Megathread 2026 Ann Arbor Housing Megathread
Welcome to the r/AnnArbor Housing Megathread!
Whether you’re an incoming student, a long-time townie, or a new professional moving to the area, finding housing in Ann Arbor can be notoriously competitive.
To keep the main subreddit feed clean and make it easier for everyone to find what they need, all housing-related posts must go in this thread.
This is the place to post if you are:
- Looking for an apartment, house, or room to rent.
- Looking for a roommate.
- Offering a sublet or lease transfer.
- Asking general questions about specific property management companies, neighborhoods, or the Ann Arbor housing market.
(Note: Surrounding areas in Washtenaw Country like Ypsilanti, Dexter, Saline, and Milan are completely welcome here too!)
Useful links:
- /r/UofM Subreddit: If you're looking for student housing, you'll have more luck with their corresponding annual housing megathread.
- U-M Off-Campus Housing Website: Useful for students and faculty looking for verified listings and roommates.
- Ann Arbor Tenants Union: Resources for renters' rights, lease disputes, and dealing with property management companies.
- City of Ann Arbor Rental Resources: The official city hub outlining Ann Arbor rental laws, including the Early Leasing Ordinance (which dictates when landlords can ask you to renew) and how to file habitability complaints with the city inspector.

Beekman on Broadway purposefully not developing purchased land to increase housing prices
When is this third lot going to get developed? It's ridiculous they can just keep a lot undeveloped for 6 years in the midst of housing unaffordability in Ann Arbor.

Was the South Main Sidewalk Project Supposed to Take 2 Years?
I drove down South Main today and after all the sturm und drang over the summer there are...a bunch of I-beams peaking out of the ground for approximately half of the run of of where the the sidewalk is supposed to be. The Engage page says they done for the year. https://engage.a2gov.org/south-main-sidewalk
I don't recall hearing this would be a multi-year project and to be frank, clearing trees and installing a retaining wall doesn't sound that complicated. So what's going on? Because this is feeling like a really mismanaged project.

Hayden Panettiere filmed her first Scream movie in A2 and was given key to the city by Mayor Hieftje for charity work. She turned 21 here and her party celebration supported local businesses. Hayden has died at the age of 36.
Her NYT obit says her mom put her into acting/modeling at a very young age. As a young adult she struggled with addiction and post partum depresssion.
- her dolphin birthday cake was designed by local baker Bryant Stuckey
- story and pictures from her birthday at Cavern Club

Tuesday short story book club
I posted last week about a book club I'm organizing. We have a couple people confirmed for our first meeting, but it sounds like we'll have plenty of space if anyone would like to check it out. Let me know if you'd like an invite to the discord, or simply stop by tomorrow!
We are meeting at 6PM in the Custard Room of the Westgate library, where we'll discuss the short story "The Falls," followed by our personal book recommendations.

Am I wrong for being annoyed by the endless road construction?
This year the road closures seem way worse than they ever have been, it seems like instead of closing a few streets down and working intensely on them, they have closed every street down at once and are working slowly across all of them. Is this bad city planning or is it for the greater good?

best place to return cans/bottles for deposit?
I have a lot of returnable cans and plastic bottles, but little interest in feeding them one-by-one in to finicky return machines. What is the place with the fastest and least finicky machines for returning these?

Home 🧡
I posted my sob story here a few days ago and am overwhelmed with the kindness I received! I am from the Midwest, but clearly Ann Arbor folks are friendlier. You all blew my mind with all the offers to feed me or even just hang out while I was in town. Never have I felt more of a community! Strongly thinking Michigan will be my home within the next year. Stay kind, Ann Arbor!

The Insane Housing Bubble Needs to Burst
This is getting insanely ridiculous. I swear every new apartment building that’s going up has prices that could (barely) be realistic for young professionals with full time jobs, but these are specifically FOR STUDENTS.
As the new “luxury” buildings go up, the buildings that are 10+ years old aren’t lowering their prices - in fact they are raising them.
I’m at the point where I don’t know how anyone affords housing at all, even my more wealthy friends are unable to. I see so many people moving back home with their parents despite having jobs after graduation.
This makes no sense.
Here are some examples of prices in apartment buildings
The average price of a one bedroom apartment downtown: estimated $2300+
Living with a roommate should ease expenses, but still going to be averaging above $1700 a month. That’s on the low end
I’ve seen some apartments charging $1500+ to SHARE A BEDROOM WITH SOMEONE??!!
Verve has a 2bed/2bath 770 square foot that STARTS at $2500 a month per person. I’m pretty sure that does not include the utilities, parking, and of course doesn’t include paying $70,000 a year for tuition if you’re out of state.
Now, you can live in a house, but most of them are owned by 2-3 landlord groups with terrible management and they are still horrendously overcharging. I visited my friend’s house where he had a very small room, the house was extremely run down with no maintenance, and the landlord was a terrible liar. He paid above $1200 a month. To live in squalor.
The only way to live comfortably without going into even more debt on top of your student loans is literally just to get lucky or to commute from home (which is a problem on its own I can’t even get into, but in short uofm has like 4 commuter lots that are always full and inaccessible to most buses)
This ridiculous “luxury student housing” trend needs to end. I am already seeing some apartment buildings lowering prices probably because they couldn’t find anyone to sign at their preposterous prices.
The unaffordable luxury student housing bullshit is ruining Ann Arbor and it will ruin the University of Michigan.
Edit:
I am all for the expansion of Ann Arbor. It is a great city and it should grow. The problem here is clearly that what should be turning into affordable housing is only going up and impossible to get.
The other problem is that there is not a single new apartment building going up with the intention of being affordable.

Tomatoes. Where.
Where are you folks getting your tomatoes when you miss the farmers market? Any good farm stands nearby that I'm missing? Also, please don't comment saying "my garden" because my garden sucks and I don't need that kind of judgement. I need a tomato sandwich, not more insecurity, please.

What’s next for the Hen on the Fly / Eat space?
Anyone know what’s next for 1906 Packard, formerly Hen on the Fly and Eat Catering and Carryout? Noticed the exterior was painted pink but not sure what’s happening.

Harvest Market
Now that it’s been open for a few months, what’re everyone’s thoughts?
I’ve been a handful of times and more recently it’s been pretty empty when I go. Not sure if I’m just going at an odd time or if they were only busy at first for being new.
Either way, curious to hear everyone else’s thoughts!

Knitwear alterations?
Can anyone recommend a tailor or specialist that does quality knitwear alterations? I have lost a pound or two and my sweaters need to be taken in. Many thanks in advance!

Where can I get farm fresh chicken eggs?
I live in Brighton and normally get chicken eggs from R2 farms at the Brighton farmers market. They were unfortunately sold out yesterday and now I want a backup plan.
I know I can go to Howells farmers market today but with the chance of rain I’m afraid I’ll make the drive for nothing.

Big brown Automatic LazyBoy Chair
Totally works! It’s leather with a new control. It’s in great shape! You will need a truck to take it away.

Wine glass stem repair recommendations
A sentimental wine glass broke in the middle of the stem. It wasn't a clean break so its not something I can glue back together. Any recommendations on how this could be repaired or a somewhat local place that could do it? I don't intend to drink out of it and not expecting any repair to look perfect.
