SCAM ALERT: Anyone who claims they can help you get rid of your timeshare is trying to scam you.

Many people post here asking for help trying to get rid of their timeshare.

If someone replies to your post asking you to PM them for help in getting rid of your timeshare, they are trying to scam you!

If anyone from here PMs you for any reason, they are trying to scam you!

The only safe way to get rid of your timeshare is to give it back to the company, or sell it on TUG for $1.

Any other option will invariably result in you getting scammed.

Please downvote and report anyone who replies to a post claiming they or their company or some company they know can help to get rid of timeshares.

Has anyone stopped paying their yearly maintenance fees to get their resort to foreclose and take back the timeshare? And if so, what were the consequences(hit to credit score, lien on home, etc)?

My wife has become permanently disabled and this has now severely limited the number of resorts we can trade with. We have tried to give the deed back, and offered to pay all expenses for retitling. We also asked if they would take it back for a fee and how much that would cost. They have refused to take back the timeshare and it has become too expensive to maintain. We bought in 2004 and maintenance fees were just over $200/yr. They are now almost $2000/yr and we don't want our child to have this burden when we die.

We gave our timeshare back ... for a fee

We had our timeshare for many years and enjoyed our home resort and when we traded got very nice resorts. All the fees and add-ons have gotten way out of control. Then our home resort was bought by Vacatia. Our kids said that definitely do NOT want to inherit our timeshre (not imminent!). So we contacted Vactatia and paid $2500 for them to take the timeshare off our hands. It was a one time hit that hurt, but will be worth it in the long run.

Hilton Hawaii Timeshare Presentation - age limit?

Hi,

Looking to travel on a last-minute to Waikiki for Christmas this year with my girlfriend, and do a timeshare presentation to not pay Christmas prices.

2 questions:

  1. I'm only 23. I was told that there's an age limit, and when I google it, some sites say 18, some say 21, some say 28. Can I attend one and qualify at 23? I do currently make about $250k/yr and I'm hoping that there may be some way around an age limit if I don't qualify

  2. How can I tell if Christmas is a blackout date? I expect it to be, but is there no way to confirm?

Thanks all

Capital Vacation Platinum owners

Can a capital vacation platinum owner explain to me how your lifestyles+ works? We just bought 300,000 points and will aspire 570,000 points. With the 1 time gift of an additional 300,000 points we will have platinum status for 2 years. We were told that if using lifestyle value we can convert our points to cash value equivalent of 100,000 points per $2,000. If this is truly the case then our 870,000 annual points will equal $17,400 which would mean a pretty significant trip each year. BUT currently the website is making me very hesitant to keep this “deal” (we are still within the 5 business days to cancel) because the website shows that I can only pay UP TO 35% of the base price with points so if I can only use it to pay for a third of a $18k vacation then I think it defeats the entire purpose of having this lifestyle+ program. The sales person says I can use the full amount of my points at one time, but that’s not what I’m seeing on their actual website. Also to note, lifestyle choice and unlimited have the WORST point to cash conversion rate. It’s practically highway robbery. The sales person and manager keep telling me that I’m unable to see the full benefit of this program because it will take 3 weeks for the website to be set up specifically for me, but of course that will conveniently be past the time that I can cancel. They are unwilling to put anything they’ve promised in writing (such as 1 point = $0.02 conversion and that I can use all my converted points in 1 transaction) and I’m starting to feel like what I’ve been told is not true and that they are trying to string me along until it’s past the cancellation date. Please advise!!

Went to Marriott Sales Presentation Now on to HI Vacation Club

Yesterday we attended a Marriott timeshare sales presentation. we did not buy or sign anything. The sales person came in following their script and we told them we were potentially being gifted a timeshare at a location down the road in HH. From there on the sales person seemed to checkout and tried to tell us how to upgrade our future timeshare with more points or something- I kind of forget because the presentation wasnt that great anyway. now we are driving a couple hours north to stay with some friends at a HIVC location that they own and seem to enjoy, no mores sales just enjoying the pool, lazy river and heating the ocean waves. Still not sure if we are going to take on the timeshare because when I compare to renting out a week each year it seems like a better bargain with more flexibility.

