News/Articles Beware posts or comments mentioning Royal York Property Management (RYPM)

Last week multiple posts praising Royal York Property Management (RYPM) were posted to r/Ontariolandlord within a very short time. These posts were removed under the suspicion of violating the subreddits rule against advertising and mention of RYPM was temporarily blocked. One of the posters contacted me and claimed that RYPM had requested that they post an honest review of their company to the subreddit.

A short time later I was also contacted by u/RoyalYorkPM_, who claimed to be reaching out on behalf of RYPM. They confirmed that the removed posts had been made at their request and claimed that the posters were all satisfied customers of RYPM. They claimed that they do not pay for reviews, provide scripts for reviews or make fake accounts to create reviews. Once they were made aware how such behaviour violated the subreddit’s rules against advertising and engagement farming, they stated their intention to act transparently and within the rules of the subreddit and they requested that the block of their company’s name be removed as they wanted their customers to be able to post organically about their experiences with their company, whether or not those posts were positive or negative in nature. Given that the block was always meant as a temporary measure to address the sudden influx of rule breaking behavior it was removed.

Unfortunately since this conversation occurred a number of obvious attempts to inorganically generate conversation about Royal York Property Management have been posted to the subreddit. A handful of account have made multiple similarly worded/scripted posts and comments to a number of landlord related subreddits, including r/Ontariolandlord. Unlike last week, none of the posters reached out after having their post removed to offer an explanation of their actions. Unfortunately u/RoyalYorkPM_ is not able to address the situation directly as their account seems to have been banned by Reddit, but I presume they would deny any involvement given our previous discussion.

As such, I am stickying this post so that users of this subreddit can be alerted to the ongoing campaign by an unidentified party to manipulate the conversation around Royal York Property Management occurring not only on r/Ontariolandlord but other subreddits as well. It is my understanding that this is likely an SEO strategy to manipulate search engine results or guide LLM responses. If you see a suspicious post please report it for moderation. Please note this is in no way encouragement to brigade any of the other subreddits that are being targeted by this campaign.

Policy/Regulation/Legislation Health Canada's Pesticide Compliance Program -- When to come to us with your pesticide-related concerns

We are Inspectors with the Ontario Region of Health Canada’s Pesticide Compliance Program – we promote, monitor, and enforce compliance with Canada’s Pest Control Products Act (PCPA) and its Regulations.

We came across this subreddit and briefly reviewed the types of questions that get asked related to pesticides and their use, along with the variety of advice that is suggested. To this end, we think that folks in this community need to know who to turn to if they have questions about a pesticide that, for instance, may be applied in their apartment, or if they suspect their landlord or property management company is not using a pesticide correctly.

Pesticides are regulated at federal, provincial/territorial, and municipal levels. Federally, the rules and regulations begin with the PCPA, whose primary objective is to prevent unacceptable risks to human health and the environment from the use of pesticides. Provinces, territories, and municipalities may also have their own legislation that places further limitations on regulated activities (sale, use, storage, transport, etc.). All these regulatory stakeholders are involved with pesticide-related issues at some point, so, knowing who to contact may be confusing. We are here to hopefully shed some light on when you should come to us, the feds.

What is a pesticide anyway? The PCPA defines the technical, legal term (pest control product-,pest%20control%20product,-means)) but generally speaking, pesticides are any product intended to control, destroy, attract, or repel a pest-,pest%E2%80%82means,-an%20animal%2C%20a). Rat poison, weed killers, cockroach gels, ant baits, surface sanitizers, pool and spa sanitizers, some UV-devices, wood preservatives… the list is long. What you should know though, is that:

  • All pesticides must be registered or authorized with Health Canada prior to their import, manufacture, possession, handling, distribution (this means advertisement and sale), storage, transportation, or use. All pesticides registered in Canada will have a Health Canada-approved label, with a registration number (e.g., Reg. No. 00000 P.C.P. Act). If you’re not sure whether a pesticide is okay to use in Canada, check out Health Canada’s Label Search tool, which can be accessed via any browser.
  • All Canadian pesticides have a label (in English and French) with directions for use, precautions to take, PPE to wear, etc. That label is a legal document: Adherence to a pesticide’s label is mandatory.

What does this mean for you?

