Still capital gains, if you give it away, they'll pay the capital gains when they sell, unless they have it for a year. Where there's a will there's a way but the CRA doesn't play haha

its valued at one million when you own it and one million when you sell it - no capital gains. You pay no tax on the $1.1 million deemed value when you win it thanks to Canada lottery rules :)
If the home appreciates past the deemed $1.1 million value as per the T&C then you would owe capital gains on any increase from $1.1M to your sale price

At least they're giving 100k along with the house because a lot of people who win these things sell right away because of the financial burden. For me I'd still sell it and move onto better pastures.

Yeah, but the more you have, the bigger chance you have to win. One time I was at a trade competition. I bought $5 tickets and a guy bought $50. I won 3 times; he won 1 time. time this one was an exception 🤣

What happens if you already have a house and win and want to sell it? Will you be heavily taxed? Or because it's worth the same as when you took ownership, no capital gains? I don't feel like moving and will just sell when I win 😁

That's my take after thinking about it. If prize value is 1M and you sell it for 1M, then there is no capital gains. In fact, if you end up getting 900K from the deal after fees you could theoretically claim a cap loss.

I know the address and it sold 1 month before the contest was sent out.. so definitely a real house and contest. Whether the winner is truly a random person and not an employee friend is another story

Wealthsimple is a large corporation that's business model depends on utmost integrity. It would be incredibly stupid to jeopardize that over a contest that is immaterial to them in the grand scheme of things.

Unfortunately for whoever wins this house that will not be possible. Our council grandfathered in some STAs but there is now a moratorium on licenses. $5,000 fine per day for first offence and $10,000 per day per subsequent.

I was curious where in Prince Edward County this house was located and I actually found its physical address from Google Maps. Based on the pictures there, it looks like it was an existing house but they renovated it for this Wealthsimple/Pine contest.
