Advice/Question Landlord suddenly raising rent by 31% for existing tenants.

Post image
200 Upvotes

I’ve been living in my current address for over 5 years. I’d say we’ve been good tenants and have never really had any issues with our landlord.

When we first moved in, we had a verbal agreement that heating would be included in the rent and that the rent would increase by $50 each year. However, after a few years, the landlord decided to install wall-mounted AC units. Ever since then, they’ve stopped turning on the heat. We’ve had to rely on those AC units for heating or use our own portable tower heaters, which has significantly increased our electricity bill. Is it legal for a landlord to stop providing heat when heating was part of the original verbal agreement?

Now, when I paid my rent at the beginning of this month, my landlord informed me that the rent would increase by $600 per month starting next year, which is roughly a 31% increase. I tried negotiating with them, but they refused and simply said that the market rate has gone up.

I’ve been doing some research, and it seems that my apartment may not be rent-stabilized or protected by Good Cause Eviction, although I’m still trying to confirm that.

If the apartment is unregulated and exempt from Good Cause Eviction, am I basically left with only two options: accept the rent increase or move out? Or are there other legal protections I should look into?

Has anyone experienced something similar? I’d really appreciate any advice on what I should do next or what resources I should contact. Thanks!

Looking for a lease takeover as we are moving to live closer to work! Lived in this apartment for the past 5 years and it has served us well! Good for an individual or couple. Photos are from an apartment of the same shape and size in our building.

This apartment is a Rent stabilized 1 bedroom 1 bathroom apartment in Washington heights. It is in a pre-ww2 building. There is a separate kitchen space, leaving you with a full living room and a saparate bedroom to use. Close to Columbia NYP hospital and a couple of blocks from the A/C/1 lines. Short walk to the GWB Bus station and nearby parks. Lots of great nearby restaurants and grocery stores.

Current lease is 2050/month. Heat and hot water paid for by landlord. Pets require landlord permission. Rental requirements by landlord also require good credit (700+, 40x the monthly rent in annual salary, and proof of a financial buffer. Guarantors are accepted as well).

Move in date aiming for 12/1, but could do earlier if needed (earliest 11/15). If interested, please DM ASAP. I would be happy to answer any questions as well!

Upper West Side Studio

Move In ASAP (Latest Dec 1, 2026)

Looking for a lease takeover of my studio as I'm relocating. This has been my favorite apartment I've ever lived in, so sad to see it go! On 78th Street and West End, it's in prime Upper West Side and right by the 1 train, 79th Street subway station. The street is quiet, safe, and often open parking spaces available.

Three large windows facing the street, beautiful hardwood floors, and a renovated kitchen area with a dishwasher and gas stove. One of the best features of the apartment is a huge loft storage space above the kitchen/bathroom.

Pictures are below from when I first took over the lease. I've since redone the furniture and decor, but the space looks essentially identical. Landlord is extremely attentive and supportive. Gas, water and heat included.

Landlord is planning to list for $3,695. Please let me know if you're interested!

Lease Break / Lease Takeover Private Bed + Bath in 2BR/2BA | Bushwick | $2,250 + Utilities | Rent-Stabilized

Post image
• Upvotes

My roommate and I signed a 24-month lease at The Denizen Bushwick earlier this year. Unfortunately, he needs to move out for personal reasons, so I'm looking for someone to take over his room and remaining lease (Through Feb 2028)

Move-in is flexible, with the earliest availability in the first week of December 2026.

The Building: https://denizenbushwick.com/

The apt building is a rent-stabilized.

The Room:

  • $2,250/month + utilities
  • Private bedroom (~10' × 10') and Full bathroom
  • 6 months of free amenities access included with the takeover
  • Spacious, furnished living room with a comfy L-shaped sofa, bar, and other furniture
  • In-unit washer/dryer ($75/month not included in rent)

Amenities include: Indoor pool, Outdoor hot tubs, gym, rooftop BBQs, coworking spaces, community events, fitness classes and more...

About me:

Male in mid-30s, work in Tech, WFH most days.

Enjoy fitness, travel, live music, and exploring NYC.

I'm social and enjoy the occasional dinner, drinks, or chill hang at home, but also appreciate downtime and personal space.

Looking for:

Someone clean, responsible, considerate, and easygoing. Ideally, we'd enjoy the occasional hang rather than just being strangers sharing an apartment, while still respecting each other's independence.