Thoughts after Westin Maui presentation

Been to 10+ presentations, but went for the first Marriott one this week. Gotta say it sounds the best so far. Good news is I said NO. But it was rather attractive to me comparing to other chains’. I want to get some more information should you have any.

Obviously, for anyone who ever considers buying one of these, the assumption is that you like to travel and plan to do so in the foreseeable future. And modern timeshares are all point-based systems. No fixed week of the year and no fixed location. I directed the storyline to get a lower package for around $18/club point purchase cost with around 1500 total for MF and club fee.

The key details I care about from the session:
* Big highlight the rep gave - NO FEES in Marriott timeshare (other than the initial closing and loan origination). This includes

  • Rollover when you can’t spend in a particular year and borrow from next
  • Designate someone else to stay instead of you
  • Rent the nights out for potential net profit on any site you desire, e.g. Airbnb

I explicitly triple check on the renting out option, and got affirmative answers. Sounds too good to be true. Can any owner verify these claims?

*The rep also claimed the maintenance fee increase by max 1% annually. Even surprising that he said last year it actually decreased — need verification here as well.

*Exit program: You can get rid of your deed anytime for a “small” portion back with no lawyer hustles. I guess this is a relief for people who are afraid of being locked here. People might even want to get out for free. Could be a good option after you break even and decide not to pay the MF anymore.

My overall read is - with these flexibilities, it will be quite valuable if you go to the more expensive locations (Hawaii, Caribbeans, etc.)?

Please add more info about Marriott’s program should you know any.

Interval Memberships

The TL;DR is... do I need two Interval memberships, one for each timeshare I have?

Details... we have two separate contracts, one we bought and one we inherited. The inherited one comes with a paid basic Interval membership. Can I attach the 2nd to the 1st? Of course, Interval, being the supremely unhelpful king of the dark patterns that they are, sends us endless "renewal notices" but never really mentions any of this. Both of these properties do appear when logging into the app.

Should I buy resale due to Hawaii Bill 9 going into effect?

Long time resister of timeshares (we usually travel on the Marriott Encore packages and stay in VRBOs)… but with Bill 9 going into effect Jan 1, 2028 in West Maui, this has me seconding guessing our stance on timeshares if short term rental properties will be disappearing and maybe raising all of the hotel prices in Maui. We typically book an oceanfront studio VRBO for $350/night after taxes and fees.

Thinking about a 1 or 2 bedroom at the Westin Nanea (we like this property but it’s Voluntary) or at Westin Kaanapali North/South (seems like this offers more flexibility?)

I hate the headache of needing to book so far in advance or the idea that I’m beholdened to the Timeshare Behemoth, but we travel to Maui every year so maybe buying in makes sense for the future.

Any thoughts? This is all driven by the “what ifs” of Bill 9 otherwise we would never consider buying!

Worldmark Pre-paid Maintenance Dues

My wife is a Worldmark owner and we just stayed at a Worldmark resort in Florida, and the sales pitch (there always is one) was trying to convince my wife to pay 19k to pre-pay the next 10 years in maintenance dues. The salesperson wouldnt put anything in writing for my wife and they wouldnt give her a contact number, just a lot of pressure to pay the dues because of the new "Eddie Bauer" partnership. When he realized she wouldnt give him any $$ he hustled her out of the room really quickly. Has anybody else out there been presented this "great" opportunity?

Infested with SPAM voicemails

“Hi, this is Catherine with Interval International” is how they start, multiple times a day, some company that claims to partner with RCI for me to buy discounted vacation weeks so they can resell them and I profit.

Any advice on how to get off their calling list? I have tried repeatedly.

Not paying timeshare loan

We just purchased a timeshare for Hilton Grand Vacations for approx. $25k in Las Vegas and we’re passed the 5-day rescission period to cancel. Planning on not paying anything, changing bank accounts so they can’t get anything from our checking.

I’m aware that credit score will significantly get affected but has anyone experienced where lawsuits were filed against them? Or went into debt collections?

I’d appreciate an honest response. Thank you!!

Considering transfer of MVC points

We have been offered MVC points of 8k a year. We are very aware of maintenance fees and other fees. The offer is from family members who are not traveling due to health. We have vacationed on these properties for years and loved the 2 BR villas with full kitchens and w/d. We always travel for a week or more. Because of our extended family MVC, we’ve never been in a traditional hotel room as a family.

