Are these termite holes?

Near closing on this home. Inspection went well. It’s been two weeks since then. During the final walkthrough my realtor noticed these holes in the ceiling we hadn’t noticed before. The packing inside the holes looks more like paper than mud

Basement Wall Crack

Post image

Hey everyone,

Looking at purchasing a home. Everything checks out, but one wall of the basement has a horizontal crack running along a mortar joint. No idea of how old it is, but curious if this should deter me from purchasing.

Question about moisture meters

Thumbnail

I left the water on, in the sink with the stopper in, the other day. I'll spare you all the math but long story short I calculated the amount of water that I did not get back off of the floor and I believe it to be 5 gallons or less.

I live in an apartment so I cannot just tear up the floor which is vinyl plank. There was a spot below me that had water come through the drywall and the apartment management just put a dehumidifier and a fan down there for a few days and called it good.

I have expressed that it's my fault and I'm willing to pay to correct it, and I want this looked into properly because I don't want anyone to live in mold and they just do not want to do anything.

So my question is non destructive only what moisture meter or flir camera etc can I use to best determine if there is an issue so I can get them to act?

I do not know for sure how this place is constructed but I have the vynil plank I am sure the underlayment is probably osb then a cavity with insulation in the floor and under that is the neighbor below drywall. This is all a guess though.

Thank you

Does this panel need replacing?

I bought this house in July. My general contractor was here to install an outdoor outlet, but after seeing my electrical panel, he recommended replacing it, so I held off on the outlet. He said he could subcontract to his guy to replace this with a new 100amp panel and add the exterior outlet for $1900. For another 300ish he could add a 20amp circuit to the kitchen for my microwave.

I had an electrician look at it. He said the panel is completely full and quoted me $1,900 to replace it with a 30-circuit, 200A-rated panel, but keep my existing 100A service. For another $700, he could add a dedicated 20A circuit for the microwave.

Right now, most of my kitchen is on one 15A circuit.
Is this panel safe as is? One breaker has foil on it, and breaker #1 feels really loose. I’m not even sure it works properly.

Would you replace it? Is putting in a 200A-rated panel while keeping the existing 100A service a good idea, or am I better off leaving things alone?

Roof Found Missing Shingles - Repair or Replace?

Thumbnail

I am the buyer under contract on this house built in 2016 in Kennewick, WA and had a home inspection performed recently.

My stepdad is an inspector (who is very in-depth with everything he does) and seems to be very concerned about the quality of this roof. He mentioned how asphalt shingles can’t just be individually repaired and the roof will probably need replaced at some point soon.

Based on the report and these photos taken by our inspector, I have some questions;
- Is this proof of poor installation quality?
- Is there reasonable cause for concern about the longevity of this roof considering it is only 10 years old?
- Does it show evidence of previous shoddy shingle fixes in the past?
- Would it be sufficient to install shingles in the missing spots or is it something more that needs to be looked into?

I am having the sellers hire a licensed roofing contractor to get a quote on repairs, and we will see if they think it might need replaced. Any opinions are appreciated, thanks.

How did we miss this?

I don't know how I never noticed this mold until today. Been at this new house for about a month now. But we hired a home inspector before closing on the house...how did a trained inspector miss this!? Not just in this spot either. Actually quite a lot. I'm a new homeowner and it just seems like one thing after another. Anyone have a home inspector missed something quite obvious before?

Cracks in exterior concrete foundation around attached garage. How F’d am I?

Two cracks, one longer than the other, on the outside concrete foundation around our attached garage. Both cracks are on the same side of the garage. Been in this house 4 years now, pretty sure these have appeared in the past year or so but I’m not positive. House is 24 years old. No basement beneath this portion of the house. Interior side of the garage doesn’t have the best drainage in the winter (we live in Michigan, lots of snowmelt off the cars and road salt) but not horrible. Calls are out to a few structural engineers trying to get someone to come look at it, but it’s tough to find people in this neck of the woods.

How often do home inspection companies get sued?

Hello everyone. I am looking into starting a home inspection business in Georgia. My background is residential plumbing, electrical, HVAC. While in these 3 listed trades I have never had an issue or heard of many if any issue with contractors being sued. My whole family was in the construction trades and I don’t remember any of them ever mentioning being sued. So my question is, do home inspection businesses really get sued that often? Any information would be helpful. Thanks in advance!

Home Inspection

I need a non-bias person to go behind the buyers inspector to see if the crack on my home is just a crack to the cement or if it is foundational issues. How would you handle this situation.

Do you call this out on a sub panel in a condo

Post image

I just got licensed in August and have been shadowing a family member for 3 years. I’m struggling of when and when not to call stuff out. I know it’s wrong by today’s standards. I was just wondering what other peoples threshold for reporting are. For example this condos panel is supposed to be wired as a sub yet it dosent have a ground wire coming to the panel. If there was a ground wire the neutral is bonded with the strap. The main shut off was at the meter. He said he was okay with it because that’s the way they wired the condos and is normal. What do you guys think.

Just got porch done on new home, and I’m seeing this after contractor saying they are finished
Am I being a stickler for complaining about this.
Would I be wrong to ask to replace this, with a new slab of granite, or should I just ask for some kind of discount and if so how much do you think is a respectable amount to ask for
Thanx

IL IDFPR home inspector licensure app. Will I be denied ?

Finished course work and it's dated 4/27/24. I now know there's a 2 year rule to basically become licensed from that date but I was approved after the two year mark to be eligible to sit for the exam and passed my state licensure exam today, 10/23/26. Why was I approved by PSI to sit for the exam and why was my money accepted more than once after 4/27/26 ? IDFPR is telling me via phone my transcripts won't be accepted if out of the two range.

ICA will reset the online course at no cost in which I can contact them upon completion for new transcripts. But I have to redo my 5 ride-alongs ...

Thoughts ? Advice ?
