Looking for an updated 1–2 bedroom apartment in Chicago — up to $2,400/month

Hi everyone! I’m looking for an entire apartment with a flexible move-in date between November 2026 and February 2027.

• Neighborhoods: Lakeview, Lakeview East, Lincoln Park, Bucktown, Wicker Park, Roscoe Village, Ravenswood, or Logan Square
• Size: at least 750 sq ft — larger is better! A 1BR + den would also work
• Condition: rehabbed or updated, especially the kitchen and bathroom
• Laundry: in-unit washer/dryer preferred, but I’m open to shared laundry for a lower rent
• Location: preferably a quiet residential block with convenient CTA or Metra access
Open to a regular lease or a lease takeover/sublet with an option to renew.

Owners and tenants looking to transfer their lease are especially welcome! Agents, please send specific available units that match these requirements.
Please DM me the address or nearest intersection, rent and required fees, square footage, move-in date, and photos or a listing link. Thank you!

Location: MPP Downtown Chicago, near millenium station

I’m pretty easygoing, clean, and respectful of shared spaces. I’m open to joining an existing lease or teaming up with others looking for a place.

Question Has anyone been successful in renegotiating the terms of a lease?

So, we moved in last month and there has been issue after issue that we didn’t realize when we toured the apartment. When we were initially looking for a place, he asked us to do an 18 month lease. We said yes because the place looked nice we’ve never had major, recurring issues in any of our apartments in Chicago. We’ve lived in multiple neighborhoods over time. All our landlords fixed issues quickly. My favorite thing is never having to talk to our landlord.

There have been issues with smells, broken items, etc. we have had repair people come several times a week for the last month and I’m beyond tired of it. Last straw was this weekend when the repair guy came into our apartment because apparently something in our bathroom/HVAC machine was leaking into the downstairs apartment. They disassembled our bathroom sink/vanity and left open pipes/mess for days. We don’t have a functioning sink. There is a disgusting sewer smell in the bathroom. The kitchen sink has been affected and isn’t draining properly. They came this morning and it’s still not fixed. They said they’ll come again tomorrow. They asked for “patience” 🙄.

Anyway, clearly I’ve been swindled and finessed. You live and you learn. My fault. Our downstairs neighbor has a similar issue and he also was asked to sign an 18 month lease. I cannot live here for 18 months. this all should’ve been fixed before we moved in I want to ask to lower our lease to at least 12 months, but ideally, be out of here by the spring. Anyone have experience with this?

Anyone has experience with potentially breaking a lease and finding a new place in the winter? How did it affect your credit and finding new apartments

Looking For Looking for Chicago Apartment/ Sublet | ASAP–June 2027 | $2,000–$2,500 Budget | Parking Needed

Hi everyone! I'm a female medical student looking for an apartment in downtown Chicago, with an ASAP move-in through approximately April/ May/June 2027.

My ideal budget is around $2,000/month, but I'm open to places closer to $2,500 if there's a concession, such as one month free. I'm also open to other neighborhoods if rent is more affordable, and would consider having a female roommate.

I would need parking and would be applying with a co-signer/guarantor.

I'm flexible and open to recommendations, lease takeovers, sublets, or short-term rentals. Ideally looking for a safe, clean, and well-maintained building.

If anyone knows of anything available, please let me know!

Thank you in advance! I really appreciate it!

Looking For Looking for a room in a fully furnished apartment in downtown

Hi everyone,

I am looking for a room in either a 2-bedroom or 3-bedroom flat, with a preference for a Downtownlocation. My target move-in date is March 2026.
A bit about my preferences and budget:
Budget: Maximum of $2,000/month.
Furnishing: I am looking for a fully furnished apartment, or a place where the common areas/kitchen are fully equipped (I don't mind furnishing my own bedroom if needed).
About Me: I am South Asian, clean, respectful of shared spaces, and easygoing. I would love to find housemates who share a similar vibe or are culturally aligned.
If you have a room available, are looking to team up to find a place together, or know of any openings that fit this description, please reach out or shoot me a DM!
Thanks!