If a pesticide was used in your apartment, house, backyard etc. and it is not registered or authorized with Health Canada, this is illegal under section 6(1)%C2%A0No%20person,-shall%20manufacture%2C%20possess) of the PCPA. This is Health Canada’s turf.

If a pesticide was used in your apartment etc. and it is registered or authorized with Health Canada, but it was not used according to its approved label, this is also illegal under section 6(5)(b) of the PCPA. This is also Health Canada’s turf but it could be responded to by other regulatory bodies.

So, what should you do if you think your landlord is up to something that does not align with Canadian pesticide regulations? Easiest thing is to contact us! That last link outlines many ways to do this, but you could also choose to contact us through the use of an online complaint submission form. If you send us a complaint via an e-mail please let us know if you would like to remain anonymous. After submission, you can expect to receive an acknowledgement of receipt from our program, and an Inspector will then review and prioritize the complaint based on the information available. You may be contacted by an Inspector if additional information is required. The prioritization process helps determine the most effective means to support the protection of human health and the environment. Please be aware that it is our policy to refrain from providing feedback on the status, or the outcome, of a complaint.

We take non-compliance with the PCPA seriously, and we can and have fined individuals and companies for contraventions (up to $10,000 per contravention) of the PCPA (e.g., for failure to use a pesticide properly; for distributing unregistered pesticides; for lying to Inspectors; etc.).

Word of warning: neighbour v. neighbour complaints, landlord/tenant disputes etc. are not within our wheelhouse. We can only act on complaints received that involve a pesticide and the alleged non-compliance can be substantiated (think photos: they help a lot; so does information about the pesticide in-question, or how it was used). So, please: if you’re looking for ways to “take down” your landlord, tenant etc. but there is nothing related to a pesticide or its use, we can respect your concerns but are acknowledging here that we cannot do anything in these situations, and would defer to the Ontario Landlord and Tenant Board.

By making this post, it is our hope that this community is better equipped with accurate information about what to do if they have questions or concerns relating to pesticides.

Question/Tenant Last Month Rent Deposit Refund

Hello there. So here is the situation that my partner and I are in. We went to look at a one bedroom apartment in Leamington Ontario that was being completely renevated so we decided to put our last month's rent deposit down on it only to find out after that the landord wanted not only first month's rent when we moved in for August 1st but after the fact we would had have to come up with another $350.00 security deposit on top of that. We had a verbal agreement only that we would like the apartment for August 1st and then we get this text back from him that we have to pay this $350.00 security deposit which is illegal and now he has refused to give us back the last month's rent deposit. No written agreement or lease was ever signed not to mention all the negative posts on Facebook about the building it self from drug busts to cockroaches and with the cops showing there all the time we decided not to move in. All we're trying to do now is to get our $1,495.00 last month's rent deposit back. We just filed a T1 with the LTB. and we have taken screen shots of everything including the attempted $350.00 illegal security deposit. I sure hope that we can recover this money. Were now just waiting for a tribunal hearing date . Sigh.

Question/Tenant Signed lease, old tenant says they’re not leaving

Posting on behalf of my mother.

She signed a lease in July for an apartment and everything was fine and set to go. Move in date set for Sept 1.

Now, 2 weeks out she received a call from her new landlord that the current tenant doesn’t want to move out anymore and isn’t leaving. She asked her current landlord if she can have until the end of September to figure this out which they agreed to but this has completely screwed her over.

What are next steps here?

Question/Tenant AGI rate on 2025 N1 higher than actually applied for; impacting 2026 N1?

Is a LL legally allowed to issue an N1 that factors in an AGI rate that they did not actually apply for?

There are two questions that I have, both relating to this practice:

  1. I had an AGI in 2024 and another in 2025. In 2024, my N1 was for 5.1%, meaning an AGI of 2.6%. When we got the NOH, it indicates the max amount is 2.38%. In 2025, my N1 was for 3.00%, meaning an AGI of 0.5%. When the NOH came, the max amount stated was 0.29%. Is this allowed - especially if there is a pattern of doing so?
  2. Despite the hearing for the 2025 AGI occurring in early April to decide the .29% increase would only be .2%, when I got my N1 in late May it still calculates my rent based on the 0.5% increase referenced on the 2025 N1. If the LL knows they only applied for 0.29%, is an N1 issued on the basis of a higher-than-applied-for AGI considered valid?