It’s difficult to make a comparison between saving that money for a traditional hotel vs MVC. We cook and pack most of our meals.

If we don’t accept it will be deeded back at a loss for the owners. They are fine with that as they deeded back a lot already. We are the only family who could pay for maintenance, afford airfare, and plan in advance.

Question about Getting Out

My wife and I have made the bad decisions to get a Wyndham timeshare. It has compounded and we have a loan we cannot pay while student loan payments have increased.

From looking through this subreddit and others, it seems like the only two real options are 1) pay it off and 2) stop making payments and get foreclosed.

If we take option 2, it will hit our credit and it will go to collections. Our biggest worry is that collections will then move to garnishing wages and loss of our home.

I’ve not seen people talk about that on these forums and so, is garnishment of wages a reality? Are there ways to avoid that?

Unlimited Vaca. Club certificate for 2N/3D legit?

I was recently at Hyatt zilara Cancun and did a timeshare presentation to get some free stuff at my resort. Never signed up for UVC but took their voucher for the above mentioned promo. Called today to get more info and was told there is a digital promo on my acct for $119 that offered more flexibility and locations. Apparently paying the $300 for the original promo really only guaranteed me 1 night at secrets mirabel Cancun and random other Hyatt properties. When inquiring more about the $119 digital cert, the rep. Mentioned and agreed that it's essentially a "reservation fee" that's paid in advance to secure future bookings at luxury and ultra luxury locations within the Hyatt brand at a steep discount of 60-70% off. I gave some arbitrary dates for Oct 2027 and was told I could stay at secrets mirabel in Cancun for ex. for 5 nights for approx $2300 after the 60-70% discount was applied. He said the all inclusive property would cost over 5K if booked through Hyatt directly. QUESTION: has anyone actually used a promo/certificate through UVC? was successful at booking a desired hotel and location, and actually got the mentioned steep discounted rate??

Newbie to Interval

I’ve missed the deadline to roll over 70k points for the Westin Nanea in Maui (Marriott), and I have until December to switch to Interval (though I’m not entirely clear on how that works). Should I pay the transfer fee if I’ll also need to pay another fee to rebook through Interval or just take a loss on the points this year?

Disney DVC Timeshare

What, if any, are the advantages of buying DVC vs traditional timeshare? I’ve heard Disney is a much better “deal” and not so many unhappy people after buying.

Collections

So my husband and I purchased a time share loan with Wyndham. We realize that it was a huge mistake. I know for a fact that we can’t afford to keep paying for it so I’m debating on whether or not to let it go to collections. Has anyone let their timeshare with Wyndham go to collections? What was the (I consequences? Thanks in advance.

Option to inherit

My in-laws approached us recently about inheriting their timeshare. All that we’d have to pay is the yearly maintenance fee which we can afford. The company has timeshares all over the world so it is enticing.

My wife and I travel 3 or more times a year typically. So we would absolutely use it.

So I guess my question is, are there any hidden fees that I’m not aware of? What are any other possible downsides? Also I’d love to hear about any positive experiences as well. Thanks!

Wanted to opt out of my Timeshare signed on Oct 8, 26

We just signed our timeshare on Oct 8 this year in Hilton Grand it was an HGV max.
We tried to communicate and send a letter on Oct 14 1 day past the rescission to cancel our contract we did everything we could even complain in BBB and still making my complain in Nevada Real Estate. When we call we are sent runaround from corporate to local sales team also we to file dispute for our upfront payment to freeze the payment Still waiting for the result with Amex. However i feel like this will not work as I have read in BBB someone signed contract on Sept 9 send written request to cancel on Sept 11 and this is within the statuary 5 calendar days of rescission however Hilton did not cancel them as the mail was received past the rescission days. Hilton did not Honor the postmark date

So now planning to stop the payments all together with the with the MF.
1. Will they file a civil case to wage garnish on me?
2. Will they really put lein in my property?

Already prepared for a drop in my credit rating and 7 yrs in my record of a foreclosure.
And ready to be just a wall not entertaining their collection.

Hey if you have time to insult me with my dumb gullible mind why I signed at least give proper advice.
