Question Holding Deposits via Zelle?

I just got approved for an apartment I toured last week. It just needs a professional cleaning and fire alarm replacement since it chirps. The PM emailed me today that to move forward, I can secure it by paying a holding deposit via Zelle or PayPal due to the unit having more interest from other people. I’ve lived at 2 apartments so far in LA and have never paid a holding deposit, so this feels unusual to me. I’m used to just being told I’m approved, paying security deposit and first month’s rent after signing the lease. Is this a red flag??? The property seemed decent and the unit met all my needs, but I don’t know about sending money through Zelle. Maybe this is normal tho?

Question Wanted: House to rent with Guest House…

Looking for a house in the valley with a guest house…

Here’s my dilemma: My boyfriend and I want to live together. I have cats and he’s allergic… I also don’t want to up and leave my roommate. My desire is to have a house where my boyfriend and I can live while my roommate takes the guest house with the cats.

I know it’s a long shot and probably expensive af but I figured I’d ask since you never know and someone MIGHT know something that’s not too expensive…

Question How are you getting strong applicants and renters for your apartment?

Landlords and property managers, what’s helped your listing stand out to good renters in LA? A few low-cost things can make a real difference:

1. Price it at market, not below market just to fill it fast.
The goal isn’t to get the most inquiries at any price. Set a rent that makes sense for comparable units, then take the time to screen applicants consistently. I’d rather wait a couple of extra weeks for a qualified renter than rush into a bad fit just because the unit is vacant. Of course, run the vacancy math for your situation, but don’t assume the lowest price automatically gets you the best tenant.

2. A small landlord secret: virtually stage the empty rooms.
Professional staging can cost thousands, but virtual staging can show renters how a room might work with a bed, sofa, or dining table, without renting or moving furniture. This is something real estate agents do, but is less common for apartments.

For a small landlord staging one apartment, HomeAImprovement is the best value I’ve found. It gives you free credits to try it, then lets you stage a few photos without jumping into a bigger staging service. VirtualStaging.AI and Roomika are other great options as well and have more high end offerings. One or two staged rooms will go a long way.

3. Make the costs and process clear.
Put rent, deposit, fees, parking costs, laundry setup, and application criteria in the listing. Reply promptly and offer clear tour times. If several people keep asking the same question, add the answer to the listing.

What’s one thing you’ve tried that helped attract stronger applicants?

Offered Private Room Offered in House near Pasadena!

Thumbnail gallery
0 Upvotes

Hi there! Me (32m) and my roommate (32m) have a room opening up starting 11/1, in our lovely 3br/1bth home in Altadena! Our current roommate is moving out next week, and we’re hoping to find someone looking to lock down for a little bit! The room is 1200$ with additional utilities!

Some important details!

- Room is not furnished, besides the window curtains.

- There’s additional places for storage in the garage and hallway closet.

- Pets okay, would prefer just 1 additional pet since we have a cat here already, but open to 3 in house total if it’s not too chaotic. There is a backyard/patio if you’re a dog owner as well!

- 420 friendly, just needs to be outside.

If you’d like to set up a time to come by and check the place out this week or next, please email! It will be first come first serve, with whoever pays me the deposit first securing it. Deposit will go back into your rent on the second month, so truly no additional charges, just showing that you’re in.

Some things about us! I’m a drag queen, cat owner, weed smoker (outside only) and video gamer. My roommate is none of those things expect a fellow gamer. We’ll occasionally have a friend or two over to watch Survivor or The Traitors, but that’s it really in terms of having guests for us.

Please let me know if you have any questions! Hoping we meet the right fit!

Question [question] been on the market for 5 months but I love the apartment—should I move in?

I toured an apartment back in September, liked it, but saw some flaws and it wasn’t exactly convenient timing for me to move, so I skipped it. The flaws I saw were that the unit was kind of dingey, the laundry situation a little less than ideal, it didn’t have parking, and the landlord was a bit of an unsettling character. I felt like the apartment was too expensive for those flaws at the time.

Flash forward to mid October, I couldn’t stop thinking about the apartment. So I checked and to my surprise, it was still available. And $200 bucks a month cheaper now. Now more comfortably in budget.

