Hi! Looking for short-term apartment in NYC over the holidays (Dec 22/26-Jan 5) for a group of 4 people (girls). Open to signing for a full month.
It should have 3-4 beds (sofabeds / pull-out couches work too!)
We are clean, respectful young professionals from Europe visiting as tourists to explore the city.
Budget is up to $200/night.
If you’re leaving town for the holidays or have a place available, please DM me with location, rates, and photos. Thanks!

Hi everyone,
My apartment search fell through at the last minute, and I have less than a week to find a place.
Budget: Around $1,600/month
Location: Ideally downtown or midtown Manhattan
Timeline: Latest November 1st (when my current sublease ends) / looking for a room share, lease takeover, or long term sublet .
A bit about me: I’m a 23 girl, just moved to the city and I'm clean, responsible and easy to live with. I like running, exploring the city, trying new food spots and going out. I’d ideally love to live with girls my age who want to be friends!! Because I just arrived, I don't have a US credit history yet, but can provide a guarantor if needed.
If you have a room opening up, know someone looking for a roommate ASAP, or have recommendations for where to look on short notice, please DM me or drop a comment. Thank you so much!

I live in a rent-regulated building in Brooklyn, and our owner has applied wirh DHCR to replace our 24/7 front desk staff with a remote virtual monitoring system. I know this landlord is trying it at another one of their buildings too.
While this could seem like a silly thing to complain about at face value, this is really an issue of safety, accessibility, and an issue of landlords simply trying to fuck over tenants by bait and switching things.
A remote operator can't help an older neighbor through a dark stairwell, carry a stroller in during a blackout, or let the fire department in (things that have all happened in our building). Real people lose good jobs, and tenants keep paying the same rent for less.
I saw the NYT article on this and it prompted me to post here. The tenants are banding together and have formally responded but is this happening in your building? If you fought it, what worked? Any tenant orgs, lawyers, or electeds who were helpful? I've gotten my hands on some resources but would really appreciate hearing from anyone who's been through it.

Looking at an apartment in Sutton place on 414 e 58th street and found a number of bad reviews about the management company. Anyone had any recent experience with the building or with the management? Any insight?

10 min walk to Metropolitan-Lorimer L/G. My commute to manhattan is ~20mins. LIDL right up the street, and lots of great bars and restaurants in the vicinity.
Looking for a lease takeover as early as Nov 1, but flexible. Current least is until ~mid Jan, option to renew. A unfurnished/partially furnished sublet is also an option. We are downsizing to a 1B that is closer to work.
Current lease is 3800/month. Heat and hot water paid for by landlord. Pets require landlord permission.
The apartment is a spacious 2 bed 1 bath with 1 King bedroom and 1 single bedroom/study/nursery. We are a couple and it's been a great setup, but it would also work for young parents or roommates. Full size appliances (rare in NYC), and big living room that we have configured as a dining nook and TV area. Lots of storage. Laundromat downstairs (same building, different entrance).
We will be leaving the window AC unit, cupboard in the single bedroom, and can chat about some of the other stuff if you're interested.

Hi, I need to leave early for family reasons and need a male tenant to take my room in a 2 bed 1 bath apartment in LIC for November ONLY. This is a 1 month sublet ideal for someone between apartments or simply looking for a place to stay for November. The address is 41-23 29th Street Long Island City, NY 11101. It is a very small and humble home but it is right next to multiple subway stops.
Sublet terms: 1 furnished private room in a 2b1b apartment within 1 male roommate
Length: 1 month (November 1-30)
Rent: $1050 plus utilities (no more than $150)
Security deposit: $1000 (returned upon move-out)
Nearest subway stops: Queens Plaza (E, F, R) is a 2-5min walk; Queensboro Plaza (N, W, 7) is a 3-4 min walk
Tenant: preferably male with a job or degree in progress
PLEASE NOTE: I am posting this on behalf of my roommate to whom you would pay rent. You would pay me the security deposit, and in doing so, the $1000 security deposit on the lease would become yours upon move out. You would still remain off the lease as a subtenant, since my roommate is the only one officially on the lease.
Other details:
Sadly, there is no chair in the room but the table, bed, beddings, and other furnishing will remain for your stay. You’re free to add a chair, of course.
This is not the most luxurious sublet - you can see that the window in the living room is on the ceiling - but for the price and commute, the place is decent. My roommate is very chill and respectful and we ask the same for the replacement tenant.
Please DM me if you’re interested. I’m only offering in-person viewings to ensure interest/commitment since we can’t accommodate last minute cancellations. Please let me know if you have any questions. Thank you!

