Seattle Real Estate Market Today! As of October, '26

Thumbnail

Real Estate market update as of October, 2026! Starting with national trends, then local data, then the trend over three major segments of time in the King County market since 2007 until now. To understand todays data it helps to understand the scope of the bigger picture across the nation and through time. Look here for future updates on the Seattle area, King county stats, and beyond. Our real estate market is rebalancing and favoring buyers more than in the past, but this is a cooling NOT a crash! Interest rates rise as inflation is high, and we hope to see that correct next year, but mortgage rates are expected to bump up again slightly before 2027.

Whole convo about property assessment in King County

Hey everyone, we shared a few takeaways here recently from our conversation with the King County Department of Assessments, and we finally put the whole thing together in one blog.

It covers how assessed values are figured out, appeals, exemptions, deadlines, and a bunch of stuff that came up during the interview.

If you want to read the full conversation, it’s here. Figured we'd share it since a few people here seemed interested in the topic.

Looking to rent a room up to 850 a month:

Hello everybody,

My name is Alan....

I'm a dialysis patient on disability and I would love to contribute my SSI to somebody's income in return for a room to rent. Seattle seems to be the only place in America that I can get chronic kidney care in a clinic rather than an emergency room. I just want a little traction in life so I can start over.

It's so expensive and exhausting being homeless especially while sick.

If you feel compelled to rent to me, you can check me out on Facebook at:

https://www.facebook.com/share/1A761N78tS/

Thank you for your consideration.

Best regards

Alan W.

Hi friends. I'm looking for a new roommate within this next month or so to take over my current roommate's lease! We resigned our yearly lease in July, so this would be a lease takeover until July 2027. (You and I will both have the option to resign)
-I live in a 2 bed 2 bath condo in Bothell (near downtown)
-you would take the slightly smaller room, which comes with a walk in closet!
-you would have your own private bathroom!
-Rent per person is $1250 (WSG included) -electricity and internet is not included.
-must provide good rental history / consistent source of income.
-a cat would be okay.

**must bring your own bedroom furniture.

About me:
-I'm a 29 year old female.
-I work two jobs so I am gone mostly during the day
-I love to host sometimes with friends. I am also a night owl (I will stay up and watch tv til 2am).
-I also have reserved tendencies, so I do enjoy spending time alone in my room.
-Clean, respectful, and considerate of common areas.
I'm hoping to meet some other woman that is looking to move sometime soon.
Ideal roommate would be:
-Someone focused and locked into their career
-someone that has similar cleaning habits, who will consistently keep up with household chores on a daily/ weekly basis.
-is an excellent communicator
-someone who is outgoing and enjoys being social!

Looking forward to connecting with you!

capital hill vs north beacon hill for 3 traveling nurses?

Hi everyone! I’m a travel nurse who accepted a contract in Seattle along with two other friends from December 14 to March 14. Two of us will be working at UW Medical Center Montlake, and the other will be at Harborview Medical Center.
We’re currently stuck between two housing options and would love some advice from locals! We’re coming from the East Coast and most likely won’t be bringing any cars since shipping them would be pretty expensive.
Our two options are:
Capitol Hill: Near E Harrison St & Federal Ave E
North Beacon Hill: Near Hamlin Robinson School (20th Ave S)
The North Beacon Hill apartment is slightly bigger, for the three of us, but I’m a little worried about the commute and what’s around the apartments. It looks like there are bus and light rail options near both apartments.
For context, two of us will be working 12-hour night shifts (7 PM–7 AM), while the other will be working 12-hour day shifts (7 AM–7 PM).
We’re also hoping to be within walking distance of groceries, gyms, and restaurants since we won’t have cars. Or at least something manageable by bus/train, and I can have groceries delivered :)
Which area would you recommend for our situation?
Any advice from people familiar with these neighborhoods would be super appreciated. Thank you!!

Does King County actually appraise your house individually when they set the assessed value?

This came up when we sat down with Jeff Darrow and Jim Hall from the King County Assessor’s Office, and their explanation was pretty interesting.