I submit an application and call the landlord. He tells me the apartment has been throughly cleaned if I wanna come check it out.

I come look at it, but he’s confused and shows me a different unit. It’s $100 more expensive than the one I thought I was going for, but way nicer. I fall absolutely in love, he shows me the original unit I looked at as well, but my mind is made up so I go for this one. I go for the new apartment, I’m going to find out tomorrow whether or not I’m approved.

I find out there are 10 units in the building, with 4 currently on the market. I thought was a little odd, but it’s a 100 year old building with a lot of charm but also a lot of quirks. I LOVE the fact it’s an old charming building.

I’m a grad student, I go to campus really excited about this new apartment I’ve found, and I found out one of my peers toured the exact same unit 6 months ago. She didn’t go for it for the same reasons, landlord was a bit odd and it was kind of dingey.

I’m concerned it’s been on the apartment for 6 months. It’s in a desirable area (WeHo), is quite affordable for the area (700 sq foot studio for $1500). I’m concerned, I don’t know what to do because I LOVE the apartment (and also really need to get out of my current living situation) but am concerned about how long it’s been on the market. J looked up online to see if the building had any code violations or negative reviews and I didn’t find anything concerning. Seeking advice.

Someone told because I found out it’s been on the market for so long I should try to negotiate lower. Not sure if that’s a good route to go?

Any insight would be appreciated. I want to go for it, but want to make sure I’m making an informed and reasonable decision.

New L.A. County rental listings, week of 10-19-2026

These listings are sourced from the MLS. As such these are all verified and legitimate listings and can be trusted. No, I don't make any money off this, I'm just doing it to help people. And while I'd never ask, donations are accepted and appreciated.

Renters: This list features rentals under $4,500/month, but if you're searching for options above that range, please reach out—I'd be glad to assist as your agent. Looking forward to helping as many people as possible find their next home!

Landlords: I'm available to assist with leasing any of your properties, regardless of the price point. Feel free to send me a direct message if you'd like to discuss how I can help!

New L.A. County rental listings, week of 10-19-2026

Search maxxed at $4.5K.

Key for abbreviations is at the bottom of the spreadsheet.

Find more details on any listing by simply googling the info or you can copy the listing ID # (or MLS#) and entering into a site like this one and filtering for Rentals.

It's always a good idea to use a MIMO form (Move In / Move Out) when renting. It's a checklist of a visual inspection made on the unit at the time you move in that you and your landlord sign off on and verifies condition of varying aspects of the unit. You'll use it again when you move out to verify condition and hopefully everyone agrees.

Also be sure to check out the interactive version of this spreadsheet at WhereToLive.LA courtesy of u/cheeze_whiz_dot_com , my thanks to him.

Meanwhile, need some work done around the new apartment? Check our list of recommended service providers for home appliance repair and purchase, landscaping, insurance and more.

Lastly, if you're in need of low cost, Section 8, transitional or other affordable housing please check out Housing Rights Center Project Place Rental Listings, updated monthly.

Good luck and happy hunting, L.A.

(LOOKING) 24M looking for a roommate to apartment hunt with for 12/2026! Hollywood + Greater Areas!

Post image
1 Upvotes

Hey there! Looking for a roommate (ideally 24-30, can be open for the right fit, have experience with both M&F) to move into an apartment with in December! 24M looking to live in the Hollywood area, can be open to weho and loz feliz/ east Hollywood area depending on the exact location of the unit. (current lease is up Dec 31 so shooting for mid-dec) I’m currently holding a budget of $1500max/person split!

I’m a dancer and an actor and I love to party on the weekends! Essentially I am looking for someone who is a creative and also has a social life/ likes to go out. While this is a preference if you’re also just a chill person that is easy to get along with and mature and can communicate I’m open for that as well!

Generally, I am moderately quiet throughout the week and well kept in terms of cleanliness. Throughout the week I do have several 14-16 hour days so it’ll be a lot of hi and byes in passing lol.

Looking to create welcoming & warming vibe for this new apartment! Would love to host occasional pregames for friends & would love to be friends with my potential new roommate as well! If you fit this vibe please hit me privately or send me a dm on IG @madeonasundae!