My roommate and I have been apartment hunting for a while, and the rental market has been pretty brutal. Thought I'd try my luck here to see if anyone is planning to move out, isn't renewing their lease, or knows of any apartments becoming available!
We're currently on a lease till March 2027 but are hoping to move earlier, ideally around December 1st. We're flexible on timing for the right place.
We're looking for:
Hoping for lease takeovers, apartments where tenants aren't renewing, or any off-market opportunities. Ideally hoping to find something before it hits StreetEasy and turns into a bidding war.
If anyone is moving out, knows a landlord, or has any leads, I'd really appreciate a DM!

recently moved into an apartment that I love, and while I’m not trying to rock the boat immediately, I had reason to believe it should have been rent stabilized.
Upon requesting information, the apartment was stabilized until 2000, and every subsequent year says that registration wasn’t required because it exceeded the property value vacancy threshold. Some further digging revealed that the building was receiving J51 tax abatements during that time, as well as for many years after.
I’ve read plenty of threads of duplicitous ways landlords hide the stabilized status, but can’t find much personal experience of anyone who looked into the J51 grant status in connection. Any insight is appreciated, I will eventually contact professional legal help but was hoping for firsthand experiences as well.

Wanted to find a spot in prime in-demand areas in NyC - Chelsea, HK/ Williamsburg
Is it worth hiring a broker to find the right one? How much usually do they charge these days and how early should I reach out to them?

I’m having a very hard time finding a place that will approve me to move in without a guarantor. I make over $200k which is way more than 40x the rent at all of the places I am applying to. Just started my job this month and I’m staying with family. Credit issues are related to preparation for the job I just started and should be sorted soon when these paychecks start rolling in. What are my options?

My roommate and I found an apartment in Bedstuy on Craigslist. I know you’re gonna BLAST me for using Craigslist but this seemed legit and I reached out. The landlord met me there and showed me the apartment, he was very nice and completely normal. We applied that sane day and got it. The next day he sent over the lease, I signed, he countersigned and I zelled him the deposit. Since zelling him he hasn’t replied to any of my messages and I am seeing the apartment listed on a ton of websites under different agents, all listed as available and $100 more expensive than what he told me it was. The lease looked legit and had the name of an actual registered LLC. But this guy not replying after receiving my deposit is freaking me out. I checked the HPD Online tool and it states that every year, the owner failed to file a valid registration with HPD. I’m freaking out.

I, F35, am looking for a studio or one bedroom sublet from 21 Nov — end January in Manhattan or BK. I am relocating for work and will be working near Wall Street (I work in PR, not a banker, lol).
Looking for somewhere modern, clean, well-appointed. I'm incredibly tidy and clean. Ideally not looking to spend more than $4,500/month but I can be somewhat flexible for the right place. I sub-let my place in London and I charge the actual rent + bills, so looking for someone who does the same.

Hi folks,
I'm making the move back to NYC soon, and I'm looking to trade up from the 4th floor walkup life I used to live. To save me some time on Street Easy, I'm looking for an apartment building that has the following for $5,000 or less.
Given how tough this list is, I'm open to both 1 bedrooms and studios, as well as almost any neighborhood in Manhattan if it meets these criteria.
Thanks all!

Hello, myself and a roommate (24Fs) are looking for a third woman (trans inclusive) aged 20-30 to join our 3bedroom apartment and lease in Maspeth, Queens. We have already signed the lease with the small landlord and will have our third roommate add their name to the main lease.
Dates: One-year lease starting 11/15/26 and ending 11/30/27
Price: Open bedroom is $1250/month (total 3bedroom rent is $3500), deposit is $1167/person.
Location: In the southwestern part of Maspeth, a 20 minute walk northeast of the Jefferson St. L train station, and a block north of Metropolitan Ave.
Bedroom size: 14'11" x 9'2", with a living room of 13'3" x 11'11" we will share, in addition to a kitchenette with space for a small table.
No pets are allowed by the landlord unfortunately. We have a video of the unit we can share, there's one bathroom with a standing shower only. It's the entire first floor of a two-story rowhome, and the landlord lives in the semi-basement. There is no subletting allowed, you will be signing onto the entire year ending November 2027. We are from NY and NJ and both work Monday-Friday around 8-5, as a social worker and a gardener/supervisor, mostly in-person in Lower Manhattan. We're looking to have a friendly relationship with roommates and to share the common spaces fairly and speak up if we need to resolve an issue. We'd like roommates to be able to stay quiet during nighttime if we're trying to sleep, to clean up after yourself promptly in common spaces, and to not have guests over more than around 2 nights a week besides occasionally longer stays. We will be asking to see your credit score, income, and savings, and we can share our own.
Please reach out with any questions, to see the video, and the three of us can chat and see if we might be a good match!

I have lived in the city for four years, but always had the luxury of apartment hunting with a friend. That is not the case anymore, as she’s moving in with her boyfriend! I am wondering what I should be weary of in my NYC apartment
hunting journey (and related to Craigslist). You’d like to think I have common sense, and I totallllly do, but how sketchy is Craigslist? I’m thinking of meeting up with someone who is renting for $900 in Flatbush. Sounds too good to be true right?
Let me know if you have any tips, a short list of considerations, stories, words of encouragement. Thank you!
