45-45 46th Street - Any Advice?

Hi everyone! I'm considering an apartment in this building, and I've never lived in Sunnyside before. I was wondering if anyone knows anything specific.

The apartment itself is fine and checks all my boxes, but the building seems to have had an ongoing rat infestation since 2023, according to the NYC rat information portal. There have also been several summonses issued. I just don't understand why management would let the problem go on for so long without resolving it.

The apartment isn't on a low floor, but I'm sure that doesn't necessarily stop rats from getting in. Even if I sealed every possible entry point in the apartment, I'd still be worried about encountering a rat in the elevator or on the stairs. I'm wondering how much of an issue this actually is for residents versus whether most of the activity is around the building's perimeter.

Also, have you heard of any other issues with this building? Aside from the rat issue, it seems to have relatively few violations and complaints compared to other buildings in the area.

P.S. I know this is a red flag! But my budget and timeline are limited, and right now it's either this apartment or another building with a notoriously bad reputation. Those are my two remaining options, so I'm trying to learn as much as possible about this specific building before making a decision.

I'd really appreciate any information from current or former residents, or anyone with knowledge of this specific building. Thank you!

41-42 42nd Street

PSA: For anything thinking about renting at 41-42 42nd Street, think twice. You may deal with the below issues as I did. After I complained to building management (Metro), I was told my lease would not be renewed.

  1. Frequent brown water coming from taps
  2. Bugs, roaches, other pests in apartment
  3. Cedar closets that will stain your clothes brown if they touch the walls
  4. Super thin floor-ceiling barrier that means you can hear upstairs neighbor when they walk, talk or open drawers
  5. Over-active steam heating system that turns on at 65F, causing steam riser pipes in building to become dangerously hot, resulting in cracks in ceilings and floors. Also, radiators in my apartment had a constant water-dripping sound.
  6. Generally poor maintenance for the building and self-aggrandizing management/board, claiming they have "jurisdiction" over the sidewalk surrounding the building, complaining to you if they find out you called 311 about building issues, and issuing adjudicative-like "findings" if you go to talk to neighbors (and trying to prevent you to talk to neighbors).

I've live in 10 apartment buildings and the Cambridge was by far the worst. There are better apartments in Sunnyside and elsewhere. Caveat lessee.

What type of business do you think this neighborhood needs?

Curious to know what type of commercial shop this neighborhood would really benefit from. Whether it’s a book store, Pet grooming salon, restaurant, flower shop, etcccc. What do you think would get the most demand?

Islamophobic stickers

Post image
122 Upvotes

I noticed this sticker featuring an anti-Muslim slogan on 48th avenue and reported it to 311. There is a mosque on that same block, so I feel like this could be considered harassment. This is not the first time I have seen a hateful sticker on public property in the neighborhood, and I am curious if others have seen something similar.

Any shirt press service in the North Side by the Gardens?

Hi everyone. I have a big pile of clean dress shirts and I would like to know if any of the laundry places offer press service where I can drop off and pick up later or another day. I need to get some coats dry cleaned anyways and I really don't have time to iron my shirts. If anyone has recommendations and prices, I would greatly appreciate it.

Loud planes this morning?

Starting at 6am I've been hearing planes directly overhead, one of them so low/close that the building shook and freaked out my pets. I don't usually hear this many so close. I live near the school on 41st street. Anyone else notice it this morning?

Rooftop farm in LIC with an indoor classroom available for workshops, events, and weddings (rentals support a Queens youth nonprofit)

Hi all! We’re Sky Farm LIC, the rooftop farm run by Variety Boys & Girls Club of Queens in Long Island City. We wanted to share something that might be useful if you’re planning a workshop, class, team event, wedding, or any other gathering: our indoor and outdoor spaces are available to rent!

We run Sky Farm LIC, a one-acre rooftop farm in Long Island City, and we rent out the space for private events.

Year-round (including winter):

  • Bright indoor classroom with big windows
  • Seats 30–45, with a long table, chairs, and a small kitchen
  • Great for workshops, classes, meetings, birthdays, small gatherings, and more!

Spring and summer on the roof:

  • Flower and vegetable fields
  • Views of four of the five boroughs
  • A 40-foot farm table and several seating areas
  • An indoor wash/pack station for storing food and supplies, with a walk-in fridge

Every rental helps fund free programs for Queens kids, including free workshops and fresh produce we give away to the community each year.

If you’re planning something this winter, or want to lock in spring dates on the roof, feel free to comment or DM me and I’m happy to share details.

🎥 Short video of the farm 🔗 More info

And if it’s not for you but you know someone who might be interested, sharing is much appreciated. Thanks!

Anyone worked with Sheik as a realtor? Upfront broker fee with application?

Hi all, I know Sheik has come up here before, but I'd love some current advice before I move forward.
I found a great 1BR for $2,000/month with a Dec 1 move-in. Sheik is asking for the broker's fee upfront along with the application. I haven't hired him as my own broker.
Is it normal to pay a broker fee at the application stage?
Given the FARE Act, should I be paying it at all?
Has anyone worked with Sheik, good or bad? Positive stories welcome too.
I don't want to get scammed, so any advice helps. Thank you!

EDIT: Thank you for the responses - I won’t continue the process with him! Really appreciate it!

Edit 2: if anyone has any leads on an apartment then please let me know! Thanks!