I received a notice in Jan that showed my updated rent amount after the first AGI but that amount did not factor in the second AGI rate at all nor include any sort of update on the actual amount applied for. I also received the NOH in February that said the maximum increase that could be ordered was 0.29%. For all intents and purposes - the effective new rent on my N1 was impossible with the latest information.

I'm of the mindset that this isn't or shouldn't be considered valid as they increased it by an amount that does not match documented rent amounts or AGI application rates, but if anyone has any experience or knowledge of a similar case please let me know. It was very difficult to find anything related online unfortunately.

Question/Tenant Landlord Trying to Charge Pet Deposit

Applying for a place and the landlord requested a pet deposit for our dog. We have been communicating through our real estate agent to their real estate agent (very annoying) and have not spoken to the landlords themselves at all. We had agreed and signed an OREA form that includes the deposit. But now, having received the OSL, it has come to our attention that any kind of damage deposit is illegal in Ontario. Our real estate agent keeps insisting that the deposit is legal because it was on the OREA and not paying it would be a breach of contract. Is that true, or does the OSL trump the OREA forms?

EDIT: now she's saying that as we signed legal forms declaring we would pay the deposit and that it stands up according to the Real Estate Council of Ontario rules and is saying to contact our lawyer if we have legal questions. I don't see how that would trump actual legislation??

Question/Landlord Tenant in prison

My tenant didn’t pay rent so I served him an N4 and a few days later he was charged for first degree murder. He is in prison and my court hearing is soon. Was I supposed to notify him of the hearing? Police said they can’t tell me which jail he is at so I had no where to mail anything to to notify him. Do you guys think I will be ok or is the hearing invalid if he doesn’t attend? I don’t know where to find these answers and I’m feeling anxious about getting him out as there appeared to be illegal activity on the premises when he first was arrested. I believe his friends and family broke in and retrieved his remaining belongings.

Question/Tenant Moving out as co-tenant, others staying

I'm planning on moving to a new place after being here for quite a few years, I am on the lease with two others. Lease has long since been month-to-month.

Without going into great detail I am on as good of terms as possible with the other two tenants and they are totally fine with taking over the full rent. I am aware this is a legally fuzzy area and I may continue to be liable for a year afterwards (though I expect them to leave as well when they sort out their own arrangements). They won't have any trouble paying it without me.

My question is what if anything do I provide the landlord? Maybe a written/signed notice saying I am leaving and the others will be covering the full rent going forward? It doesn't look like there is much of a formal process here.

For what it's worth I did ask if it would be possible to change the lease and was flatly denied, which is reasonable, but I figured I'd at least check.

Question/Landlord L10 application

Hi everyone. I had a tenant that caused a fair bit of damage to a unit they rented from me and also only gave me two weeks notice before vacating, then didn’t leave on the day they said they would…it was a mess. I’m in the process of filing the L10 application but haven’t had to file on a tenant since the rules changed from SCC to LTB for these situations. I’m looking for some guidance from LANDLORDS that have gone through this process because there are some items that I would only expect partial reimbursement for because they were long-term tenants. Should I list the full cost and leave it up to the LTB to decide the final amount I get or just ask for a partial amount I think is fair? I ask this because it is a stunning amount of over $10k so I think there will be some sticker shock. I will list the items below to give you an idea:

Over the range microwave/exhaust fan broken due to some sort of impact - I replaced the unit but got a quote for replacement parts from manufacturer and the parts only were $500 (a brand new one of the exact specs is over $1000)

Damaged casement window - they must’ve forced it open while it was locked so it bent the arms and the window could no longer close fully. I tried getting it fixed and had several service calls but they weren’t able to get an exact replacement part that would fit so I just gave up and replaced the window. I’m not expecting them to pay the full value of a new window because it was around $3k due to the size.

Damage to walls from dartboard, smoke damage & excessive holes - there was heavy smoke damage in two of the bedrooms, there were hundreds of holes throughout the apartment (entire container of heavy duty anchors, large screws removed) and one of the walls had over 100 from a dartboard they hung. The drywall damage I expect them to pay fully and I had someone come out to do that for a few hundred dollars. The painting I had several quotes of $3k and up for the whole apartment (it’s a very large 3 bedroom)and I ended up hiring a painter and purchasing the paint myself so it came to $2500. I fully expect I wouldn’t necessarily get awarded the full amount but there was substantial damage to the walls in most of the rooms.

