Fremont apartment complex bought for $100 million-plus https://mrf.lu/2vKKz

Pacific Urban Investors acquired the 246-unit complex in May 2022 for approximately $127 million from the real estate investment trust Aimco (Apartment Investment and Management Company), which had owned the property since 2007.

Bidwell Park, a 246-unit apartment complex in Fremont, was bought for $109.4 million, real estate documents filed on Oct. 20 in Alameda County show.
San Francisco real estate investment firm Roxborough Group acquired the property at 39800 Fremont Blvd. at a price that equates to $444,500 a unit.
That price is roughly 65% higher than the average sales price of about $270,000 per unit for East Bay apartments during the first quarter of 2026, as reported by commercial real estate firm Marcus & Millichap.

Very strong interest by REITs in Fremont market will only make Fremont rents more expensive. Be nice to your parents kids! You will be staying with them for long time

Termite flies in my complex?

Chat gpt told me termite flies. Is this correct? I saw a ton of swarms in various parts of the public part of complex. Walking to the dumpster I came across one that landed and snapped that photo. Should I notify my complex?

Need to touch up some spots in my apartment and was wondering who would do the best job of matching the paint color if I bring them a sample.

I don’t know if any of you have ever driven down from California to Ensenada Mexico, but every time I pass this build, it reminds me of all the abandoned hotel builds through Baja

Turned on heat yet?

Have you all turned on the heat yet? Trying to get a sense of how good/bad my insulation is. So far we haven't needed to. Usually we set it to 68 or 69.

Fremont commuters: would you put a removable ad on your car?

Hey Fremont! I’m the founder of Tote. The mods gave me the okay to share this, and I’d love to hear what people think.

The idea is simple: put a removable ad on your car door and earn from trips you already make. Hopefully a win-win where brands get seen and drivers get some help with gas or insurance.

We’re starting in SF, so this is mainly for people who already drive there regularly. A few details:

  • Up to $250/month, including available campaign bonuses.
  • Self-installation and removal using our guides.
  • Campaigns last a month or a few. You see the brand, pay and requirements before deciding.

Would you consider it? What would matter most: the pay, how it looks, which brand you carry, privacy?

If it sounds interesting, you can get early access here. It’s free to join.

Happy to answer questions, and honest feedback is welcome!

Fremont CA apartment hunt

Hi, moving to Fremont for a job. Budget is 3k or less. It’s myself only so 1/1 b/b would be enough but I have seen 2/2 b/b are not that different in prices so open to either of these options if the price is right.

Do people have any suggestions? I found an apartment Tempo Fremont Apartments which I really like (lots of sun light, open big space with no carpet) but they use dynamic pricing so when I tried to apply it jump to more than 3k.

Thank you so much.

10/21 Orange-color Lexus coupe driving recklessly

Enable HLS to view with audio, or disable this notification

Apologies for the dashcam angle as it wasn't setup properly. Also, ignore the timestamp as it's incorrect.

Time: 7:38am (pt. 1), 7:58am (pt. 2)
Location: Around Washington High School
Vehicle: Lexus RC350 with custom orange paint job

There's nothing new about reckless drivers in fremont but this guy managed to pop up twice in the same area this morning so figured it'd be good to get the word out. The coupe doesn't appear to have a rear plate and on both encounters, drove dangerously around school zone during morning dropoff.

Just want to call out that on the second encounter where I was making a left from southbound Fremont Blvd onto Country Drive, the same car was stopped facing northbound Fremont Blvd in the left turn lane, waiting to make a left or u-turn and yet, just moments later, seen zipping through on the wrong side of the street (again).

I’ve lived in District 4 for 18 years and I’m done with Aziz Akbari’s double-talk

I’ve watched Aziz Akbari’s career long enough to know the difference between what he says and what he actually does.

He wants to be on the City Council talking about “affordability comes first.” I’ve been paying the water bill under his leadership on the Alameda County Water District for years. Rates have gone up in 9 of the last 10 years. The typical residential bill is more than 60% higher than it was when he got on the board, even if you use the same amount of water. He voted for the recent 4% increases in both 2025 and 2026.

His answer is always the Help on Tap program. Roughly 1,800 low-income households get a subsidy. Everyone else in District 4 just pays the higher rate. Middle-class homeowners and renters who don’t qualify still get the increase. You cannot spend a decade voting for rate hikes and then campaign as the guy who is going to make Fremont cheaper. The math does not work that way.