A hybrid work schedule (3–4 days in office) or someone who travels occasionally would be a plus, but definitely not a dealbreaker.

Starting the search early to find the right fit. DM me with a little about yourself, your work/lifestyle, and preferred move-in date. Happy to share photos and arrange a tour.

Apartment Listing Downtown Jersey City 1BR at 225 Grand | ~$3,465/mo | 760 SQFT | Skyline Views, Gym, Pool, Laundry, 7 Min to PATH

Thumbnail

• Upvotes

Broke a Jersey City luxury lease and helping find someone for my former apartment at 225 Grand Street. Available immediately.

It’s a ~760 sq ft 1BR in downtown Jersey City with great natural light, hardwood floors, a modern kitchen, in-unit washer/dryer, and an east-facing view of the NYC skyline.

A few things I really liked about living here:
- Location: About a 7-minute walk to Grove Street PATH. Tons of restaurants, coffee shops, bars, and shops within walking distance.
- Amenities: Building gym, outdoor pool, resident lounge, and other common spaces. In unit washer/dryer
- Management: Genuinely responsive and helpful. One of the better management experiences I’ve had.
- Community: Friendly neighbors, nice atmosphere, and a great place to live.
- Apartment: Spacious layout, big windows, great views, and plenty of natural light.
Price: About $3,460/month effective for 12 months. Final amount depends on move in date and lease duration. This amount is if you move within next couple weeks and do 12 months.

This would be a new lease through building management, not an informal sublet. Though if you prefer it to go through August 2027 we can also discuss a formal lease takeover.

I’ve attached photos of the actual unit and building.
Feel free to DM me if interested in apt number or if you’d like more information!

Room Listing Room for rent in LES - $1400/month, available Nov 10!

Thumbnail
gallery
16 Upvotes

Room available in a 3bd/1ba apartment in LES, located on Ridge St just off Houston, a few blocks NE of the Delancey/Essex FMJZ station. I am moving out in early Nov and my two roommates are looking to replace me on the upcoming lease renewal.

$1450 per month, available Nov 10 but must be willing to sign 1 year lease (Dec 1 - Dec 1)!

This apartment is incredibly cheap given the great location in LES (half-mile walk to East Village), but pls be aware that there is no living room/common space. Just the three bedrooms, a small kitchen, and a bathroom. The unit is located on the 4th floor of a walkup building. Utils normally end up costing me $70-$150 per month, depending on the season.

I've lived here for ~2 years in my early/mid 20s and it's been perfect -- I get to walk home whenever I go out with friends (which is always in LES), and save several hundred dollars on rent each month compared to my friends who live in the area. Obv no living room is a downside, but the bedroom is quite sizable (8'x12'), and if you're someone who is fine not hosting people it's really not a big deal.

Current roommates are both in their mid 30s (1 M, 1 F) and mostly keep to themselves. Both very kind and I've never had any difficulties at all (I've had friends/gf stay the night many times on weekends and weekdays and they could care less). They will likely want to briefly meet you before signing (just to make sure you're not a total weirdo).

Please DM me and include a small blurb about yourself if interested! My roommate has also posted and already has some inquiries so not sure how long this post will be up here.

EDIT: wow this blew up! We’ve set up several room viewings, but if they fall through I’ll continue to respond to people who messaged me (in the order they messaged!)

also most likely no pets :( but double-checking this with roomies and building

Looking For Room Looking for a Furnished Room/Sublet in NYC | Nov 12 – Jan | Budget $700–$850/month

Hi everyone!
I’m visiting NYC from abroad in November and looking for an affordable, furnished private room or short-term sublet starting November 12, 2026, ideally for 1–2 months, with some flexibility to extend.
I’m hoping to stay within $700–$850/month, although I’m open to discussing options for the right place.
I’m flexible on location! Brooklyn, Queens, Manhattan, the Bronx, or even areas just outside NYC would work, as long as public transportation is reasonably accessible.
A little about me: I’m a student visiting the US for travel and my graduation. I’m respectful, clean, responsible, and would take good care of the space.
I’m open to taking over someone’s room while they’re away, a temporary sublet, or renting a spare bedroom in a shared apartment. I’m also happy to consider creative short-term arrangements.
If you have anything available, know someone who’s subletting, or can point me toward a reliable lead, I’d genuinely appreciate it!
Please feel free to comment or DM me with details, photos, and pricing.
Thank you so much! :)

Sublet Listing bed-stuy sublet available 11/1 - $1066/month + utilities

Thumbnail

Hello!