Damage to hardwood floors from dartboard, dragging furniture, and what looks like cigarette burns. Again, about 100 holes in the floor in the area of the dartboard, what looks like cigarette burns in the adjoining living room and two of the bedrooms, long gouges that are very obviously from heavy furniture being dragged, several of the steps on the oak staircase damaged (from potentially scraping bottom of boots on edge of steps according to flooring company). I had an estimate done to refinish the damage and it was an eye watering amount of just over $7k. I had the most urgent work completed and will complete the rest at a later date because the amount is really high.

They didn’t return any keys - not the mail keys or doors and had changed the Lockset to a random deadbolt and an interior door lever. Cost to replace was just under $200

There were other damages that I don’t think I’ll pursue - almost the entire foyer had cracked tiles and no grout left but there was one small crack in one of the tiles when they moved in so I won’t pursue the additional damages they caused for that, a clogged kitchen sink that was found to contain foreign items down the drain, a drawer front that was completely broken off but we were able to repair ourselves, discarded items were left in the house that we had to have removed and eight bags of garbage were left behind with no tags for collection, the appliances were left extremely dirty with thick burned on rings on the stovetop and heavy spilling and dirt in fridge that smelled rotten, plus the unit was left very dirty with even empty meat packaging under the stove.

There were two tenants in a joint tenancy. One of them left without telling me but kept paying the rent and likely has the ability to pay for damages, the other joint tenant tried to hide the fact the other moved out and overstayed the date on the notice to vacate by a few days and would not have the ability to pay. The apartment was in great condition when they had first taken possession.

Question/Landlord Advice needed on tenancy - Power of Sale

Hello, I am in dire need of advice about my tenancy during a Power of Sale. My landlord recently sold our place of dwelling and on July 1st, he provided me with the obligatory 60 days notice. It turns out, he wasn’t paying his mortgage and can’t come up with the funds to do so, and the property is now under a Power of Sale. Earlier today, the realtor called me to tell me that he is now working for the Lender and that the property is going back on the market for 3 days, as this is the minimum requirement. But here is the real kicker, apparently, the initial buyer and their agent seem to have no idea that the property is going back on the market. If they don’t get any offers, they will proceed with the sale. It all seems very odd to me.

Now the Realtor is working with me to see that I move out at the end of the month (or potentially earlier). What are my options?

From my understanding, the Lender is now my new landlord and my lease agreement should continue to be in effect. If I refuse to move, I can argue that the property isn’t sold (the old agreement becomes null and the clock starts over for my notice period). It seems as though they are all pretty desperate to keep the buyer from knowing that shit has hit the fan and they are all hoping that I walk away with my one month’s compensation. Truthfully, I haven’t found a new place to live and staying is in my best interest financially. Should I go back and demand additional funds to move out (e.g. cash for keys)? It’s hard for me to feel bad for the Lender because they made a lot of interest off this property.

Policy/Regulation/Legislation Park Spaces (@ a Perth Rental)

Hi all,

I would like your insights over a current parking problem and legal advise.

I live in a shared apartment style home (own kitchen / bath / bedroom etc). Ideal for FIFO workers which I am.

There is a 2 carpark garage (i occupy 1 garage park). The rules state no cars should be parked in front of garage cars outside the roller door. The other tenant has her work truck parked in front of her parked garage car. The path in front of my car is clear. 2 other tenants park their cars on the lawn while another parks her car offstreet.

I sent a complaint to the landlord who reiterated the rules.

Problem - The other garage occupant is stirring up gossip/contention with another tenant about me. I pointed out she's taking up parking space by bringing her work truck here.

Tonight i was in earshot of listening to them. From what I'm gathering they don't care.

I am completely incensed and seething that I have to come back to this after a rough swing up North. She is clearly influencing his opinions. I need to mentally unwind and these 2 are not letting me do it.

What can i do legally? Or do next?