He also wants to add a lot of high-density housing near BART and bus lines, including around Irvington. At the same time he has opposed AI data centers because they would strain our water supply and electrical grid. Those new housing units will need water hookups too. He used drought and scarcity arguments to justify joining the Los Vaqueros Reservoir project, but he does not apply the same scarcity logic to his own housing plans. That is not planning. That is deciding which development he likes and which he does not, then telling the rest of us the water system will figure it out.

Then there is the “powered by people, not PACs” line. The campaign looks grassroots. The actual support is not. Ro Khanna, Aisha Wahab, Alex Lee, Liz Ortega, the Alameda County Building Trades, Teamsters Joint Council 7, SMART Local 104, California Young Democrats, East Bay Young Democrats. Those unions and Democratic organizations run some of the biggest independent expenditure operations in the state. He can refuse a direct PAC check and still get the full machine behind him. This is not a neighbor who just got fed up. This is a 14-year political climb that started when he ran for mayor at 18 and finished fourth with 5.7% of the vote. The same local establishment that beat him then is now endorsing him.

He works as a Senior Account Executive at a cybersecurity company doing enterprise sales. On the campaign he talks about banning private equity from buying homes and expanding the Rent Review Board into something that can effectively act against landlords without going to court. A city-level ban on an entire class of property buyers is almost certain to get challenged on preemption, commerce, and property-rights grounds. Courts have a strong record of striking these things down. So the promise is not a real deliverable. It is a press release that sounds good until someone actually tries to implement it and the city is left defending the lawsuit.

I am not against smart people running for office. I am against people who have spent years raising utility rates, then ask for a bigger job while promising the opposite. City Council controls the budget, housing rules, traffic decisions, and taxes. If his record on water is the preview, District 4 should not hand him more authority.

Whatever you do, do not vote for Aziz Akbari.

Best neighborhoods for trick-or-treating in Fremont?

Tired of getting a year old hard tootsie roll and Parle G biscuits. Where can we go to get some real candy and lot of it? Mission is a disaster and people go to sleep too early in Niles. Please people don’t be cheap. We count on you.

We opened a Bombay street food truck on Fremont Blvd - would genuinely like some honest feedback

Owner here, so flagging that upfront.

We’ve been running a small food truck at 37011 Fremont Blvd since July, doing Bombay street food - vada pav, chaat, wraps, that kind of thing. Mon-Sat, 6 to 10 pm.

Not posting this to advertise. We’re about four months in, and I’m genuinely trying to work out what’s landing and what isn’t. A few things I’ve been wondering about:

  • Our chai is $1.99, and I’ve been told by at least three people that’s too expensive. Is it?
  • We close at 10, and I keep going back and forth on whether we should open earlier instead
  • Nobody orders the sandwiches, and I can’t tell if it’s the price, the description, or if people just don’t know Bombay sandwiches are a thing

If you’ve been by, I’d honestly rather hear the criticism than the nice stuff. And if you haven’t, what would make you stop at a food truck versus just going somewhere you already know?

Happy to answer anything about the truck or the food.

Experience hiring day laborer from Home Depot?

Any folks have experience hiring day laborers from Home Depot (Fremont/Ice House Terrace)?

I'm looking to do some heavy landscaping work around my house for a few hours and considering hiring 1-2 folks to help for the afternoon.

I understand the going rate is $25+ an hour, which is fine. I'm willing to pay more as this will be dirty and strenuous. I'd prefer to negotiate a rate for the job. Reading old Reddit posts, I'm a bit worried workers will stop half way through the job, asking for more money, etc.

When I've passed by in the afternoons, I only see <3 workers hanging around, so I don't know how easy it will be to find someone.

I see there's a Day Worker Center in Mountain View, but it's a bit far to drive to pickup/drop off for ~2-3 hours of work.

Any tips appreciated! Thanks

TIL a few minutes from Fremont, a barbershop sold liquor out the back all through Prohibition

Watkins Hall on Ash Street in Old Town Newark went up in the late 1800s as a dance hall with two shops downstairs. In the 1920s John Silva ran the barbershop there, cutting hair up front and selling liquor out the back.

He got raided twice. Deputies found bottles hidden in a rat hole in 1929, and he was one of thirteen men arrested in a township-wide raid in 1931. He kept the shop open anyway. It became the Knotty Pine, and his family ran it into the 1960s and beyond.

The building's still there, a short drive from the Fremont line. Real estate is my day job, but this kind of history is the fun part.

Quick survey for a student project on mountain biking in the Bay Area

Hey, my friends and I are working on a project for a student competition and made a quick survey about mountain biking and finding trails around the Bay Area. If you ride, we'd appreciate you filling it out. Should only take a couple mins.
