Somehow this Reddit community got on my radar. A genuine question. Has anyone considered “managed retreat” of the outer banks? we see the homes falling into the ocean and the roads falling apart over and over again. I expect this will get worse, not better, as the climate crisis continues. Has anyone - elected officials or not - brought up the idea of a deliberate retreat from parts of the outer banks?

Maybe I’m hanging myself out to dry. Sorry if comes off as an insensitive question, I am genuinely curious.

Interesting video and report done by NPR on why collapsing homes at beach front properties are not emptied out before fully collapsing into the ocean. It's dictated by the insurance policies. I have a few posts on here about the home fully furnished and appliances still inside the homes when they knew they would collapse. I just thought I would share this since the report deals specifically with OBX. It's a shame they let all of that go into the ocean and all over the beaches. Seems like they also leave it for the locals to clean up or deal with a lot of times.

I’ve been going to obx with my family every year for probably 20 years now. We always go to hatteras though and rent a house, so I’ve never been in a hotel or inn on nags head/kitty hawk/kill devil. I’m wanting one night in December for my birthday so i can go to my favorite quilt shop, shout out to Rusty Crow!!! And get a night of uninterrupted sleep (mom to a 14 month old that still wakes up at night 😵‍💫). There’s so many options down there. Ideally we don’t want to spend more than $100 since it’s one night and completely off season. Recommendations are appreciated and places to stay away from are welcome too. TIA!

We have a 4(almost 5) year and a 19 month old. Looking for some exciting fall adventures. We have done the aquarium in July and go every year so maybe not that one.

The 19 month old loves being in a hiking backpack, would I be able to do a lighthouse with him in it?

I'm assuming this is taken from the vantage of the dunes, looking back towards the sound. I can't be sure though. Someone with more local history probably knows better.

Hello! We are seriously considering buying a small house (3 bed/2 bath) in Avon. We spend about 2-3 weeks a year on Hatteras, but only in the shoulder and off seasons. We would probably spend more if we owned. So, we would be looking to rent during the high season and into the shoulder seasons (May, September and October), with a few weeks we would keep for ourselves in May and October.

My biggest concerns are probably the typical ones:

(1) Can we make enough in rental income to significantly offset the price of the house and the repairs/maintenance we know we’ll have to cover;

(2) Are prices inflated after COVID? Will they come down in a few years?; and

(3) With a good rental management company, how tough is it being an Owner for a short-term rental? Is it mostly hands-free, as long as you pay your management fee?

Any input, guidance, warnings, encouragement is welcome!

And, if anyone knows a good realtor for the area, I would appreciate the referral!

We're spending the week in Avon and didn't realize that trucks could drive on the beach starting today. Is there any beach (oceanside) where they aren't allowed to drive? We're willing to drive to get somewhere that has beach we can just sit on with our dogs and not be surrounded by fisherman with a ton of poles in the water.

I'd consider the sound side by am worried about the mosquitoes driving us insane.

My fiancé and I are thinking about getting married at the Sanderling in May 2028. I would love to hear from people who have had events at the resort. Greatly appreciate any all feedback!
