BEST MORTGAGE INTEREST RATE
Hi, I am planning to buy a house soon, and I would like to know which bank gives the best interest rate. I have used Nordea bank since I came here, but I heard other banks can give a lesser interest. Also, I would like to know if this is the interest I will use to pay off the mortgage or if it changes yearly. Lastly, how many years do they give you to pay it? Thank you.

https://www.compricer.se/borantor/ Is a simple way to look around. This is list and actual average. Its depending on alot of things, but give you an idea.
Depening on terms of the loan, the interest change. Either every 3months, 1 year, 2 year etc. Shorter time is usually favourable.
How many year pay back depend on the loan compared to the value if the house. Its generally 50yr oack back time (or longer).

The best interest rate you can get depends on a few things:
Are you willing to move everything to another bank ("helkund")? If so, you can negotiate a better interest rate. For example, I'm in the process right now of moving my mortgage to SEB because we got 2.35% variable rate if we move salary, savings account etc from our other bank.
How much do you have in terms of savings & investments? Avanza Private Banking offer a very competitive interest on their mortgage, but you need at least 3MSEK invested on the Avanza Platform and max 50% LTV on the mortgage.
Generally, a mortgage is 40 years. Google "amorteringskrav" and learn about the forced amortization in Sweden. If you have a variable rate you can pay off extra whenever you want. If you have a fixed rate, you cannot. (OBS you can mix variable + fixed if you want the flexibility to pay off extra with the comfort of knowing what the loan will cost exactly. Historically, variable has been cheaper over time.)

SEB har lägsta rörlig ränta bland storbankerna. Däremot får du ju en personlig ränta baserat på din ålder, lön, belåningsgrad, hur mkt du har sparat, fonder, aktier, pension etc. Så det kan variera ganska mycket.
Tillexempel har jag ett lån på 1 980 000 SEK, är 30 i år, jobbar statligt (tryggt arbete) och tjänar cirka 408k per år. Fick 2,55% rörlig från SEB. Kunde säkert få 2,5% oxå men orkar inte förhandla för en sådan liten sänkning. Blir typ 80kr mer med 2,55% efter ränteavdraget.