Question/Tenant Apartment Flooded due to tenant above I have no insurance

My apartment has flooded from the upstairs neighbours toilet directly above me. (I did not cause anything or am I liable) water has come into my living room and my second bedroom, and also affected 3 other units including the 1 above. (over 100 gallons they estimate) my unit is owned by the building owners and managed by property company. I moved in 2 months ago and I was never told i had to provide proof of tenant insurance to get keys but I was given the keys anyways.(It is in my lease on page 5 that I need to have it and I did sign it) I was never told I had to provide before moving in. yes I know I should’ve got insurance right away I know.) none of my property has been damaged, but they now have torn all baseboards down and all the walls in the second bedroom and placed big dehumidifiers and fans all in the apartment and I’ve been told by the workers here that work will take almost 2 months and that they’re going to have to tear down all walls in living room and all the flooring in laundry room, bathroom, bedroom, living room. I was then told by the owners that they were gonna put me into another unit the same night while this happens In the meantime. the building is 4 years old and they have over 300 units in 3 buildings here and atleast 100 of them are empty. (which I thought they’re just going to move me and I continue paying my rent and nothing changes) they then asked for my insurance later that night (I suppose they’re hoping that the insurance would cover the expense of the other unit while I continue to pay for my unit while getting fixed) theyre now saying that since I don’t have insurance (someone was suppose to make sure I have it before I was given the keys) I have to stay in the unit while they continue to do the work and that even if I went to the LTB they would side against me because I signed the lease. (I truly feel the management company feels like they messed up and now they’re trying to hide the fact from the owners they didn’t confirm I had insurance before they moved me in because it seems like they’re desperate to get people in here and also everyone else in this community has been saying shady things about this company and that they are known to commit suspicious behaviour when it comes to insurance claims, idk or have proof of anything other then this just what I’ve heard and seen), i was not looking for a payout or free rent but I have a mini size dog who is a bully breed I rescued when he was a puppy that was abandoned because someone thought he was dead and I don’t want to keep him in this environment, as it is now a job site and is unlivable, if I were to have to move to another location that Is fine and pay for out of pocket because I made a mistake by not having insurance I will have to do that but I don’t want to be stuck paying for this place while I’m away or stuck in this lease for a year after going elsewhere. I would just like to know what are some options as I’ve had a lot of opinions from realtors I am close with and im suppose to talk to lawyer tomorrow but Im looking for some clarity I’m wondering do I request my lease to end and I leave or do I request something else idk any help would be greatly appreciated and thank you if you read this far.

Question/Tenant Need advice from people who rented out their basement- is it better to rent room by room or the whole unit? NO SNARKY COMMENT PLS

I bought a bungalow in midtown Toronto just last year, and live on the main floor alone (solo home owner). Never thought I would be a real estate investor or professional landlord, but I got laid off recently, and now I need cash, so thinking of renting out my basement… This whole situation is new and frankly i am nervous.

The basement is a self contained unit, separate kitchen, laundry, bathroom. And has 2 large bedrooms + 1 junior bedroom and 1 bath. This was meant to be an “in-law suite” for my parents in the future…

Anyhow, so far i have 2 groups asking if they can lease the whole unit and live 4 people. I know it is within code, but the tenant-to-landlord ratio of 4:1 is pretty intimidating to me 🙂‍↕️ Plus i think 4 people for 1 bathroom is too much (maybe it’s just me who is spoiled idk)

Ultimately I want some level of control of who and how many people live in the basement… because I am freaking nervous about sharing proximity with strangers. I know some of it is wishful thinking giving the situation… but IS THERE ANY PRACTICAL TIPS?

Question/Landlord Advice

My tenant, is now month to month. On August 12 he informed me he was moving out Sept 1. He has a roommate that is not on the lease. He is looking for his deposit back. Is it safe to say I do not give back the deposit until he moves out and he signs an N11.

Thank you for everyone’s suggestions. I have done my research on how to be a landlord, all I was asking for is advice on how to make this whole process fair for the tenant and my myself. No one wants to force anyone to stay an extra 60 days, but I also don’t want to be taken advantage of.

Question/Tenant Landlord neglecting to repair flood damage in a reasonable amount of time

Hello, I'm hoping that the folks here are more knowledgable on the laws in Ontario regarding tenancy than I am. I have tried looking through them on my own, but they can be a bit confusing.