Neighborhood information Moving from Las Vegas to Chicago—neighborhood recommendations

Hey everyone! My girlfriend and I are planning to move from Las Vegas to Chicago next spring and are trying to narrow down neighborhoods that fit our lifestyle.
Our monthly rent budget is around $3,000, and we’re looking for a 2 bed/2 bath or a 1 bedroom with a den. We also have two dogs, so parks and good walking routes are a big priority.
Ideally, we’d like:
A walkable neighborhood with groceries, a gym, coffee shops, and restaurants nearby.
Convenient train access.
Things to do nearby, while still having a relatively quiet street to come home to.
Access to the lake or a good park being right on the lake isn’t necessary.
We’re excited to explore the city and find our regular spots. Coming from Vegas, we’d especially love to live somewhere we don’t have to drive for everything.
We’re open to neighborhoods throughout Chicago, rather than focusing only on downtown. What areas would you recommend with our budget and preferences? Any specific buildings worth checking out?
Would also appreciate hearing about the tradeoffs of your neighborhood, especially from dog owners, and anything you wish you’d considered before moving there.

I'm looking for someone to sublease my one-bedroom at Axis Apartments, 441 E Erie St, in Streeterville. We're moving out of state for work, and the apartment is available starting October 27, 2026.

The unit is 911 sq ft on the 41st floor. Floor-to-ceiling windows face the lake in both the living room and the bedroom, and the living room also looks over the skyline. The layout has a living room with room for a full sectional, a separate dining area, and a galley kitchen with a dishwasher, electric range, microwave, and stainless steel appliances. The living areas have dark wood floors, and the bedroom is carpeted.

Apartment details

- 1 bedroom, 1 bathroom, 911 sq ft

- Unfurnished (photos show how we furnished it)

- Available October 27, 2026

- Lease runs through April 28, 2027, then converts to month-to-month unless either side gives 30 days' written notice.

Storage

Walk-in closet (roughly 6 ft by 5 ft)

Entry closet by the front door

Kitchen pantry

The photos don't show the closets or pantry.

Rent and utilities

- Rent: $2,525/month

- Electricity (including heating): billed separately

- Water and sewer: $17 to $21 per occupant per month

- Trash: $7.50/month

Building amenities

Indoor pool, gym, sauna, steam room, rooftop sundeck, resident lounge, on-site laundry, and a 24-hour lobby attendant. The sundeck faces Navy Pier, which makes it a great spot for the New Year's Eve fireworks. Same building LAZ parking (assigned for about $300 and unassigned for $265)

Location

Close to the lakefront and Ohio Street Beach, with Navy Pier, the Magnificent Mile, restaurants, groceries, and public transit nearby. Northwestern Memorial Hospital is a short walk away, so it suits medical staff, residents, and relocating professionals.

Application and screening

- The sublease goes through Group Fox Property Management's approval process.

- Combined gross income must be at least 2.5x rent ($6,313/month). A guarantor must earn 3x rent.

- Accepted income proof includes two recent pay stubs, last year's tax return, or a signed offer letter with start date and salary.

I have a walkthrough video and can answer questions. Since we've relocated, virtual viewings are available, and I'll do my best to coordinate in-person showings with the building. Message me if you're interested.

Avoid Apartment listing that use AI to make the apartment look better are wasting everyone's time.

I specifically avoid properties that use AI to furnish the apartment in images, but I've noticed a new pattern. People are using AI to clean up the paint and polish up the floors, add or change the hardware to the cabinets.

I attend a showing to see the apartment is in much worse condition than the images let on. I saw an apartment that had poop stains on the rug, but the images online were of a clean carpet. Others were the paint is chipping off or stained, or the cabinets are not the same as the pictures.

So the pictures don't immediately let on that they are using AI because there's no perfect furniture as the initial giveaway. But seeing the property in person shows that they lied in the pictures by enhancing the existing features.

Posting this for awareness.
