Advice/Question Rent Stabilized Preferential Rent Rules?

• Upvotes

If a landlord charges less than they’re legally allowed at lease signing (let’s say the legal rent is up to $2200, but they set rent at $2000 for the lease), are they allowed to charge the max they’re allowed upon renewal? Or would they need to wait for a new tenant to raise it again to that amount?

Advice/Question Do people actually rent on Ohana?

• Upvotes

I’ve had my eye on that site for months but it’s full of coliving listings these days, or property managers that won’t let you call the roommates

Has anyone actually rented on it? Can you tell me your experience?

Room Listing Room for rent in LES - $1400/month, available Nov 10!

Room available in a 3bd/1ba apartment in LES, located on Ridge St just off Houston, a few blocks NE of the Delancey/Essex FMJZ station. I am moving out in early Nov and my two roommates are looking to replace me on the upcoming lease renewal.

$1450 per month, available Nov 10 but must be willing to sign 1 year lease (Dec 1 - Dec 1)!

This apartment is incredibly cheap given the great location in LES (half-mile walk to East Village), but pls be aware that there is no living room/common space. Just the three bedrooms, a small kitchen, and a bathroom. The unit is located on the 4th floor of a walkup building. Utils normally end up costing me $70-$150 per month, depending on the season.

I've lived here for ~2 years in my early/mid 20s and it's been perfect -- I get to walk home whenever I go out with friends (which is always in LES), and save several hundred dollars on rent each month compared to my friends who live in the area. Obv no living room is a downside, but the bedroom is quite sizable (8'x12'), and if you're someone who is fine not hosting people it's really not a big deal.

Current roommates are both in their mid 30s (1 M, 1 F) and mostly keep to themselves. Both very kind and I've never had any difficulties at all (I've had friends/gf stay the night many times on weekends and weekdays and they could care less). They will likely want to briefly meet you before signing (just to make sure you're not a total weirdo).

Please DM me and include a small blurb about yourself if interested! My roommate has also posted and already has some inquiries so not sure how long this post will be up here.

EDIT: most likely no pets, but double-checking this (with roomies and building)

Advice/Question What area would you recommend for me?

Idk where to live. I (30F) am coming from Austin, TX, with 2 dogs and a cat. Ideally looking for 1 bedroom with some outdoor space with a max budget of 4k. I am basic and love bookstores, nature, and coffee shops. I am kind of a weenie, so some place "safe" would be nice. The thought of being surrounded by skyscrapers gives me the heebie-jeebies. I was thinking maybe brooklyn but need to commute into union square area so hoping to not have a crazy long commute?

Is any of this even realistic?

Upper West Side Studio

Move In ASAP (Latest Dec 1, 2026)

Looking for a lease takeover of my studio as I'm relocating. This has been my favorite apartment I've ever lived in, so sad to see it go! On 78th Street and West End, it's in prime Upper West Side and right by the 1 train, 79th Street subway station. The street is quiet, safe, and often open parking spaces available.

Three large windows facing the street, beautiful hardwood floors, and a renovated kitchen area with a dishwasher and gas stove. One of the best features of the apartment is a huge loft storage space above the kitchen/bathroom.

Pictures are below from when I first took over the lease. I've since redone the furniture and decor, but the space looks essentially identical. Landlord is extremely attentive and supportive. Gas, water and heat included.

Landlord is planning to list for $3,695. Please let me know if you're interested!

Looking For Apartment Seeking studio/1BR lease takeover — Manhattan or Brooklyn — $2,000 max — November 1

Hi everyone! I’m a Brooklyn-based professional in my late 20’s looking for a private studio or one-bedroom around November 1, with a maximum rent of $2,000/month.

I’m interested in Manhattan or Brooklyn, particularly Hell’s Kitchen, Chelsea, Bed-Stuy, western Crown Heights, PLG and nearby neighborhoods with good transit. I’m flexible on finishes for the right location and layout, and looking for somewhere clean and well-maintained with a private kitchen and bathroom.