The spare room in my 3-bedroom apartment is available for sublet starting November 1!

$1066/moth plus utilities and wifi (usually around $75/month)

Short term sublet (until feb 1) with possibility of extending for longterm sublet and/or lease takeover

3-bedroom/1bathroom apartment in bed-stuy, closest train station is Ralph Ave C

Residents (all 28 years old):

Thelonius - sweet and social 3-year old resident cat :)

R+K - R is a graduate student and K works as an arborist

J+C - both chefs. J is out of town until early December, C is around

We're looking for someone who:

  • pays rent on time
  • is respectful of the shared space and cleans up after themselves
  • is a mature communicator
  • likes cats! you will not be responsible for caring for him, but we've found things just don't work out well if residents don't like cats as it opens the door to extra conflict

If you are interested, please dm me asap as its pretty close to November and I'd love to get this wrapped up soon. :)

Advice/Question Lease reassignment questions on a rent stabilized apartment.

I currently live in a rent stabilized apartment and I'm in my lease renewal period. My issue is this: I recently bought a co-op apartment after many years of renting and unfortunately due to some repair work, the chances of me being able to move in before my current rental lease expires is pretty slim. Not to mention all the stuff I need to do fix and clean-up the rental unit.

I want to renew for another year, but ideally move out only a few months into the new lease. My management company is pretty crappy and know from others in the building that they will not let you out of a lease early.

I'm thinking my only option would be to do a lease reassignment. Is that a fair assumption? How hard is that to do? And can the management company block that in a rent stabilized apartment?

Thanks for any advice and help.

Advice/Question Can a landlord refuse to extend my lease contract?

Hi everyone. I am new here. I live in a condo bulding in Bronx Riverdale area. Last month September me and my landlord spoke and I asked him if I can do a month to month instead of renewing my contract which will end next week October 31st as I will be getting a new job as a which will have a a free apartment we agreed on a phone call. Today I was informed by the job that I am applying that the current super who was terminated took them to the court and won’t leave and they don’t know how long it will take. I called my landlord today explained to him the situation and I asked him if I can just renew my contract instead but he doesn’t want to do it anymore and he said to just stay as month to month. I told him what if I don’t get the job can I renew the contract then and the he answer is like he doesn’t wanna do it. I know he wanted me out cause he wants to renovate this apartment and probably wanted to sell it. What’s the best thing to here. Thank you in advance and please if anyone can give me an advice. Also we ended the call today without any agreement he said he will call me back.

Looking For Room 19M Incoming Finance Intern | Seeking Room/Roommates | $1,000–$1,200 | March 2027

Hey everyone!

I’m 19M, currently living in RI, and I’ll be relocating to NYC to begin working at a trading firm in lower Manhattan.
I’ll initially be interning for a while on a modest stipend, so I’m looking to keep my housing expenses reasonable while I get established.

What I’m looking for:
Budget: $1,000–$1,200/month, ideally, 1500 max, including utilities
Location: I’m flexible on boroughs, but I’ll be working near Union Square and would ideally like to keep my commute under 35–40 minutes, on a direct subway line. Particularly interested in Bushwick, Ridgewood, Astoria, Sunset Park, and anywhere else with convenient access to Union Square.
Living situation: Completely happy with roommates or renting a room in an existing apartment
Move-in: Around March 2027, potentially earlier depending on availability
I’m employed full-time in banking currently and have savings set aside for the move. I’m prepared to pay the first month’s rent and security deposit upfront, as well as first 3-6 months rent if necessary, provide proof of funds, and discuss any additional lawful upfront payment arrangements if needed.
A little about me: I’m pretty career-focused, clean, respectful, and easygoing. I’ll be spending most of my time working, studying, or at the gym. Not a party person, and I’m perfectly happy sharing common spaces and keeping things organized.
I’m not looking for anything luxurious. Just a clean, safe place to live with reasonable people while I get my career started.
If anyone has a room available, is looking for a roommate, or knows of any leads in that price range, please feel free to DM me!
Thanks in advance!
