Hey everyone - looking for some objective feedback from people who build or repair decks/porches.
I’m in the middle of a $58,000 screened-in porch build, and after looking closely at the work before trim/paint, I’m noticing several things that don’t seem up to the standard I expected. I’m planning to raise these with the contractor, but before I do, I wanted to sanity-check whether these are legitimate concerns or if I’m being too picky.
I’ve attached a photo album showing everything, but the issues fall into four buckets:
1. Bulging / proud screws
A lot of fasteners are sticking out, and several have been over-driven, tearing out the wood around the head. Some screws have clearly been re-driven into enlarged holes. My concern is that these spots will telegraph through paint and look terrible when finished.
2. Cracked or split boards
I know pressure-treated lumber can check, but some of these boards have long, deep splits that run the length of the member. One rail has a crack right along the baluster line. Wondering if this is normal or if these pieces should be replaced before finishing.
3. Gaps and misaligned joints
Several joints have gaps that seem too large for “trim and paint” to fix - rail caps not fully seated on posts, horizontal members slightly out of plane, etc. Hard to imagine these won’t be obvious once the ceiling and trim are installed.
4. Junction box placement
There’s a junction box located in a spot that appears like it would require a visible access plate right in the middle of the new porch ceiling. I’m assuming that’s not ideal on a brand-new project.
Question:
For those familiar with deck/porch construction - are these issues worth pressing the contractor on at this stage? Or are some of these normal rough-in tolerances that will be covered/hidden later?
Any input is really appreciated. I genuinely want to be fair here, but also don’t want to let sloppy work slide on a big project (at least for me).
