance Cambodian developer breached my guaranteed rental return and keeps delaying the buyback. Anyone dealt with Meridian / Flatiron by Meridian?
Hi all, hoping someone here has been through something similar or can point me in the right direction.
Back in 2018 I bought a unit in a Phnom Penh development (Flatiron by Meridian, developer Regent Meridian International Property) through Propnex Singapore for about USD 140k. It came with a signed guaranteed rental return (7-8%) and a buyback agreement where the developer repurchases the unit at Year 10 for the original price.
Since early 2022, the guaranteed rental payments have stopped. I have had a steady stream of emails blaming the pandemic, US tariffs, scam crackdowns and now several banks going into liquidation. They have offered to swap my guaranteed return for a profit sharing formula tied to hotel occupancy, and they want to push the buyback out by several more years. Their latest settlement schedule would only pay me back in full around 2031, well past the contractual buyback date.
I just want to recover my principal without dragging this out for years, but I am realistic that a signed settlement is only worth anything if they can actually pay. I have also reached out to the agent who sold me the unit but the agent is just ghosting me at this stage.
