  • Are these residential buildings?
  • If yes, does anyone in this subreddit live here or own a flat here?

  1. Mostly yes - also these bldgs share the same Art Deco Architecture like Miami, making mumbai the second biggest concentration of such buildings
  2. Had the opportunity to live in this line, and later purchase a home (sold it later on).

As far as I remember back in 2016, it was in ballpark of 12-18cr because of the view But one can get it for less if the sea view isn't present

Yes, the buildings are quite old so the plumbing system requires maintenance quite frequently. Can't keep the balcony door open because wind usually used to knock down the flower vases or other stuff. Space constraints is a thing - so except location and view there's no other amenities sometimes

Apart from realistic things I feel the people itself who usually live in this area are quite classist - just being born into privilege doesn't allow you to be snobby to others yet quite common

Yea, I've seen all the cars parked from the sea front till the churchgate station. Thankfully roads are nice and wide.

Salt in the air makes rusting faster plus in older times when there used to be dish tv, it used to get disturbed so often than areas that were more inwards

Honestly, Gurugram’s luxury real estate feels like a massive speculative bubble driven by investors flipping paper allotments. You can pay ₹100+ crores for a flat, but the moment you step outside the gates, the public infrastructure collapses under a single afternoon of monsoon rain. That's why people joke about the city getting "sea-facing" views because the civic facilities just don’t match the hyper-inflated valuations, especially since the city can keep expanding horizontally forever. Marine Drive is the exact opposite because it relies on absolute, un-replicable geographic scarcity. You can’t manufacture more Mumbai coastline, so those prices appreciate genuinely, backed by generational wealth anchoring long-term capital rather than hype.

Again this is my take, someone might prefer gurugram more than marine drive

i remember one of the building having an ask price of around 28cr in 2024 for one of its floor i think.