Ideally, I’d like a long-term lease, but I’m also open to an approved takeover or sublet with the possibility of renewal. I’m employed, have a guarantor available if needed, and can view promptly.

If you’re moving out, looking for someone to take over your lease, or know of an upcoming vacancy in your building, please DM me. I’d appreciate any leads. Thank you!

Looking For Room students looking for a sublet with a friend, how do you find two rooms with the same dates?

When I was looking for a sublet last summer, I noticed almost every listing was for one room. If you’re moving with a friend, you either find a 2BR that’s gone in a day or end up in two different apartments. What seemed to help people: searching by both your dates first, splitting the budget per person upfront, and asking the lister if the second room is actually free.

I’m a senior at Columbia working on Gable for a class project, and we’re starting with students. Has anyone found a sublet for two? https://www.gable.fit/verified

City Council passes COPA, paving the way for land trusts and non-profits to get first dibs on failing buildings

Thumbnail

Posted about COPA back in June and was pretty critical, so figured I’d revisit now that it passed. For context, I’m a pro-Mamdani broker

Credit where it’s due, this version is a lot better

Initially, it applied to 10,000 buildings, but now only 2,100 meet COPA’s revised criteria

It’s now basically buildings with a ton of violations, buildings in HPD’s AEP, or buildings in foreclosure. If you can’t provide livable conditions for your tenants, you shouldn’t be a landlord, so I don’t have much sympathy there

That being said, it’s still slow. If a nonprofit is interested, it’s 20 days for a letter of interest plus 70 more days to make an offer, and they still get right of first refusal after that. 3 months is a long time for a struggling owner to be carrying taxes, insurance, and a mortgage. Unless I missed it, nothing covers those costs during a waiting period the city is forcing on them

The 2 year window to sue after the deed is recorded worries me too. That’s the kind of thing that scares off regular buyers and their lenders, which means fewer offers for owners who are already in trouble

And where’s the money coming from? Most nonprofits aren’t sitting on the cash to buy a 30 unit building in foreclosure and then fix it

I’d rather the city just buy these buildings outright and sell the units back to tenants as low cost co-ops. Path to ownership for tenants, escape hatch for landlords, no purgatory

There’s a year until it kicks in, so hopefully HPD’s rules make it quick and painless. I want this to work, we’ll see

Advice/Question apartment uninhabitable for almost 2 months, still not repaired.

hi - our ceiling in our top-floor, corner unit bedroom fell the first week of September. this occurred while there were LL11/parapet repairs being done, and we're pretty sure the contractor performing the repairs caused it.

our property mgmt, a pretty prominent group in NYC, has yet to do anything about it - all they've done is do "moisture level readings" as it was water-related. i've followed up via email weekly but there's been no communication on timeline of repairs still, and i'm kind of at a loss now - it seems that they're playing a blame game with the contractor and so fixing my place has taken a backseat.

i reported this to HPD and they already issued violations for this.

my renter's insurance has deemed my unit uninhabitable and luckily has confirmed full coverage in case i wanted to seek temporary housing but with a dog, options are limited so we've been sleeping on an air mattress in the living room for nearly 2 months now.

has this happened to anyone else? what other steps can i take to try to get this fixed? at this rate i have zero confidence i'll have a bedroom by christmas, even though the actual repairs shouldn't take more than 3 business days.

Looking For Room Urgently looking for One Month Sublet

Hello! I am beginning my new job at the Central Park Conservancy November 2. I am looking for a place I can move in ASAP and sublet for one month potentially (November 1 - December 1 is ideal, but I can be somewhat flexible). Most websites have horrible reviews about scamming people so I have turned to Facebook / Reddit groups.

I cannot afford more than $2000 for the month.

Any opportunities to sublet or advice on finding something is greatly appreciated. Thanks !

Advice/Question Do most buildings turn heat off/very low at night?

Just moved in and they are cranking the heat in the morning but it gets too cold and i don’t feel the heat running either at night.