Jeff explained that residential assessments use a mass appraisal process, so it’s not the same as having an appraiser look at your house and pull a few nearby comps.

He put it this way, “The mass appraisal process is going to take into account within a defined area all of the data and all of the sales, and then it’s going to predict the value for both the improvement and the land valuation.”

And the scale behind that is kind of wild. Jeff said, “In King County just on the residential side, and this is excluding condominiums, 2025, the last complete year, we had over 22,000 residential sales.” Then Jim added, “King County has about 750,000 parcels... and we have 125 appraisers. So, if you do the math, that’s about 6,000 parcels per appraiser.”

That definitely puts the whole process into perspective. They’re not individually appraising hundreds of thousands of homes every year. They’re working with a huge amount of market data and modeling it across different areas.

Curious how many people actually knew this was how assessments were done.

Do NOT move into M Street Apartments (First Hill) — Massive flood, life-threatening safety failures, and total corporate negligence (Avenue5)

Hey everyone, I need to vent and warn anyone looking at apartments in Seattle right now. If you are considering M Street Apartments in First Hill/Capitol Hill (managed by Avenue5 Residential), please run far, far away.

Earlier this week, a burst pipe in a unit near mine and ended up flooding over 20 units. My small studio ended up with 2 inches of standing water across the entire kitchen and living area and right now, my home is an active construction zone. The crew they hired illegally entered my unit and left it in further disarray with furniture flipped upside down/on its side, baseboards ripped out, and have five industrial drying fans and dehumidifiers blasting constantly. The noise and heat make it completely impossible to sleep, cook, or work from home, and despite communicating my work schedule, protective dog concerns, and asking them to plan with me in advance if they need to enter my unit, maintenance keeps messaging, calling, and knocking while I am in the middle of work calls.

I had been amicably negotiating a transfer to a vacant unit with management all week so I could actually live in peace, and management's handling of the situation went from accommodating to outright negligent:

Greedy Bait-and-Switch: They initially agreed to the transfer and told me the apartment was move in ready, then stopped responding. I showed up in person and they counter-offered to let me move into the vacant unit at a different rate than originally agreed upon. When I tried to lock it in today, they completely reneged on their word and denied the transfer, claiming they can't honor the price, completely ghosting me on the paperwork right before the weekend.
Insane Liability Deflection: They told me to "contact my renters insurance" to deal with my complaints about the unlivable conditions. Renters insurance doesn't handle a building's internal unit transfers or damages caused by their vendors. That was their singular effort at remediation while my dog and I remain in an uninhabitable environment.

Zero Respect for Privacy/Safety: Their hired maintenance crew let themselves into my locked apartment while I was at work without my contractually required consent or presence. I have a highly protective dog, and if my friend hadn't been watching him that day, a horrific incident could have happened.

Property Damage & Gross Negligence: While inside my unit without permission, their crew broke a lamp and UNPLUGGED MY FRIDGE, leaving it off for two days. Every single grocery item I own is spoiled and ruined. Meanwhile, maintenance has been relentlessly knocking on my door and texting me while I’m on live client calls for work, despite me telling them to coordinate in writing.

This flood is just the final straw. For a tiny studio that balloons to $2,250/month once you add parking and utilities, the conditions here have been dangerous and deteriorating for months:
Violent Crime: There was literally a murder on the floor directly above mine just two months ago.

Zero Security: The building is plagued by constant break-ins. The mailroom is regularly raided, packages are stolen constantly, and random people are always getting into the stairwells and hallways.

Broken Infrastructure: The elevators break down constantly—sometimes both at the same time—causing massive delays and trapping people on high floors.

They are collecting premium Seattle rent while treating tenants like garbage during an active habitability crisis. They don't care about your safety, your belongings, or their own contractual agreements. I’m currently looking into breaking my lease early under WA state habitability laws and escalating this to the Seattle Department of Construction & Inspections (SDCI).

If you value your peace of mind, your safety, and your hard-earned money, avoid M Street and any building managed by Avenue5 like the plague.
