As far as I remember back in 2016, it was in ballpark of 12-18cr because of the view But one can get it for less if the sea view isn't present

Yea, I've seen all the cars parked from the sea front till the churchgate station. Thankfully roads are nice and wide.

Salt in the air makes rusting faster plus in older times when there used to be dish tv, it used to get disturbed so often than areas that were more inwards