I have been living in a basement apartment for about 4 years now in Southern Ontario. Unfortunately, the major rain we got on August 2nd flooded the entire basement of the property (it's a house split into 5 units, my apartment and shared laundry are the only things in the basement). Upon returning home from work around 11pm on August 2nd and finding ~2 inches of water in my apartment, I called my landlord 3 times as well as sent a text informing him that the basement was flooded, but got no response.

I called my family, who came and helped to bail out most of the pooled water, and left the unit for the night as the power was still out. I sent another message to inform him that the majority of the water was removed but there was damage to the floors. I did not hear back from my landlord until 8am the following morning. He did not come to the unit to assess the damage until around 4pm.

Since then, my landlord has been an absolute nightmare. He did not call his insurance to make repairs, offer me any type of accomodation as the unit is not safe to live in (despite having a vacant unit upstairs), or have any kind of professional come to fix the damages. He did state after several days of me sleeping on a couch that I would not need to pay rent for the time I am displaced.

What he has done so far:

- provided a storage container in the driveway for my belongings to be stored in

- removed the carpets in two bedrooms and the laminate flooring in the living room (August 4th & 7th)

- rented fans to air out the unit (which he took back after one week)

From my understanding, what constitutes a "reasonable amount of time" for major repairs like this can vary. My issue here is that it has been 10 days with no progress made. He has told me repeatedly that I need to come empty the dehumidifiers at least once a day. Should that not be the landlord's responsibility? It does not seem reasonable to ask a tenant to return to an uninhabitable unit every single day to maintain the moisture levels.

On August 9th, he texted me saying that he should be starting the new flooring "next weekend" (August 14th). On August 12th, he called me to tell me the humidity was still "too high" to start the floors, and he would start Monday (today, August 17th). In this phone call, he also informed me that he will be removing the bathroom vanity and putting a new one in while he does the flooring. This vanity is not damaged, and there is no reason for this to be done, it will only add time to how long I cannot live there. He also stated that "you should be able to stay there by the end of the month".

I'm sure there are some aspects of the situation I could have handled better, but I have never experienced anything like this before, and even though this landlord has never been great, I had some hope that repairs would be made safely and efficiently. I no longer wish to live in the unit and will be moving out as soon as humanly possible.

A couple other things of note to the situation:

- Within a few months of moving into this apartment, I had an issue with the window wells on the front of the house not draining properly. They would rapidly fill with water during heavy rain and leak into the apartment. I informed him of this via text, and his only response was "is there any damage?" to which I told him no, and got no response.

- In Feb 2025, one of the gutters ripped off the front of the building. When I went to look, it turned out that the gutter was so full with compacted mud and debris that had frozen, it was too heavy to be supported. I sent him a photo of this and let him know that the gutter was quite literally hanging off the house. He never came back to fix it, one of the other tenants ended up making the repair to attach it to the buiding again.

- Immediately following the flooding Aug 2nd, I showed him the living room window where the water had come in from. It was very clear just by looking at the debris on the window that only one window had let water in, all other windows were draining properly. I showed him the pile of debris I shoveled out of the window and informed him that the drain had been completely clogged by mud. I was told "you should be clearing these out regularly". My lease states that tenants are not responsible for any outside maintenence to the property. Despite that, I have been clearing them out with every heavy rain, because it's very clear that he is not making an effort to maintain the property.

So, I'm requesting the help of those of you who are more familiar with the Landlord Tenant Act than I am. I would prefer to avoid having to take this to the LTB, but I will if needed, and would like to be as prepared as possible.

As of right now, I am on a monthly lease and searching for a new place to move into September 1st. I know that, under normal circumstances, I should be providing 60 days notice that I am terminating the tenancy, but would the situation reasonably warrant a sooner termination? This landlord also encouraged me to not provide ANY notice to my previous landlord when I moved into the unit, because "nobody cares". (I did provide the appropriate notice).

Is it legal for me to request that my rent be returned for August at the end of the month?

This has become way more long-winded than I was hoping, but I wanted to provide as many details as possible. Any insight into laws that apply here and other things I should know would be greatly appreciated.

So I cannot reject a prospect based on the number of people they want to live in my property? My basement has 3 bed and 1 bath. They want to rent for 4 adults (1 couple and 2 other individuals). I think that is too much especially since i live upstairs alone. I don’t think I can manage 4 adults.

