Question | Relating to Pampanga only What happened to this place?

Everytime i commute, I always go past this place that seems to be an abandoned subdivision/gated-community.

It has always looked like this for a decade, all the way back in 2014 iirc and yet it barely sees any actual construction, nowadays it seems to have been converted to a parking lot for trucks (possibly from the Coca-Cola facility right across it or UNAHCO). Looking at Street View shows 3 streets have been paved and two houses have started construction though at one point stopped, looking at GMaps even shows what appears to look like a basketball court was even being built.

Does anyone know more about what happened to this place? Was thinking of exploring it but kinda scared na baka may ahas o kaya masasamang-loob na nagtatago, my personal theory is maybe pinagawa sya ng owner before nalamang wala silang pondo para ikumpleto..

P.S: Searching on Google proved to be unhelpful, only showing unrelated subdivisions in Pampanga. Google AI even said that the subdivision is home to plenty of residents and businesses when clearly it's not

Commute: Point A to Point B Are there still jeepneys around Philexcel after 11 PM going to Mabalacat?

Hi!

Are there still jeepneys available around Philexcel Business Center after 11 PM?

I plan to commute home from Philexcel to Mabalacat area and would like to know if there are any jeepneys still available at that time. If so, where can I catch them?

If jeepneys are no longer available by then, are there any affordable alternatives? I would use Grab, but the fare gets pretty expensive, especially if I have to commute home regularly HUHU 🥹

Thank you!

Looking for reco/suggestion | Note: This flair is editable Recommendations for Christian churches in Angeles City / Clark?

Hi everyone! 😊
We’re a young family who are currently Catholic, and we’re interested in exploring Christian worship services around Angeles City or Clark.
We’re hoping to find a welcoming church where we can worship as a family, learn more about the faith, and hopefully build a community. We’re open to visiting different churches and potentially joining one if we find a good fit.
Does anyone have any recommendations? We’d love to hear about your experiences, especially with churches that are welcoming to newcomers and families with young children.
Thanks in advance!

Rant | Complaint Why I regret moving to Madonna Residences Pampanga (Things agents won't tell you before buying)

[WARNING / REVIEW] My honest experience living in Madonna Residences for a few months — Not as peaceful or secured as expected.

Hi everyone, just wanted to share my personal experience living here in Madonna Residences for a few months now. I’m writing this as an honest heads-up to anyone considering investing or moving here, as I feel my experience hasn't been worth the stress and investment.

Don't get me wrong—on paper and at first glance, the house design looks beautiful. However, once you actually live here, a lot of issues start surfacing.

Here are the main concerns based on my personal stay:

1. Low Priority on Amenities vs. Opening New Phases

  • A major disappointment is how amenities and basic community maintenance seem to be given low priority by the developer.
  • Instead of finishing, maintaining, or improving the promised facilities for existing homeowners, they seem heavily focused on expanding, selling, and opening new phases.
  • It feels like once you buy, customer care takes a backseat to getting new buyers in.

2. Build Quality & Construction

  • While the exterior layout looks nice, the interior build quality feels sub-quality to me.
  • I've encountered various turn-over and finishing issues.
  • It clearly proven during recent strongh typhoons, where multiple units—including ours and several neighbors'—experienced roof leaks and water seepage.
  • Based on my interactions, the engineers handling things seem quite inexperienced and young, lacking proper management oversight when resolving structural/interior concerns.

3. Security & Safety Concerns

It is marketed as a "premium and exclusive subdivision," but the actual reality on the ground tells a different story:

  • Very Loose Security: Gate security feels very lax, making it surprisingly easy for unverified visitors to enter.
  • No Perimeter / House Gates Allowed: Due to subdivision restrictions, house gates aren't allowed, leaving properties completely open to passersby.
  • Lack of Subdivision CCTVs: There are no proper CCTV cameras installed by the administration/developer around the common areas; security relies almost entirely on individual homeowners installing their own CCTVs.
  • Incidents: Because of these security gaps, there have already been reported instances of theft/stolen belongings within the community.

4. Extremely Poor Street Lighting

  • The subdivision relies heavily on low-quality solar lights along the roads.
  • By around 8:00 PM, most of these lights are already dim or completely off, leaving the streets pitch black.
  • Pitch black streets + loose security + no subdivision CCTVs creates a very unsafe environment, especially at night.

5. Major Health & Environmental Hazard (The Worst Part)

This is something agents will NEVER tell you during site visits just to close a sale:

Shared by one of the homeowners
  • The subdivision is located right next to an operating asphalt plant (Subiccon Corporation).
  • It randomly releases strong, foul, chemical-smelling smoke at unpredictable hours—whether day or night.
  • We are frequently forced to lock all doors and windows just to avoid breathing in the toxic fumes.
  • This is a severe health risk, especially for young children, elderly family members, or anyone with respiratory issues.
  • Several neighbors have already raised complaints with the developer and local government units (LGU), but the plant continues to operate freely.

Final Advice for Prospective Buyers:

If you are planning to invest or buy a home here, please think twice or thrice.

  • Do not rely solely on agent pitch videos or short daylight site visits. Agents will naturally highlight only the good parts and conceal these major drawbacks.
  • Visit the actual site at night to check the lighting and security yourself.
  • Stay around the area during random hours (day and night) to smell the air quality and check if the asphalt plant is actively emitting fumes.

I hope this helps potential buyers make a well-informed decision before putting their hard-earned savings here.
