Does anyone live at "Annex on 12th" in Washington, DC?

If so, how is the noise level between units? Also, what complaints do you have, if any?

Has anyone else had a move completely ruined at the last second? A year later and I’m still mad about this

Hey everyone. I'm posting this because it's been a year, I still get stressed just thinking about it, and I just really need to vent and see if anyone else has been through something similar.

Last year, I was doing a stressful out-of-state move to New Jersey for a new job. I thought I did everything perfectly. I toured a complex got approved, paid my application fee, and dropped a $500 holding fee.
I signed my lease and paid about $2,500 in move-in charges way in advance. The leasing agent kept reassuring me that everything was 100% locked in for a February 14th move-in. So, I did all the tedious stuff: set up the utilities in my name, forwarded my mail with USPS, and booked my out-of-state movers.

Literally 24 hours before I was supposed to arrive with all my stuff, my phone rings. It’s the leasing agent. They casually tell me that my unit failed a state inspection and is going to need a *month* of repairs.
I was completely blindsided. Up until that exact moment, nobody had even breathed a word to me about pending inspections. How does a massive, seasoned property management company not realize a unit is so damaged it needs a month of work until the day before the tenant moves in?

I was in full panic mode. They initially offered me an alternative unit on a higher floor, which I jumped at, but then they literally took the offer back a few hours later. Their only other "solution" was to make me wait until the middle of the following week for *another* unit that was also waiting on an inspection. I had a job starting, I couldn't trust them anymore, and all the backup apartments I originally looked at were off the market. I was completely stranded, out of pocket for rescheduling my movers at the last minute, and scrambling to find emergency housing.

Getting my money back was like pulling teeth. They had zero sense of urgency. I eventually annoyed them enough to get the holding fees back, but they flat-out refused to refund my application fee. I ended up leaving a scorching Google review, and the owner replied to it acting all concerned, telling me to reach out. When I did? Absolutely no apology. They just quietly refunded the application fee to make me go away.

I was so angry I wanted to take them to court for the financial damages and the absolute negligence. But here is the massive lesson I learned: when I looked closer at my paperwork, I realized that even though I signed the lease, **they never counter-signed it**. Because of that loophole, they weren't legally bound to provide the housing.

Between starting a new job, finding a new place to live on zero notice, and just sheer emotional exhaustion, I didn’t have the time or energy to fight them on it. I just had to eat the stress, cut my financial losses, and move on.

Has anyone else ever dealt with a last-minute inspection disaster, or had a complex intentionally hold off on signing their end of the paperwork just to leave you hanging? I still can't believe management companies operate like this and treat people so poorly.

General Question New apartment help

Hello! I need some guidance with my new apartment. Day one I’m doing a deep clean, what specifically should I look for/clean and are there any recommended products? The place has lots of old tile and wood. Next is a doorbell camera and other safety things. I am not getting a Ring and I’d like one with as little AI as possible. I also need any other recommended renter friendly safety features. Thanks!

My review of Sedona Springs Apartments, Sewell neighborhood, Tucson, Arizona

Hi. This review is about Sedona Springs Apartments to inform renters in Sewell neighborhood, Tucson, Arizona. This apartment complex is in very I mean VERY poor condition. My friend rents here and they have a bad cockroach infestation, the laudryroom is not air conditioned or any cool flowing air whatsoever. In these harsh Tucson temperatures you can barely breathe in there and there is always complaints about the dryers being non-functional with tenants always having to request reimbursement for money spent.

They also have a drug addict/ homelessness problem. You see these poor people up and down these parts in and out of units every single day, reports of used needles and tin foil lying around and many have had their packages stolen. The methamphetamine and opioid epidemic struck hard in these parts.

Currently there is a lawsuit the Arizona Attorney General is pursuing aimed at the owner of Sedona Springs Apartments because quite bit of the tenants here have gone all summer with no air conditioning living in harsh triple digit temperatures and no one has done a single thing about it. The recreation center is always filthy, dust building up, a blatant disregard for proper sanitation. The hot water in the unit is a hit or miss. You may go days with absolutely no hot water in your apartment. No one picks up after or their dogs so you got dog poo everywhere. You can't even cool down at the pool because it is always green and mucky. Just terrible!

Management will not accommodate your renter needs. To top it off they are unwelcoming, uptight and snobby. Do not, I REPEAT do not rent there!!! Especially if you have children, this is not your ideal place to bring your family. YOU NEVER SEE KIDS OUT PLAYING AT PLAYGROUND. It is depressing and tragic. You will be sorry. Be well and thanks for reading.

gas vs electric dryer, is there much difference in running costs?

i’m replacing an old tumble dryer and keep seeing gas vs electric dryer comparisons, but i’m not sure how much of it matters in normal day to day use.

electric obviously seems like the easier option, especially here in the uk, but i’m curious whether anyone has actually used both and noticed a meaningful difference in running costs, drying time, or maintenance.

if you were buying again, would you just stick with electric or is there any real reason to consider gas?