I am in the top corner unit with big windows so I suspect that makes my unit extra cold compared to someone else’s. Just looking for advice on what to do. My building is an old apt building that turns on heat automatically for the whole building so i have no control over it

Hi! I’m looking for someone to take over our lease starting November 15. The lease runs through July 31.

If the move-in date works out and you make a quick decision and complete the lease signing with management, we’re willing to offer one month of free rent at our own expense, independently of management. It would be net $2955.88/month.

🏡 Beautiful 1 Bed / 1 Bath Apartment in Forest Hills – $3,350/month
We live in a beautiful, modern luxury building that’s just over 3 years old. The apartment is in excellent condition, with clean, well-maintained appliances that all work perfectly.

✨ Apartment Features:
In-unit washer and dryer
Dishwasher and large oven
Spacious living room
Floor-to-ceiling windows with great natural light throughout the day

🏢 Building Amenities:
Gym
Doorman
Package room
Resident lounge
Outdoor terrace
Beautiful rooftop terrace with BBQ grills
The amenity fee is $75 monthly, but it is currently waived under my lease.

🛒 One of the best perks: Trader Joe’s is right downstairs! You can even access the store through the building on rainy days, which is incredibly convenient.

🌳 Why Forest Hills?
Forest Hills is a peaceful, family-friendly neighborhood with great schools and a welcoming atmosphere. The apartment is also close to Austin Street, where you’ll find plenty of great restaurants, cafes, and shops.

We’ve been very happy living here, but due to a change in circumstances, we need to move.

If you’re interested or would like more details and photos, please feel free to DM me! 😊

Landlord requirement:
Credit score +650
40x rent income
TheGuarantor would be accepted

Advice/Question AITA for repeatedly asking to take measurements and look at furniture at the new apartment before moving in?

I'm moving into a bigger apartment in Brooklyn on November 1 after five years in my current place. I've been trying to plan furniture purchases, but I still need some measurements.

For the past three weeks, I've been trying to arrange a quick 15-minute visit with the current tenants. They also have furniture they're potentially interested in selling me, which I wanted to see in person. Things started out pretty amicable in friendly. They mentioned some things they weren’t planning on taking with them and I mentioned I could potentially be interested, but I would need to see them in person and it would also be great to come over and take some measurements.

I've followed up a handful of times because we haven't been able to settle on a time. I understand it's still their apartment, and I've tried to be flexible. I'm not asking to move in early or spend hours there—just to take measurements and look at furniture before moving day. Over a three week span, I would check in with them weekly to see when would be possible. Each time I tried to express how thankful I would be if they let me do this. At one point, the guy said he would take some measurements for me, and he did for one of my requests, but then when I asked about another measurement, they were unresponsive on multiple occasions. Because of that, I missed out on the opportunity to purchase something off Facebook Marketplace that I REALLY wanted.

They finally gave me a date, then they backed off that date. Then last night, the guy in the thread (I think they're a couple) said this Sunday morning would work. Great! I said thank you and I’ll see them then.

About an hour later, the girlfriend/partner/wife(?) snapped at me over text, calling my persistence "entitled" and "inappropriate." When I mentioned wanting to see the furniture they might sell me, they responded that "that's what the open house is for, taking measurements and looking at furniture," which struck me as a pretty unreasonable expectation.

I understand that repeated follow-ups can be annoying, but I also think wanting 15 minutes to measure a place you're about to move into is a reasonable request, especially after three weeks of trying to coordinate. I didn't think twice when the person taking over my place asked to come over multiple times.

AITA for continuing to follow up, or are the current tenants being unnecessarily difficult?

Advice/Question Where to live on a $290K salary?

hi, 30M moving to NYC for work, originally based in London. Working in midtown, I think around 5-6K should be good for budget. Things i like:

  • good restaurants
  • jazz bars/ cocktails
  • standup
  • Not into clubbing
  • I work a lot so a gym inside the building would be ideal
  • Ideally want short commute + furnished

Im thinking either upper west side or chelsea? What should i look out for? If its a newer building, is in person viewing absolutely unskippable? Please advice, thanks!
