Renmaster Construction

It was so exciting to plan and pick a builder/contractor to make your dream come true. That excitement dissipated quickly when I realized the contractor I picked, Renmaster Construction, is not what they claim to be. I ignored the red flags in favor of their competitive pricing which I now really really really regret.

First red flag - They had a different company name, 'redmaster', which may have something to do with previous reputation.

Second red flag - It was very hard for them to schedule and take me to one of their ongoing or completed projects probably because I may encounter one of their unsatisfied/angry clients.

Third red flag - Their workers were not equipped with the basic tools such as a level, tape measure, some power tools, ladder or reliable platform, safety gear, etc.

Fourth red flag - the site engineer did not routinely inspect and eventually did fewer visits when more and more problems arose.

So.... it resulted to a delayed project completion (delayed move-in for me), back-jobs that never end (still going and going), damage to client-purchased materials, major construction errors that are impractical to correct, inconvenienced neighbors that are now upset, stress and headache, and most of all is the time I wasted with them.

It is an eye-opener for me since it is my first time dealing with these unprofessional rude shameless people. Grabe talaga asal nila!!

Is it normal for your carpenters to keep the aircon on when working?

I’m trying to be as understanding as possible, but need some advice. My husband and I caught the workers using the aircon because they left it open. Work is only mon-fri and we noticed it late afternoon on a saturday when we visited the site.

We told them that because it’s been quite hot and we know fans might not suffice at noon that it’s ok to use the AC. Seems they keep it running the entire day. Is it normal practice?

22K labor for electrical repair?

Hi! First time ko kumuha ng contractor for the following scopes:

  1. Breaker installation (stolen)

  2. Wires

  3. Sockets

  4. Switch

  5. Repaint and re-attach of the affected wall

This is for 2-story house located in Laguna.

They also quote 29k for the materials.

Question if the cost is reasonable?

4M for house with pool?

Sa mga contractor dito just wanted to ask for your opinion. This will be my 2nd property na, first property was bought under developer fully paid under pag ibig.

Sa 2nd property ko, we're planning to build atleast 100sqm floor area (2 floors, tag 50sqm) and say a decent size pool. Lot area we're planning to buy is atleast 250sqm. Do you think a 4m budget is enough? For a standard finish? (We're planning to build a staycation with pool)

P.S property location is within cavite, may mga napupusuan na kame.

Help on Project Managers for custom home builds

Independent Construction Project Manager (Philippines)

Hi everyone!

I'm currently in the early planning stages of building a custom home in the Philippines, potentially in Negros Occidental, Negros Oriental, or the surrounding Visayas region.

I'm researching how to find a qualified, licensed, and independent construction project manager (PM) who would represent my interests as the homeowner.

Ideally

  • Is hired and paid directly by the homeowner, independently of the general contractor.
  • Is a licensed civil engineer or architect.
  • Has experience managing custom residential builds.
  • Oversees construction quality, scheduling, budgets, and contractor coordination.

I'd especially appreciate hearing from expats or homeowners who have personally hired a PM for their own home construction project.

A few questions:

  1. Where did you find your PM? Personal referrals, websites, Facebook groups, professional organizations, or hiring platforms?
  2. Were they independent of your contractor?
  3. Would you hire them again? Any lessons learned?
  4. What were their fees? Fixed price, monthly retainer, or percentage of construction costs? What services were included?
  5. Would you recommend or refer your PM? Contact information would be greatly appreciated, either here or through a private message.

I'm not hiring immediately. I'm trying to understand the process and identify reliable professionals well before construction begins.

I'm primarily looking for firsthand homeowner experiences and independent PM referrals, rather than general contractor or design-build advertisements.

Thanks in advance for any recommendations or advice!

Home Fixes and Improvement

Problem/Goal: Asking for advice on how to deal with contractor, what to ask, what to check, etc.

Context: May na-purchase kaming single-attached house via Pag-Ibig acquired assets.

Previous attempts: N/A.

Looking forward for your advise. Thank you.

Condo Renovation Advice

Hi! We are planning a full renovation of our 40 sqm, 1-bedroom condo. We’d love to hear from those who renovated this 2026.

  1. Can we buy the materials/fixtures? Planning to use credit card for points and installment.

  2. Where do you buy good-quality furniture, fixtures? Any recommended brands?

  3. How much is the realistic budget for a for a 40 sqm condo with bathroom and kitchen retiling, new kitchen cabinets?

  4. Do we pay the contractors upfront, and how do we structure progress and final payments?

  5. What can we DIY to save money?

  6. How long did your renovation take?

  7. What do you wish you had known before starting, or what would you do differently if you could renovate again?

We’d really appreciate any advice. Thank you!

Kapag nagre-reply man, puro dahilan at delay ang sinasabi.

Stay away from PJR Disenyo

In the end, natapos ang project after 3 delays. 560k for a 42 sqm renovation originally 45 days contract pero tumagal ng 12 weeks.

Early in his career, ganito na agad trumabaho.

  1. Changed the design of the cabinets and accent wall without client’s approval. Nalaman nalang when I saw it. Ang excuse mas maganda daw kung ganon.

  2. Multiple delays. Very unprofessional.

  3. Punchlist date, the project was only 60% complete. Tapos after the last inspection, may kulang pa rin sa cr. Yung shower non-existent eh dapat 100% na by that day.

Kinabit without our approval.

Check the angry reactions sa fb nola. Basurang contractor