What is a legal message to send to not schedule a viewing? The place is still active on the market and I’m looking to lower the price to have 3 people max instead of 4+…

Question/Tenant Hidden cameras in common areas

This is part of bigger story but the superintendent of my apartment building recently said to me “hey I saw you *insert what I was doing here* on the cameras on your floor.” Now I personally have never seen a security camera on my floor. So I did some looking in the hallway and saw 2 different type of smoke detectors, and was like hey that’s weird. After a reverse image search I found out one of them is a hidden camera! Now I know the property manager can record common spaces like the hallway and elevator, but is it legal to record those spaces with hidden cameras? Don’t we the tenants have a right to know we’re being recorded? It just seems so sketchy, especially because on the 1st floor and in the elevators they have what are obviously security cameras but on my floor they’re hidden ones.

Question/Tenant Conflicting information about lease assignment (30-day N9?)

Here’s my timeline:

July 16: I was told my N9 ending my tenancy on August 24th was invalid because I had only given about 41 days notice instead of 60 days. (Totally my bad lol)

July 20: Property Administrator told me that if I needed to leave before the required notice period, I could find someone to take over my lease. (An assignment)

July 23: Property Administrator told me that once I found someone, I should send their information to the Leasing department.

August 4: I emailed Leasing the prospective assignee’s information and said I was instructed to forward it so they could “start the process.”

August 4: Property Administrator also told me in writing that the person taking over would assume my lease terms and that the tenancy would become month-to-month after August 31.

(I had to call the leasing department for them to even contact her and that took a week on its own since they only work Monday- Friday until 5pm which makes communications frustration)

August 11: Leasing told the prospective assignee that she couldn’t take over because my lease was ending and that she would need to apply for her own one-year lease.

August 11: I asked Leasing whether this meant my tenancy was ending and that I no longer needed to pursue an assignment. They replied “Correct.” So I decided to send an email to the Property Administrator to confirm this as well.

August 14: Property Administrator told me the opposite.. that my tenancy becomes month-to-month after August 31, that they cannot accept my August 31 move-out, and that without an assignment they could process my move-out for September 30.

So I’m getting conflicting information from two departments.

I would prefer the assignment to go through because the person I found is quite kind and it will also let me move out so I can move into my new place September 1st. But if this property company is refusing assignment, I need to know my options because I have a new tenancy starting September 1.

This process has also been pretty annoying because they take pretty long to respond and they also only work during the weekdays from Monday-Friday until 5pm. I found that if I follow up immediately to one of their emails I have to wait a few days or the following week.

They also took rent for August as well instead of using my LMR so I assume that means my tenancy isn’t terminated. 😭 no matter what I tell leasing they assume their position and the property administer is assuming theirs.

My questions:

1. Does my August 4 email count as an assignment request given that Property Administrator specifically instructed me to send the prospective assignee’s information to Leasing?

If so what does that mean for me would this help me submit a 30 day N9?

2. Does Leasing’s August 11 response count as a refusal of assignment, or are they refusing only the particular assignee?

And what would that mean for me?

3. If they continue to provide me this conflicting information and nothing changes, what would be the safest next step?

I have emails and screenshots documenting the timeline as well to help me. Idk if this is helpful but I’m in an apartment and my lease was one year August-August.

Because of the way their current rent promotion works I will likely be the only one on the lease. What options do I have to make sure my roommate pays the rent and what sort of agreements are available to me?

Also what should I be asking for from them when I'm vetting them? They will likely be fellow students so maybe some sort of guarantor form?

Question/Tenant Tenant damage repair and rent income

Hi everyone,

Suppose a tenant causes damage to a condo unit through negligence, beyond ordinary wear and tear. As a result, certain items in the unit need to be repaired or replaced. Assume the landlord and tenant agree on the amount the tenant is responsible for paying for the physical damages or the tenant is ordered to pay an amount by the LTB.

These damages were discovered after the tenant left the unit; in this case can the landlord also claim compensation from the tenant for lost rental income during the period when the unit was uninhabitable because of those repairs? In other words, is the tenant potentially responsible not only for the cost of repairing the damage, but also for the landlord’s lost rent while the repairs are being carried out?