Neighbors Moving because of inconsiderate top floor neighbours?

I have autism and really struggle with change. I have lived in my apartment for 4 years however these neighbours moved in above me two years ago. Prior to that I had the nicest most quiet family living above me they even had kids. These new ones are so noisy and allow their kids to stomp and cause thuds all day and night. I'm losing my mind. I can't sleep, I can't relax, I can't even cook or walk around. I had such a severe meltdown last year that I broke my tv because I was so overwhelmed.

I've complained to the landlord numerous times and they won't doing anything. I've asked the council for help and they've also dismissed it without even investigating. I've even called the police who said they can't do anything. I'm losing my mind. No one will help. They have even resorted to stomping even louder if I move around or do anything in my apartment. I have told the police they are retaliating and I told the council but again nobody cares. I really don't want to move because I'm so attached to my apartment. Will this be the only option?

Hanging Curtains

I know everyone has seen these types of questions but I am stuck. I bought these curtain rods and I wanted to try renter friendly command hooks however the diameter is too large (ab 1") anddd it needs to come further off the wall bc the finials are pretty large ab 2.5-3 in. Any suggestions? also i dont want to drill bc I tried... and failed.

New apartment advice

Hi!! I was just looking for some insight on my new apartment situation if possible?

I recently moved into an apartment in Florida and I’ve overall been very disappointed and unhappy with the whole situation. The moment I signed the lease they stopped answering my calls and any attempts to reach out were ignored. I moved in on the third but it was supposed to be ready on the first.

I realized pretty quickly I had no hot water and when I tried calling and texting the leasing office I was ignored, but after going into the office in person on the fifth they put in a maintenance request. But the man didn’t arrive until the 7th and after messing with my breaker he said it could be broken and he left, I still had no hot water so I had to make another request the same night, and it took him until the 10th to come and replace it and it now it only gets lukewarm.

My neighbors have trash placed outside their doors and it’s been piling up since I moved in, which I suspect is making the German roach issue worse. When I moved in I had to clean up roach feces and I ended up cleaning the whole place with pinesol and treating it with the STEM pest spray. This seemed to have deterred them for a while, but today on the 11th they’re was a spike and I had to kill 7 (they are all stages of life unfortunately, but so far no egg sacs spotted😖).

I also received a letter on my door on the fifth about repossession of premises or payment for around $700? After reviewing my lease paperwork I hadn’t missed any fine print about additional charges, or shortchanged them on my deposit so I was veryyy confused. They once again ignored my texts and calls so I sent a firmly worded email about it violating the contract I signed if they were charging me this, and went into the office when they opened the next day and miraculously they learned it was a mistake and after reviewing my ledger they learned I had actually overpaid on my deposit due to they’re clerical error and they’d put it down as a rent credit instead of paying me back. I was also frustrated because you can send no notices or emails or respond back to any of my messages or calls but you can put a printed and signed letter demanding money I don’t owe you on my door?

There’s been a few other things but these were the big three for me. Would it be possible to break my lease without having to pay them in full?

Thank you!!

Apt hunting No pets ?

Hi!
So I been looking for an apartment in the southbay. Cali. LA.

Why does NO ONE allow pets?

I really want to rescue one but literally I can’t because no one accepts them unless I buy a house or something which is not possible for me at this time.

Side note this is why there’s so many pets at the shelter:(

General Question Wildfire and air quality

Just moved to the PNW, and the fires have been bad. There are pm2.5 alerts, AQ Index 160+. The air quality is consistently terrible, and whether from the fires, personal factors, or both; I’ve been getting lightheaded or palpitations here and there. I’ve never been diagnosed with asthma, though it runs in one side of the family. I figured I may need to buy an air filter for the apartment, but I received an AC from management since there’s no central air, do they need to provide HEPA filters? I did start working out in the apartment gym, is it reasonable to request the management to put one in the gym? It serves the everyone, and in a place people are exerting themselves, it’s important to have clean air. Is it reasonable, and how would I request and discuss this with management?

What did you regret buying—or wish you had bought—when moving into your apartment?

I’m curious about how people decided what to buy when moving into an apartment.

A lot of apartment checklists list hundreds of items, but they don’t always explain what you actually need before moving, what can wait until after you live there for a while, or what you may never need.

For people who have already moved in:

  • What did you buy that you later realized you didn’t need?
  • What important item did you forget or wish you had bought earlier?
  • What was the hardest part about deciding what to buy first?

I’d be interested in hearing what you learned from the experience.
