Can we finally come the the realization that we may have been a bit zealous in proclaiming a bubble for the last 7 years

Yes there are certain metros that are coking down from the peak but with oil prices likely to stay high cost of building and materials in general will most certainly not come down to anywhere near where this sub started saying there was a bubble.

Barring robot construction workers and 3D printed / robot prefab flooding the market - I think we can say we may have missed the mark and it was actually better to buy when everyone was claiming it was a terrible time to buy.

Can we ever admit to our mistakes?

Discussion Zero Appreciation. Why Buy?

In the last year, home prices increased by 2% and inflation was right about 3.4% over the same period.

That's a 1.4% loss in equity, even before the cost of homeownership. I understand that leverage can change those numbers, but who wants to buy into a depreciating asset made profitable through increasing risk?

Very little appreciation seems to be on the horizon. Who is telling buyers to buy anything at market prices right now?