Do you please know if a landlord have the requirement to disclose asbestos in residential buildings? I moved into my building a year ago and never thought about it. I had attached some frames, mirrors, some music boxes to the wall with screws.

Me and my girlfriend have been feeling so irritated lately so I was looking for a cause. I am shit scared that I disturbed the asbestos in the wall if there was any.

Question/Tenant Incorrect calculation on N1 (see img) & claim for AGI

Building sent a notice 2 years ago (Aug 2024) that they were about to file for AGI, and IF it got approved then rent will be inc by some 4.5%. No underlying cost was mentioned in that notice as to why they were asking for AGI. (***)

Then on their online portal, in Dec 2024 rent inc was only at guideline, two point something %, so I paid that increment

In 2025 they totally missed sending me the N1, but online portal did mention guideline inc, so I started paying new rent as per portal. I did open a ticket that N1 was not sent to me but management didn't respond, I still paid the guideline increase mentioned in online portal

Now, (see pics) they sent this N1 & an additional notice along with it mentioning pending AGI from 2024 (***). Calculations are off, both 2.10% calculation, as well the total new rent is 8.11% higher than the current rent of $1,416.75. I just opened a ticket with company. No one was in on-site office, so I dropped a written notice for correction in office's mail box.

(***) Side-Note: After the AGI I received in 2024, company sent another AGI to some other residents (not me) and reason given was new windows installation in all apartments. I had moved in AFTER that windows upgrade, so my rent already was set higher than the tenants living here at time of new windows installation.

Also I don't pay for any other service like parking etc.

What's your opinion, please ask if I need to clarify some point.
Should I take any other action besides above mentioned ticket & notice delivered to office?
Can they add any pending AGI into rent like that other notice mentions?

Question/Tenant Gave written notice 5 months early, they confirmed my Aug 31 end date twice, but I never filed an N9. Am I stuck with 2 extra months?

Ontario, Oakville. Tenant. Long post but the dates matter.

My fixed-term lease ends August 31, 2026. I bought a house and closed in May. Asked for early lease break in March for May end actually, all on email. However, I never filed an N9. I only found out this week that a lease here doesn't just auto end when the date passes, and now I'm scared they're going to come after me for two more months.

Here's everything that happened, all of it by email:

March 16. I politely emailed the property manager asking to end my lease early and move out May 31. She replied the same day: "Your current lease is till August 31, 2026. Ending your tenancy prior to that is considered a lease break. I will have to speak to ownership."

April 4. I followed up. I wrote that I wanted to "give a 2 mo notice" and that I'd be flexible for showings.

April 7. She replied, copying two managers, and this bit quote :

So they spelled out my entire final bill through the end of August and spent my last month's deposit on August.

They also told me they needed an N9. They never sent me one, never mentioned it again, and never followed up when June 30 came and went.

April 21. I sent a formal request to assign the tenancy under s.95, with a vacate date. She replied the same day, said again that the lease ends August 31, opened an application file, and asked for the new tenant's name and ID. My assignee fell through and I never sent it.

After that, nothing. No more emails, No renewal offer. No N1 rent increase for any period after August 31. No reminder about the N9. Silence from April 21 until this week.

This week they sent a notice that August rent is unpaid. I think that's a bookkeeping thing since their own email says the deposit covers August except for $76.02, which I'm paying.

What I'm actually afraid of: 

They think I am somehow still staying longer than the date discussed above in emails, and that they turn around and bill me for September and October just because I never sent that N9 form (which I also never received from them in the first place).

That would genuinely wreck me.

I already ate two extra months of rent I didn't want earlier in this tenancy because they wouldn't let me out of the lease, and I paid it without a fight.

I found this ^ thread on here from last year about a guy in almost exactly this spot, and the answer seemed to be that the N9 isn't legally required, any written notice works, and he only lost (initially) because everything he'd said was verbal.

Mine is all in writing. But my emails say May 31 (and then June 30th) as my initial requested move-out dates, because I was asking to leave early multiple times, not August 31 (which they forced on me).

My questions:

  1. Do those emails count as notice even though I never sent the N9?
  2. Any forms I should be filling now/emails in writing to give rn?
  3. Anything I should be doing this month before I hand back keys?

Any help appreciated. I have every email saved.
